RNDr. Josef Kunc, Ph.D. Rok obhajoby: 2016 Anotace Předmětem diplomové práce s názvem „Cestovní ruch se zaměřením na luxusní segment“ zhodnocení stavu luxusního cestovního ruchu ve světě i v České republice, a to z pohledu jak nabídky, tak také poptávky. Nejprve jsou rozebrány zdroje dat a metodika práce a dále je k dispozici stručný úvod do luxusního sektoru. Poté již následují kapitoly zabývající se aspekty luxusního cestováním ve světě jako nabídka, poptávka, světové destinace a trendy. Analýza českého trhu tvoří zbylou část práce, když se zaobírá tuzemskou nabídkou i poptávkou a zahrnuje výsledky vlastního dotazníkového šetření mezi klienty luxusní cestovní kanceláře. Annotation The main subject of the submitted master thesis entitled "Tourism with focus on luxury segment" is to assess the state of luxury tourism in the world and in the Czech Republic in terms of supply and demand. At first there are mentioned data sources and methodology of the paper and then a brief introduction into the luxury sector. Following chapters deal with the aspects of luxury travel around the world concerning supply, demand, world destinations and trends. The analysis of the Czech market constitutes the remaining part of the thesis as it deals with domestic supply and demand and includes the results of the survey among clients of the luxury tour operator. The demand still far exceeds supply especially for 5 star brands. Early in the hotel recovery in 2011, three star brands grew in number of rooms and ADR initially. As the recovery went into full swing by late 2013, four and five star hotel development continued to outpace three star hotel growth. Global investors are seeking five star hotel product in Manhattan and at $1.0 million up to $2.0 million per key. For instance, Chinese investors bought the Waldorf Astoria and the Baccarat Hotels both at substantially above $1.0 million per key. Manhattan is one of the best hotel markets in the world between growing tourism and inexpensive accommodations compared to other global gateway cities like London, Paris, Moscow, Hong Kong, etc. Any established global hotel brand also requires a presence in Manhattan. In 2014 alone, 4,348 keys were added to Manhattan’s existing 108,592 rooms. Currently, another 14,272 rooms are under construction in the city and about 4000 keys (1/3) are for boutique hotels. As of July 2015, the Manhattan market has approximately 118,000 keys. They are segmented as follows: Currently, there is a 4.0% annual compounded growth rate. Despite this growth, demand for hotel rooms from tourism, conventions, cultural events, and corporate use continues to grow as Manhattan is one of the most desirable locations for all of the above uses especially tourism from Asia and Europe.

    HVS Hospitality Services : 2007 Manhattan Hotel Market Overview Page 1 of 28 Manhattan Hotel Market Overview HVS Hospitality Services, in cooperation with New York University's Preston Robert Tisch Center for Hospitality, Tourism, and Sports Management, is pleased to present the tenth annual Manhattan Hotel Market Overview. A slight uptick in Manhattan’s occupancy level in 2006 led to a record high of 85.0%. Despite a virtually stable occupancy, the Manhattan lodging market registered a 13.4% increase in RevPAR compared to 2005, continuing its impressive performance. The market’s RevPAR gain was supported by double-digit growth in average rate each month of the year, with the exception of December, causing year-end 2006 average rate to exceed the 2005 level by 13.2%. The high rates registered by the Manhattan lodging market were caused primarily by continued strong demand levels in 2006, allowing hotel operators to be more selective with lower-rated demand and increasingly boost rates, thereby accommodating greater numbers of higher-rated travelers. We note that the market’s overall occupancy level of 85.0% in 2006 highlights the underlying strength of the Manhattan market, which continued to operate at near-maximum-capacity levels. Because of a further decline in supply in 2006, the market continued to experience many sell-out nights, causing a significant amount of demand to remain unaccommodated. Given the larger-than-ever construction pipeline in Manhattan, a substantial portion of previously unaccommodated demand is expected to be accommodated in the future. Manhattan’s marketwide occupancy and average rate both achieved new record levels in 2006, and we expect the positive trend to continue in 2007.
