    September 23, 2011 Circulation: 146,334 Why downtown Miami’s on the up By David Kaufman The neighbourhood has recovered due to foreign investment and has grown into a true cultural destination Of all the cities and all the neighbourhoods affected by America’s recent recession, few were hit harder than downtown Miami. An urban counterpoint to seafront South Beach, this 60‐block swathe of city‐centre property welcomed 22,500 new condominium units between 2003 and 2010. That’s almost double the number built during the preceding four decades combined, according to Condo Vultures, a real estate consultancy based in Bal Harbour. The newcomers were spread over 80 new buildings across “greater downtown Miami”, which includes Brickell Avenue, the Biscayne Boulevard Corridor and downtown itself. Much like in Dubai or Las Vegas, most downtown apartments were Downtown Miami, where new‐build, full‐ service condos now cost around $380 per sq ft – purchased off‐plan, and years from completion, during the 30 to 50 per cent less than before the 2008 development boom of the past decade. As prices rose in economic crash tandem with unfinished inventory, the resulting property bubble saw more than one‐third of the new apartments stand empty and unsold during the depths of America’s financial crisis in June 2009. Now, just over two years later, the downtown Miami market is once again on the move. Propelled by significant shifts in promotion strategies, price points and buyer types, a mere 11 per cent of newly completed condos remain unsold. It helps that tight credit lending has brought additional construction to a virtual standstill, allowing the market to absorb existing inventory.

    Brian Bandell | Senior Reporter | South Florida Business Journal Luxury condo markets sprout in downtowns South Florida beaches were once the prime domain for luxury condo units listing for $1 million or more. But bustling downtowns and neighboring communities have become strong players in the market. The influx of high-priced units has attracted more wealthy residents near the urban cores of Miami, Fort Lauderdale, Boca Raton and West Palm Beach. And those spending $1 million or more for a condo are likelier to live there – even if part time – as opposed to renting them out for investment purposes. That means a greater stream of deep-pocketed spenders frequenting local businesses. But despite the boon to the local economy, some experts warn of an imminent slowdown in luxury condo sales – especially in Miami – due to an oversaturated market. The current inventory of units on the market could take years to sell off, even as new luxury buildings near completion. With so many units on the market in Miami, those who bought at the beginning of the cycle would likely end up selling their condos at a loss, said Peter Zalewski, a principal with Miami-based Condo Vultures. Many developers are reluctant to start new projects now because they can’t price units at the premium levels reached a few years ago, he added. Despite that, the majority of the units in many of the latest luxury buildings delivered in downtown areas have sold. New standard for downtown Miami The One Thousand Museum condominium, designed by late architect Zaha Hadid, set a new standard for luxury condo sales in downtown Miami, especially on Biscayne Boulevard.

    Emerging Global Cities: Structural Similarities and Historical Differences by Alejandro Portes Princeton University and University of Miami and Brandon Martinez University of Miami April 2019 *A companion piece to this essay is currently submitted for journal publication. ABSTRACT The evolution of the capitalist economy over the centuries has been characterized by the rise of one or a few cities to a position of prominence as centers for coordination of financial commercial activities worldwide. Sassen identified three such “global cities” in the contemporary era: London, New York, and Tokyo. More recently, however, other cities have risen that concentrate similar command-and-control function over their respective regional peripheries. We trace the emergence of those such “new global” cities—Dubai, Miami, and Singapore—highlighting the structural similarities of their economies and their rather different historical trajectories. Politics and a legal system anchored in English Common Law are elements found in all three cities, but in very different forms and with different functions. We examine the political evolution of each of these cities and the challenges facing them in the short-to-medium term. The experiences of these three cities offer key lessons for those aspiring to a similar position of global prominence in the future. 1 After four centuries of development, the world capitalist economy has become absolutely dominant, encompassing all nations of the world and extending to the most remote corners of the earth. Current and recent projects include a private beach club in Hobe Sound, Florida; community and clubhouse landscape at Rolling Hills Country Club in Palos Verdes; a new community, Oak Knoll, in Oakland; the renovation and expansion of the Claremont Hotel in Berkeley; design of urban streetscapes and an urban park at Emeryville’s Public Market; a new community in Hoakalei on Oahu; and luxury hospitality projects for international brands in California, Montana, Jamaica, Puerto Rico and Panama. Her extensive horticultural knowledge in diverse geographic settings and technical competence, combined with a deep understanding of design, has been a long-standing foundation of the firm’s practice.
