The nearby local amenities include the Holne Tea Room and Village Shop as well as The Church House Inn and The Tradesmans Arms, which are within approximately half a mile. Lot 1 The land is currently used for agricultural amenity and equestrian purposes and would lend itself to other uses subject to necessary consents and permissions. The location of the land on the southern edge of Dartmoor with easy and convenient access onto the open moor both from the Holne Road or the bridleway from Mitchelcombe. There are various nearby quiet lanes and bridle paths close by. Lot 2 The Land The land extends in total to 5.38 acres (2.18 hectares) comprised of various fenced paddock areas with both lots benefitting from natural water supplies from the Holy Brook which runs along the southern side of Lot 1 and also piped from the leat to a trough within Lot 2. Both lots benefit from separate access from the adjoining Holne Road to the north via 11’0/12’0 wooden gateways. The land is idyllically placed offering both privacy and seclusion to some sections whilst the northern section of Lot 2 benefitting from extensive views to the south-west across large sections of south Dartmoor. The land is believed to have not had any fertilisers or sprays previously applied. At the roundabout, take the 3rd exit onto the Buckfast Road. In the village of Buckfast, take the 1st exit at the roundabout onto Higher Mill Lane. Travel up the hill and after half a mile, turn right at the crossroads at the crest of the hill onto Church Cross Road, signposted Holne. Follow this road for 2 miles, continue past a left hand turn signed for Scorriton and continue down the hill. Continue over the stone bridge and the land is situated immediately adjoining the road on your right hand side after approximately 50 yards from Lot 1 and 100 yards from Lot 2. There is a small grass/stoned pull in from the road at the bottom of the hill. The old scheme has now been replaced by a new Countryside Stewardship system. As I reported earlier, the element of na- tive woodland planting under the purview of the Forestry Com- mission applies only to new schemes over 3 hectares in extent. The exception is where there are water quality and flooding issues, mapped by the Forestry Commission on its Land Infor- mation System. This means that we can discover early in the process which sites may qualify, as long as they are over 1.0 hectare.
