Tomball Regional Hospital Expansion Tomball, Texas

Tomball Regional Hospital’s major expansion program gives the area a comprehensive health care facility and provides residents with access to virtually every type of medical and hospital service with the latest technology and a revolutionary vision of health care. The hospital is also the largest employer in the area, providing more than 1,000 jobs. Gilbane provided construction management at-risk services for this project. Phase I includes a new 10-story patient tower with a new entry atrium totaling 381,660 SF and Phase II involved renovations to the existing hospital totaling 47,000 SF and brought the total bed count to 500. Marble flooring, mahogany wall panels, and granite countertops are accentuated by the entrance to the new addition, while the entrance to the main lobby boasts four glass front elevators combined with a sloping solar atrium. The patient tower was built on the southwest corner of the existing hospital and houses a 20-bed critical-care unit, a 34-bed unit for intermediate care, 17-bed skilled nursing unit, 14-bed psychiatric unit, and 68 medical/surgical rooms, along with ancillary departments. The lobby features a newly expanded gift shop and cafeteria, a 5,500 SF restaurant, conference rooms, a full-service bank branch and ATM, a pharmacy, and two spacious courtyards. The lobby features touch screen computer mapping terminals that allow you to simply touch the screen to determine your location, where you need to go, and directions can even be printed out. They have also instituted badges for nurses with tracking devices that can determine where any nurse is located in the hospital to ensure faster service when the patient needs attention.

North Cypress Medical Center Houston, Texas

Gilbane provided construction management at-risk services for the land development and site infrastructure on this 33.9-acre greenfield, consisting of a central plant, roadways, site utilities, drainage, and retention ponds. The North Cypress Medical Center is a hospital that includes several specialty areas: a cancer center, full-service emergency room, OR suites, CCU areas, lab/CT scan/MRI areas, outpatient areas, administrative areas, and kitchen/dining areas. There are a total of 48 acute-care private beds, and 16 CCU beds, and shell space on the fourth floor to allow for the addition of 24 inpatient beds. A typical patient room includes amenities such as privacy curtains, swing-arm flat screen TV, and internet access. Mock-ups were constructed for representative CCU and patient rooms as part of Gilbane’s commitment to quality. The professional office building is also part of this medical complex. This project was constructed separately and comprises of 36 medical suites for the doctors and medical professionals who work at the adjoining North Cypress Medical Center. The six- story structure is constructed of structural steel with a glass, brick, and cast stone veneer. Each corner and the main entrance are curtainwalls that extend the full height of the structure. A granite water wall feature in the main lobby accents the entrance to the building, and natural light enters the lobby through an impressive glass skylight roof system. While the building serves mainly as office space, the first floor contains a medical oncology suite with a PET scan machine, a linear accelerator, and a private dining and exercise suite for the doctors. The linear accelerator contains concrete shielding walls 7’ thick.

CHRISTUS, St. Elizabeth Hospital Outpatient Pavilion Beaumont, Texas

Gilbane served as construction manager at-risk for a state-of-the-art addition to Christus St. Elizabeth Hospital in Beaumont to provide the community with the finest and most convenient outpatient healthcare in southeast Texas. The focal points of the expansion project include a three-story ambulatory care center which is connected to a five-story medical office building. The ambulatory care center houses a surgery suite with six operating rooms, six PACU recovery positions, 18 same day surgery treatment positions and radiology equipment for a full range of services. One of these services includes PACS (picture archiving and communications system) that helps improve imaging services and respond to their changing scope and volume in addition to two cutting edge CT scanners, a MRI scanner, and a hyperbalic chamber. The medical office building houses doctor suites and hospital administration and staff. Phase II of this project provided state-of-the- art technology for caregivers and their patients in an attractive and comfortable hotel-like atmosphere which will enable caregivers to diagnose and treat an increased volume of patients more efficiently and with greater accuracy using the latest cutting-edge technology. Other features include a central plant, a food court, and a six-story parking garage to accommodate 1,200 cars. For convenience and protection from the elements, each of the structures are attached to the existing hospital by overhead walkways. The structures on this site incorporate both poured-in-place reinforced concrete and structural steel with masonry facade. The foundations for all buildings are supported by 70 and 80-foot deep augercast piles with pressure injected high strength grout. The grout is injected into the shaft as the auger bit is removed. Post-tensioned cables are used at the parking garage to reinforce the beams and slabs.

