South Tampa Neighborhoods SOUTH TAMPA: South Tampa is a 4 mile x 8 mile peninsula that protrudes into the Tampa Bay / Hillsborough Bay. South Tampa is home to MacDill Air Force Base, which is encompasses the entire southern point of the peninsula. There’s a diversity of neighborhoods, ranging from mansions to historic homes to smaller, modest homes. Western side of the peninsula has hundreds of waterfront homes with direct access to the Tampa Bay. Each neighborhood is unique with homogeneous appeal and construction quality. Due to the desirability of South Tampa, and lack of vacant, buildable land, homes of less quality are being razed to make room for new, larger homes with significant appeal. This trend is obvious while driving the streets of south Tampa by both the mixture of new and old, and ongoing construction. Bayshore Boulevard overlooks the Hillsborough Bay, and sports the longest sidewalk in the world. Bayshore Boulevard is home to Tampa Bay’s largest and most popular festival, the Gasparilla Parade. This tradition started in 1904 as the mythical Jose Gaspar, a pirate, had a buried treasure in Tampa. Jose Gaspar and his krewe of 900, Ye Mystic Krewe of Gasparilla, invades the city by pirate ship every February, bringing nearly ½ million spectators to the invasion. SOUTH TAMPA NEIGHBORHOODS: BALLAST POINT Gandy Boulevard to the north; MacDill Air Force Base to the south; Hillsborough Bay to the east; MacDill Avenue to the west Driving through Ballast Point, you will see a wide variety of housing types, ranging from modest ranches to large estate homes. 1940’s vintage homes are average quality ranch design. Newer homes are traditional and key west, good to excellent construction quality. Homes range in price from $135,000 to $5,500,00, and range in size from 900 to 5,000 square feet in size / living area. Typical home in Ballast Point was built in 1990, contains 2,500 square feet in size / living area, and costs $450,000. BAYSHORE BEAUTIFUL El Prado Boulevard to the north; Gandy Boulevard to the south; Hillsborough Bay to the east; Himes Avenue to the west. Bayshore Beautiful is located directly off Bayshore Boulevard, and several homes front Bayshore Boulevard. Building began in 1909, and ranges in price from $200,000 to $2,500,000. Homes range in size from 1,000 to 7,000 square feet in size / living area. Typical home in Bayshore Beautiful was built in 1978, consists of 2,600 square feet, and costs $630,000. BAYSHORE CONDOMINIUMS Dozens of highrise condominiums line Bayshore Boulevard with views overlooking both the open Hillsborough Bay, and the city. Enjoy the views of the Hillsborough Bay, people running and roller blading along the bayshore sidewalk, or watch the Gasparilla parade go by. There are more than 20 highrise condominiums alone, and dozens of midrise and lowrise condominium projects. First Bayshore highrise, Bayshore Royale, was built in 1924. Units range in size from 500 to 7,000 square feet in size / living area. Prices range from $110,000 to $2,500,000 for a unit. Typcial highrise was built in 1984, contains 1,575 square feet, and is costs $400,000. BAYSHORE GARDENS LeRoy Selmon Expressway to the north & west; Bay To Bay Boulevard to the south; Bayshore Boulevard to the south & east; Howard Avenue to the east. Linear in shape, running parallel with Bayshore Boulevard One of the older communities in South Tampa, Bayshore Gardens features homes predominately of bungalow and colonial design. Homes were built between 1902 & 1994, and range in size from 1,000 to 4,500 square feet in size / living area. Pricing ranges from $265,000 to $2,000,000. Typical home in Bayshore Gardens was built in 1930, contains 1,850 square feet in size / living area, and costs $450,000. BAYSIDE WEST / ANITA SUBDIVISION / GUERNSEY ESTATES Euclid Avenue to the north; Gandy Boulevard to the south; Manhattan Avenue to the east; Tampa Bay to the west. Of the most modest and affordable communities north of Gandy Boulevard, these ranch style homes were built between 1950 and 1960, range in size from 700 to 2,000 square feet in size / living area, and range in price from $100,000 to $300,000. Typical home was built in 1955, contains 1,500 square feet in size / living area, and costs $215,000. BEACH PARK Kennedy Boulevard to the north; Morrison Avenue to the south; Lois Avenue to the east; Tampa Bay to the west. Beach Park is one of the most desired communities in South Tampa, featuring homes of excellent construction quality and intricate designs. Home building began in 1920 and continues until today, due to the razing of older homes. Homes are as large as 7,500 square feet in size / living area, and designs