PROPERTY NEWS

Lodge & Thomas Property Auction Friday 21st May 2021

Lodge & Thomas are delighted to announce the results of another successful auction sale of carefully chosen properties which sold on last Friday 21st May 2021. The auction was held at the Lodge & Thomas Sale Room, which is now a successful venue for various antique, property and other specialised auctions held on a regular basis.

Lodge & Thomas’ property department offered five differing lots of land and a former chapel. First offered were two lovely parcels of land near Watergate at Bridge. A 3 acre attractive field with a small pond sold for £118,000 and a useful 5.61 acre grass field, ideal for grazing etc, achieved £94,000.

Next was a former Methodist chapel situated at Kenneggy near Rosudgeon, Penzance. This property created a substantial amount of interest, despite the fact that there was an adverse mining report. A large number of potential purchasers viewed the chapel looking a number of options for the use of a large stone built property of this type. With a guide price of £50,000, taking into account the histroci mining issues, the auctioneer’s hammer fell at an eventual price of £208,000.

The fourth and fifth lots offered were two larger lots of land near St Columb. The first of these being an 18 acre block at Rialton, comprising three grass fields and a range of agricultural livestock buildings with good access out onto the nearby highway. Once again, there was keen interest in this lot, which achieved £239,000. The final lot offered was land at Parc-an-Gramp comprising approximately 23 acres of productive farmland, 2½ acres of woodland and 2½ acres of moorland scrub with a ½ acre parcel forming part of an old Hill Fort Round on the north eastern boundary which is overgrown with trees and scrub etc. This lot was also keenly bid for selling at £340,000.

These results show the strength of the market at the present time and that certain types of property and land are best sold by public auction when it is difficult to precisely predict their values.

Lodge & Thomas will be holding their next collective auction of land and property at Truro Sale Room on a date in July to be confirmed and would be pleased to discuss suitable entries with prospective vendors.