The Methodist Hospital, Research Institute Houston, Texas

Gilbane provided pre-construction and construction management at-risk services for the build-out of The Methodist Hospital Research Institute floors one, four, ten, eleven and twelve. The build-out improved approximately 76,000 SF of lab and office space on multiple levels of the institute. The fourth floor includes a pathology/necropsy lab as well as a histology lab and procedure rooms. There is a glass wash area and dark rooms. Construction involved working in and over an existing vivarium. Floors ten and 11 are large open plan spaces with bench top lab tables and support space. There are cold rooms and a service corridor. In addition, on floor one we built out the imaging suite. Floor twelve included build out of executive offices for the institute leadership and staff. In addition, the Gilbane team executed a complete replacement of the facilities security card access system. The project site was located within the Texas Medical Center on a tight urban site. The MHRI is a fully operational laboratory building with connections to the Methodist Hospital, which required construction access to be limited to only the loading dock, back of the house corridors, and the service elevator.

Children’s Medical Center of Dallas, Ambulatory Care Center Pavilion Renovations Dallas, Texas

Gilbane provided construction management at-risk services for the renovation/expansion of the former Men’s Apparel Market to the Children’s Medical Center Ambulatory Care Center Pavilion. The project significantly increased the private, not-for-profit hospital’s ability to treat children from birth to age 18 who suffer from a variety of diseases and disorders. There were many elements in the scope of the project including the demolition of a portion of the Men’s Apparel Market which was performed by the property owner. Additional work consisted of the conversion of the fourth and fifth floors from retail space to medical exam rooms, doctors’ offices, and associated support spaces; removal of the existing six-story escalator and installation of two passenger and two hospital size elevators; construction of a new six-story atrium; construction of a one-story blood draw suite and re-roofing of the existing seven-story pavilion. The first three floors of the building were occupied throughout the entire project with the executive offices of Children’s Medical Center located on the third floor. Construction had to be carefully planned so as not to interrupt their business. The renovation work included gutting the entire fourth and fifth floors for the construction of 30 new doctor’s offices per floor, exam rooms, and clinics. These are set up in neighborhoods. The clinics and exam rooms are located in the center of each floor and the specialty areas, such as patient education, nutrition, radiology, ear/nose/throat, and physical therapy are located around the perimeter. Each floor is an approximately 65,000 SF with four reception areas, two per floor, and doctor/nurse lounges located on these floors.

Emerus Emergency Hospital (2 locations), Hausman and Overlook San Antonio, Texas

Gilbane provided CM at-risk services for the construction of two 40,000 SF, two-story buildings that included a licensed hospital and emergency care center on the ground floors and shell office space on the second floor together with all related site paving, drainage, and other improvements. The emergency care features include: exam, treatment and procedure spaces, nursing rooms and an imaging department including CT scan equipment. The sitework consisted of concrete paving, landscaping, irrigation and stormwater retention features, including a concrete WPAP basin specifically designed to capture, and slowly release, all accumulated storm water run-off. On one of the sites, the entire building pad and paving area had to be excavated through solid rock. Additionally, one site has a helicopter pad for emergency transfer of patients. Each building was designed as a concrete tilt-wall structure with a limestone, curtainwall, and metal siding facade and a membrane roof. The projects were delivered on an accelerated schedule and were completed in eight months or less.

University of Texas, MD Anderson Cancer Center George and Cynthia Mitchell Basic Sciences Research Building Houston, Texas

Gilbane provided design phase and construction management at-risk services for the University of Texas M.D. Anderson Cancer Center George and Cynthia Mitchell Basic Sciences Research Building. This project consisted of a completely new research facility which replaced an existing research laboratory and vivarium space used by the M.D. Anderson Cancer Center. The facility accommodates both the Cancer Center and The University of Texas Health Science Center-Houston Research. The 890,000 SF Basic Sciences Research Building features two floors of vivarium space and six floors of research laboratories. In addition to the vivarium and research laboratories, other components of the building include office space, graduate school of biomedical sciences, conference rooms, public lobby/gallery and building support space. The height of the building is equivalent to a 16-story building due to the interstitial floor above each laboratory floor. All MEP services are located on the interstitial floors which provides easy access and maintenance without disrupting sensitive research. The total interstitial space is 365,000 SF. Upon completion of the schematic design estimate, Gilbane received positive comments for its efforts. Gilbane tracked all of the estimates to the original benchmark estimate developed by the design team of FKP Architects in association with Zimmer Gunsul Frasca partnership. M.D. Anderson Cancer Center ranks as one of the nation’s most respected and productive cancer research centers, devoted exclusively to cancer patient care, research, education, and prevention.