range from Mediterranean, Traditional, & Colonial. Median home in Beach Park was built in 1988, contains 3,800 square feet in size / living area, and costs $950,000. BEL MAR Leona Street to the north; Euclid Avenue to the south; Manhattan Avenue to the east; Tampa Bay to the west. Street on the west side of the neighborhood are fingers or canals which protrude into the Tampa Bay. Waterfront homes set the upper limit for price. Home building began in 1925. Homes range from 800 to 6,800 square feet in size / living area. Designs range from Mediterranean, colonial, traditional, and ranch. Median home in Bel Mar was built in 1955, contains 1,850 square feet in size / living area, and costs $380,000. CHANNELSIDE Channelside condominiums were heavily developed started in 2004, many were converted from warehouses to residential condominiums. There was an explosion of condominiums being developed when the real estate market crashed. Investors defaulted, and it took several years for Channelside to build out and flourish. Most units enjoy a view of the city or the port / channel with cruise ships. Most condominiums were built in 2007, are from 600 to 5,000 square feet in size / living area, and are valued between $165,000 and $1,850,000. Typical condominiums is a midrise or highrishe built in 2007, contains 1,200 square feet, and costs $290,000. CULBREATH ISLES Beach Way to the north; Estrella Street to the south; Westshore Boulevard to the east; Tampa Bay to the west. Gated and guarded with a perimeter wall, Culbreath Isles is a neighborhood of fingers or canals that protrude into the Tampa Bay. Most homes are on canals that lead directly to the Tampa Bay, and appeals to the boating enthusiast. Culbreath Isles was developed in 1967. Designs are either traditional or colonial, and are of excellent construction quality. Homes range in size from 2,800 to 10,000 square feet in size / living area. Median home in Culbreath Isles was built in 1973, contains 4,200 square feet in size / living area, and costs $950,000. DAVIS ISLANDS Davis Islands is an island situated in the Tampa Bay, just south of Downtown Tampa and Channelside. Access to the island is via bridge. The Island appeals to the boating enthusiast, especially sail boaters due to the deep canals. Davis Islands is also home to Tampa General Hospital, Peter O’ Knight Airport, and the Davis Islands Marina. Davis Boulevard is an inter-belt lined with restaurants, shoppes, and service related businesses. Davis Islands has a high concentration of mansions and waterfront lots, many exceeding 7,000 square feet in living area. Homes general costs between $300,000 and $5,000,000. It is common for homes built in the 1950’s – 1970’s to be razed to make room for larger homes of excellent construction quality. Typical home on Davis Islands was built in 1962, contains 3,000 square feet in size / living area, and costs $850,000. FAIR OAKS / MANHATTAN MANOR Euclid Avenue to the north; Gandy Boulevard to the south; Manhattan Avenue to the east; Tampa Bay to the west. Fair Oaks / Manhattan Manor is another both modest and affordable neighborhood located north of Gandy Boulevard. Homes are ranch design, and building began in 1953, and built out in 1960. Prices range from $110,000 to $600,000. Typical home in Fair Oaks / Manhattan Manor was built in 1954, contains 1,450 square feet in size / living area, and costs $230,000. GANDY GARDENS Wallace Avenue to the north; Robinson High School to the south; Manhattan Avenue to the east; Westshore Boulevard to the west. Gandy Gardens is positively influenced by its proximity to MacDill Air Force Base. Modest and affordable, Gandy Gardens is comprised of ranch style homes that conform well in design & appeal, age and size. Homes were built between 1954 and 1970, range in size from 800 to 2,000 square feet in size / living area, and are priced between $60,000 & $215,000. Few homes have garages… usually a 1 car carport or garage may have been converted to living area. Typical home in Gandy Gardens was built in 1956, contains 1,200 square feet in size / living area, and costs $140,000. GOLF VIEW Swann Avenue & Morrison Avenue to the north; Palma Ceia Golf Course & San Miguel to the south; MacDill Avenue to the east; Clearview Avenue & Dale Mabry Highway to the west. Surrounding the Palma Ceia Golf Course, you will find a wide array of housing designs, ages, and sizes. Homes on the golf course set the upper limit for price, which is in the range of $6,000,000. Early period homes are traditional, bungalow and Mediterranean design. Homes built in the 1950’s through 1970’s are ranch design. More recently built homes are Mediterranean design.
