Approximately 1.18 hectares (2.91 acres) of land outlined red on the Draft Agreement Plan, provided within the Information Disc.

Location:

The land is located approximately 80m North of Swansey Lane and is bounded by The Elms in Whittle-Le-Woods, Chorley.

Description:

The land is undeveloped, previously being used as grazing land.

Tenure:

The site forms part of Title Number LAN83503. A copy of the Title Register and Plan is provided within the Information Disc.

Planning:

The site was granted Detailed Planning Consent to develop 32 dwellings, including 10 affordable homes. A copy of the Decision Notice, Section 106 and CIL form is provided within the Information Disc. Interested parties should consult directly with the Local Planning Authority - Chorley Borough Council, Civic Offices, Union Street, Chorley, Lancashire, PR7 lAL. Tel -01257 515151.

Services:

Although information has been provided within the Information Disc, interested parties should contact the Statutory Undertakers for confirmation and to ascertain whether there is sufficient capacity available for their proposals. A Drainage Easement has been agreed with the adjoining landowner. The Draft Drainage Easement is included within the Information Disc .

Access:

The site will be accessed from The Elms. A copy of the Highway Search is included within the Information Disc. Possession:

Vacant possession will be provided on Legal Completion.

Basis of Sale:

Prospective purchasers are invited to submit offers for the property, outlined red on the Draft Agreement Plan. Offers are to be ideally unconditional, subject to entering into a contract, which is substantially similar to the Draft Sale Contract provided on t he Information Disc.

Guidance for Submission of Offers:

Please note that although due consideration will be taken of all offers received, Lancashire County Council shall not be bound to accept the highest or any offer received.

All offers should be submitted on the Financial Offer Proforma (provided on the Information Disc) and contain the following information to assist the Vendors adjudication and selection of a purchaser:

• The Conditions attached to the offer (if any)

• Proposed changes required to the Draft Sale Contract (if any)

• Details of Overage to be offered

• Details of the proposed use and development proposals for the site including number of units, sq.ft.age (GIA) proposed and the anticipated timetable to develop the sc heme.

• Written confirmation of the availability of the funds

Offer Date:

Offers are required by 12:00pm on the 3 rd June 2015. Offers received after this time, may not be considered by the Vendor.
