Realmente es admirable también que en su corta historia los estadounidenses hayan conseguido convertirse en una potencia cultual y artística de primer orden. A través del cine, la historieta, la música popular y los avances tecnológicos, Estados Unidos se ha introducido en los hogares de todo el mundo. Y no es para menos, pues sus más de 300 millones de habitantes –es el país americano más poblado y el tercero en el mundo- son capaces de compaginar a la perfección sus arraigadas tradiciones y costumbres con las culturas y hábitos de los inmigrantes que continuamente llegan a Estados Unidos en busca del llamado "Sueño Americano". La grandeza de Estados Unidos está claramente en sus habitantes, pero también en la naturaleza que cubre al tercer país más extenso del mundo. Con fronteras al norte con Canadá, al sur con México, al este con el océano Atlántico y al oeste con el océano Pacífico, este extenso y rico territorio alberga importantes cordilleras –Montañas Rocosas y Sierra Nevada-, caudalosos ríos –el Mississippi es uno de los más largos del mundo-, islotes coralinos y arenosas costas en la península de Florida y Hawai, tierras heladas en Alaska, zonas desérticas y inhóspitos accidentes geográficos – el Gran Cañón del Colorado- que enganchan a todo aquel que se acerca con curiosidad a este país. Pero no sería gusto mencionar de este gran país únicamente su historia, naturaleza y cultura; sus ciudades plagadas de rascacielos – Empire State, Chrysler Building...-, sus fotografiados monumentos- Capitolio, Estatua de la Libertad...- sus emblemáticos puentes – en Nueva York se han levantado 65 puentes- y sus divertidos parques de atracciones creados en Orlando, completan este jugoso y apetecible país. Nueva York es la tierra de las oportunidades. Un lugar que continúa emanando el aura de gran mercado donde todo tiene un precio y en el que aún es posible, para cualquiera con un golpe de suerte, convertirse en una nueva estrella del cielo de Wall Street. Los grandes rascacielos que sin tacañería ocupan el cielo observan impávidos los variados pueblos que la componen: chinos, italianos, griegos, irlandeses, rusos, mexicanos, españoles o indios. New York City, así la llaman los americanos, se encuentra localizada en la desembocadura del río Hudson, en el extremo oeste de Long Island Sound, unido al océano Atlántico a través del Puente Verrazano. La metrópoli cuenta con cinco distritos: Manhattan, Staten Island, Brooklyn, Queens y Bronx. La Gran Manzana, como popularmente se conoce a Manhattan, extiende su mito por todos los rincones de la tierra y si en sus entrañas no habitase un ciudadano de algún país extraño, ella extenderá sus brazos llamando a quien no esté en la mesa de este banquete. Y de su llamada, nadie está a salvo. Todas las expresiones y emociones que la vida es capaz de generar se encuentran en Nueva York y se plasman en los taxistas, en los negros del Bronx o los hispanos de Harlem, en las risas triunfales de los yuppies, en los sueños de los trabajadores de Queens o en el deseo de los turistas europeos en busca de gangas. http://www.travelview.es Página 5 Sin moral y sin reparos de índole ética, en la Gran Manzana todo y todos conviven extrañamente. Alguien escribió que si Freud estuviera vivo no se ocuparía del sexo, sino de la lívido de Manhattan, del mito, del sueño, del espectáculo de esta isla. La Isla de las Colinas, como también se llama a Manhattan, se divide en tres zonas. Una es el Alto Manhattan (o Uptown), donde pueden pasar horas divisando sus millones de obras de gran valor artístico. Otra es el Medio Manhattan (o Midtown), que cuenta con importantes edificaciones arquitectónicas, durante años las más altas del mundo. Difícilmente se perderá alguna de sus joyas, pues sus calles, divididas en forma de cuadrícula y numeradas de norte a sur y de este a oeste, se recorren con mucha facilidad. En esta zona también se encuentra Times Square, uno de los sitios más bulliciosos de Nueva York. Este emblemático lugar también es famoso porque aquí se instaló el primer anuncio de neón de Coca Cola. Su eslogan La pausa que refresca llegaría más tarde a todos los rincones del planeta. La tercera zona es el sur de la isla de Manhattan (Downtown). Ésta es la parte más antigua de la ciudad y así lo atestigua su irregular trazado. Además cuenta con algunos de los barrios más característicos de Manhattan: Chinatown, Little Italy, Soho, Tribeca o Greenwich Village. La oferta cultural de Nueva York tiene un atractivo irresistible, con dos de los museos más importantes del mundo y con múltiples galerías de arte en el barrio de Manhattan Soho. El Museo Metropolitano de Nueva York abrió sus puertas en 1880 con el objetivo de promocionar el estudio de las Bellas Artes. La exposición comprende obras de artistas de todos los períodos como Monet, Renoir, Van Gogh, Tiziano, Rembrandt, Goya, Velázquez y El Greco. Una de las salas que más interés suscita es la que está dedicada al arte medieval, que incluye fragmentos de claustros románicos. El Templo Dendur es la pieza más grande