Baylor College of Medicine, Center for Comparative Medicine Houston, Texas

Gilbane served as Construction Manager at Risk for Baylor College of Medicine’s Center for Comparative Medicine. This $31.9 million, 71,604-square-foot underground facility is used for invaluable animal research. The project included the renovation of an existing office area (approximately 10,000-square-feet), and the construction of a new loading dock and a tunnel connection. This tunnel is the means of access between the new loading dock and the vivarium. One unique aspect of the project is the central cage wash area. Two robots automate the handling of the animal cages, watering bottles, and accessories into and out of the index washers, eliminating the need for hand washing and saving valuable time for research. Approximately one-third of the project cost can be attributed to the complexity of the HVAC system. This system is designed to be 100 percent fresh-air intake (outside air) and 100 percent exhaust. Each cage rack is connected to the building’s supply air and exhaust system, allowing each cage to be fully ventilated. This system is a first of its kind for this type of facility. The overall schedule for the project was 20 months, including commissioning and was considered a very aggressive, fast track schedule, but the client increased the scope making the total duration 25 months. This project was honored with several awards, including a Best of 2000 Award by Texas Construction Magazine and an Associated General Contractors (AGC), Texas Branch Certificate of Recognition for Excellence.

Danbury Hospital, New North Tower Addition Danbury,

Gilbane performed construction management at-risk services for a new patient tower at Danbury Hospital. The project included renovation of an existing lobby, coffee shop, gift shop, corridors, and patient rooms to integrate the new construction with the existing facility and was planned with shell space for future construction. The tower site was particularly challenging as 65,000 cy of rock had to be blasted and removed adjacent to active ORs, MRI and linac functions that required substantial coordination. All existing patient care functions remained active throughout the duration of construction. The new 13-story north tower clinical addition includes three new 35-bed medical/surgical floors (two shelled for future fit-out); a new 30-bed intensive care/critical care unit; a 90,000 SF state-of-the-art ED unit, PEDs suite, FastTrack suite, four trauma rooms, and dedicated radiology; renovations of the existing adjacent Blue Garage; shell space for a future 16-room OR surgical expansion; roadway improvements to address revised entry capacity requirements; integration with the existing Co-Gen plant for heating/cooling efficiencies; new generators, chillers, and cooling tower to meet demand of the new facility; and a rooftop helipad to replace the previous ground level installation. The project is targeting LEED Silver certification. Building Information Modeling (BIM) was instrumental and was utilized extensively throughout the design and construction process with the entire building being modeled in 3D. This resulted in more effective utilization and coordination of trade staff (at its peak there were 200 trade staff on the project). Infection control and interim life safety planning was a major part of the project.

The University of Chicago Medicine Center for Care and Discovery Chicago,

Center for Care and Discovery (CCD) - Gilbane provided construction management at-risk services for the 11-story Center for Care and Discovery. This facility includes 28 operating rooms, 176 medical/surgical and ICU beds, 128 recovery rooms, interventional radiology, procedure rooms, staff training facilities, main kitchen, ancillary departments, clinical offices, support offices, sterile processing, pharmacy, public areas and a state-of-the-art Central Utility Plant. The project achieved LEED Silver certification. This project included deep caisson foundations; a massive excavation effort; and rerouting sidewalks, streets, pedestrian traffic, and vehicular and emergency ambulance traffic and was planned with shell space for future construction. Sheeting and shoring was installed in a manner to eliminate any vibration to the sensitive areas adjacent to the construction site.

Our Interdisciplinary Document Coordination (IDC) review of the construction documents identified approximately 2,000 issues prior to the start of construction, resulting in an estimated net savings of $2,000,000 for the project.