del museo. Este monumento del siglo XV a.C., que fue un obsequio del gobierno egipcio a Estados Unidos, fue trasladado a Nueva York piedra a piedra desde la orilla del río Nilo. El primer museo de arte moderno del mundo, MOMA, fue inaugurado en 1929 por Abby Aldrich Rockefeller, Lillie P. Bliss y Mary Quinn Sullivan. En un principio se fundó con el fin de acoger obras de artistas que no eran aceptadas en otros museos. Sus seis plantas de galerías, en la actualidad, exhiben alrededor de 135.000 obras de arte. Nueva York también es la ciudad elegida por los amantes de las compras ya que se puede encontrar una gran variedad de tiendas. Existen calles con multitud de establecimientos de lujo, como la conocida calle de los Diamantes, en la calle 47, donde se puede adquirir desde una simple cadena de plata hasta carísimos diamantes. Otra de las tiendas preferidas de los adinerados se halla en la calle 57. Aquí está la joyería Tiffany's y si se queda mirando el escaparate podrá emular a la actriz Audrey Hepburn en Desayuno con diamantes. En esta gran metrópoli también tienen su protagonismo los deportes. A parte del conocidísimo Abierto de Tenis de Estados Unidos y la Maratón de Nueva York, esta ciudad tiene un equipo de béisbol (Yankees), un equipo de baloncesto (Knicks), un http://www.travelview.es Página 6 equipo de hockey (Rangers) y, por supuesto, uno de fútbol americano (Giants). Los neoyorquinos no sólo son aficionados a acudir a los eventos deportivos, sino que también a cualquier hora del día se puede ver a gente patinando o en bicicleta, así como cargando con palos de golf o una raqueta. Al anochecer tiene la oportunidad también de cenar en uno de los 18.000 restaurantes que salpican sus calles. Únicamente debe decidir si prefiere un vuelo directo (Madrid-Nueva York dura 8 horas aproximadamente) o un vuelo con escala en alguna ciudad europea (este viaje se realiza en 11 horas). The demand still far exceeds supply especially for 5 star brands. Early in the hotel recovery in 2011, three star brands grew in number of rooms and ADR initially. As the recovery went into full swing by late 2013, four and five star hotel development continued to outpace three star hotel growth. Global investors are seeking five star hotel product in Manhattan and at $1.0 million up to $2.0 million per key. For instance, Chinese investors bought the Waldorf Astoria and the Baccarat Hotels both at substantially above $1.0 million per key. Manhattan is one of the best hotel markets in the world between growing tourism and inexpensive accommodations compared to other global gateway cities like London, Paris, Moscow, Hong Kong, etc. Any established global hotel brand also requires a presence in Manhattan. In 2014 alone, 4,348 keys were added to Manhattan’s existing 108,592 rooms. Currently, another 14,272 rooms are under construction in the city and about 4000 keys (1/3) are for boutique hotels. As of July 2015, the Manhattan market has approximately 118,000 keys. They are segmented as follows: Currently, there is a 4.0% annual compounded growth rate. Despite this growth, demand for hotel rooms from tourism, conventions, cultural events, and corporate use continues to grow as Manhattan is one of the most desirable locations for all of the above uses especially tourism from Asia and Europe.

    HVS Hospitality Services : 2007 Manhattan Hotel Market Overview Page 1 of 28 Manhattan Hotel Market Overview HVS Hospitality Services, in cooperation with New York University's Preston Robert Tisch Center for Hospitality, Tourism, and Sports Management, is pleased to present the tenth annual Manhattan Hotel Market Overview. A slight uptick in Manhattan’s occupancy level in 2006 led to a record high of 85.0%. Despite a virtually stable occupancy, the Manhattan lodging market registered a 13.4% increase in RevPAR compared to 2005, continuing its impressive performance. The market’s RevPAR gain was supported by double-digit growth in average rate each month of the year, with the exception of December, causing year-end 2006 average rate to exceed the 2005 level by 13.2%. The high rates registered by the Manhattan lodging market were caused primarily by continued strong demand levels in 2006, allowing hotel operators to be more selective with lower-rated demand and increasingly boost rates, thereby accommodating greater numbers of higher-rated travelers. We note that the market’s overall occupancy level of 85.0% in 2006 highlights the underlying strength of the Manhattan market, which continued to operate at near-maximum-capacity levels. Because of a further decline in supply in 2006, the market continued to experience many sell-out nights, causing a significant amount of demand to remain unaccommodated. Given the larger-than-ever construction pipeline in Manhattan, a substantial portion of previously unaccommodated demand is expected to be accommodated in the future. Manhattan’s marketwide occupancy and average rate both achieved new record levels in 2006, and we expect the positive trend to continue in 2007.