By integrating BIM and collaborating with the design team and subcontractors, the schedule was significantly more accurate and efficient during both the design and construction phases. BIM ensured close collaboration in the field between subcontractors and the design team, providing proper loading as well as efficient and functional layouts. BIM also allowed the team to analyze structural steel and the required space to move equipment in and out of the facility. Following completion of the CCD, Gilbane has continued to provide ongoing services for numerous renovations in the occupied hospital, including: 3rd and 4th Floor Patient Room Build-out, Levels 5 & 6 Cardiac Renovations, and CCD Renovations (CCD Renos).

Elmhurst Memorial Healthcare, Integrated Healthcare Campus Elmhurst, Illinois

Gilbane provided preconstruction and construction management services for this state-of-the-art, 42-acre new Integrated Healthcare Campus project that was planned with shell space for future construction. The scope of work included a replacement hospital and an addition to the Center for Health and an energy center, which allows inpatient, outpatient and physician offices to be located together on an accessible site; and a stand alone state-of-the-art 20,000 SF central utility plant housing four generators, four boilers, four chillers and paralleling switch gear to back up the entire campus. Through our integrated project delivery approach, our project office included space for the owner throughout design and construction. The project team worked with the owner to streamline the design review process to provide the most value to the owner. Detailed constructability and Interdisciplinary Document Coordination (IDC) reviews were conducted throughout the design phase. One of the major items identified included the dimensional differences of mechanical duct openings in slabs between architectural/structural drawings and mechanical drawings. Due to Gilbane’s efforts, approximately 1,700 issues were identified and compliance checks were performed, resulting in a savings of nearly $1.7 million. Due to the complexity of this healthcare project, the team worked with the owner and architect to integrate the design and construction phases in order to effectively manage the aggressive construction schedule. The Gilbane team utilized design-assist for the mechanical and electrical trades. Building Information Modeling (BIM) was used extensively on this project.

Marianjoy Rehabilitation Hospital Replacement Hospital and Parking Structure Wheaton, Illinois

Gilbane provided preconstruction and construction management services for Marianjoy Rehabilitation Hospital. This project involved the management and implementation of a phased, two-year, fast-tracked replacement hospital and 517-car parking structure. Through our integrated project delivery approach, our project office included space for the owner throughout design and construction. The facility is located on a four-acre site of the 65-acre campus, and included complex phasing requirements and tight site constraints for excavation and grading; and a central utility plant that we tied into existing ones that were expanded. Hospital services and operations were ongoing during the course of construction. The new facility contains 120 private inpatient rooms, each offering a view of the wooded campus or gardens, on three floors. The building has a partial basement level and an enclosed penthouse. Patients are located in one of six healing and treatment “communities” anchored by centrally located nursing stations. Adjacent to the existing hospital, the project scope also included relocating underground utilities, storm sewer, sanitary sewer and water; relocating the oxygen tank farm utility; installing new storm water retention and detention systems; and demolition. Due to the project’s strict budget limitations, Gilbane coordinated a comprehensive five-month value engineering exercise with the owner. The company developed approximately $7.1 million in suggested value engineering options. Meritus Medical Center Hagerstown,

The County Health System’s new replacement hospital, Meritus Medical Center serves as a regional acute care facility and is designated as a Level II Trauma Center by the State of Maryland. The new hospital includes 267 patient rooms, 14 operating rooms, 46 exam rooms, two trauma rooms, an emergency room unit, two cardiac rooms, 24 critical care beds, 30 progressive care beds, 20 LDR beds, 18 behavioral health patient rooms, and associated support facilities. Located adjacent to the Robinwood Medical Center, a two-story link connects the new hospital to the existing facility, creating a medical campus. Gilbane employed an early scheduling and planning technique called the interactive planning session, multiple times throughout the project, resulting in a strong partnership with the owner, architect, trade contractors, and hospital vendors. The team organized hundreds of activities into a schedule as a large calendar, indicating the project’s timeframe and appropriate milestones. This innovative method proved to be extremely effective for the coordination of medical equipment, IT systems, and furniture with the associated vendors. Combined with close partnerships with several key trade contractors, it also allowed the construction team to beat the original schedule by 60 days, despite a 70 day delay in starting and additions to scope. In total, the actual construction schedule was 29 months versus the budgeted schedule of 33 months.

Bridgeport Hospital Park, Avenue Outpatient Clinic Trumbull, Connecticut

Gilbane is providing construction management services for a new Outpatient Care Center and support facilities for Bridgeport Hospital, a member of the Yale New Haven Health System. The project includes a new three-level ambulatory building to house medical oncology, OR/GI endoscopy, women’s breast care center and radiology, a pediatric specialty center, a rehabilitation center, and physician’s office space. The new building will connect both the existing medical office building and the radiation oncology center that are currently on the site. A new 600-car precast parking garage is also included in the project and will be connected to the outpatient clinic by an elevated bridge.

DCAMM, MA Department of Mental Health Worcester Recovery Center & Hospital Worcester,

Gilbane provided preconstruction and construction management services for the construction of a new five-wing, 425,000 SF psychiatric hospital for the Commonwealth of Massachusetts Department of Mental Health (DMH) on the former State Hospital campus. The LEED NC v2.2 Gold certified recovery center and hospital houses 320 beds, 60 of which are for adolescents. The building’s design features patient community integration through house, neighborhood, and downtown concepts. In addition to construction of the new five-wing building, the project includes abatement and demolition of 15 buildings. In 2013, the project earned a Sustainability Award for Green Construction by the AGC of Mass.

Lowell General Hospital, Patient Care Facility Expansion Lowell, Massachusetts

Faced with an acute need to modernize its facility, this new patient care facility will ensure Lowell General Hospital the ability to meet the growing needs of Merrimack Valley. Gilbane provided preconstruction and construction management services for additions and renovations to the existing facility. Known as the Legacy Project, the six-story patient tower’s new space features increased surgical services suites, greatly improved access for patients and visitors, and three floors of private patient rooms.

Albert Einstein Healthcare Network, New Regional Medical Center East Norriton,

Albert Einstein Healthcare Network’s (AEHN) new facility provides beds comprised of critical care, medical/surgical services, and an entire floor dedicated to mothers and infants services. Gilbane supported AEHS in the project development phase, utilizing our CostAdvisor to align capital cost and clinical program with their business plan for development. Dozens of major and minor revisions were developed in the CostAdvisor program to quickly bring the entire team to the “right-sized” project early in the project launch phase. This was done before the project proceeded into schematic design, thus assuring that the work would not be documented before it was determined as affordable.

Cleveland Clinic, Richard E. Jacobs Health Center Inpatient Bed Tower Cleveland,

The Cleveland Clinic Inpatient Bed Tower project includes an expansion of the existing Cleveland Clinic Avon Family Health Center and Emergency Department that will consist of a 126-bed inpatient hospital, extensive prefabrication applications employed through design-assist approach and subcontractors, site enhancements, and various renovations. The nearly 12 acres of site improvements will include new surface parking, grading, and utility improvements that will require implementation of procedures to address on-site wetlands.

Nationwide Children’s Hospital, Livingston Ambulatory Center Columbus, Ohio

Gilbane, in association with Smoot Construction, was awarded Nationwide Children’s Hospital, Livingston Ambulatory Center (LAC). The six-story, 200,000 SF LAC will house ambulatory clinics; associated faculty offices and staff support space; central registration, reception and waiting areas; storage; ancillary support including receiving/trash docks, MEP, IT; and related offices, service, and support spaces. In addition, a 1,000-space parking garage will be constructed to support the LAC facility and planned future buildings.

Nassau University Medical Center East Meadow, New York

The hospital underwent a major renovations to many of its departments. Gilbane provided preconstruction/design phase services, bidding phase services, construction phase services, and close-out phase services for multiple separate projects on the occupied campus. The above included the adult inpatient psychiatric unit renovation, the breast imaging renovation, the burn center, the chemical dependency rehabilitation unit, the adult psychiatric unit, the department of emergency medicine/imaging expansion, infrastructure upgrades, and an outpatient off-site community health clinic.

Saint Elizabeth’s Psychiatric Hospital Washington, DC

The new 300-bed replacement psychiatric hospital includes a new free-standing central plant building and consolidation of select clinical and administrative functions throughout the campus. Upgrades were completed to better align with the Department’s new mental healthcare delivery process and organizational structure.

St. Vincent’s Medical Center Bridgeport, Connecticut

Gilbane provided preconstruction and construction management at-risk services for Phase I of the extensive expansion and renovation of St. Vincent’s Medical Center Master Plan. Consisting of 120,000 SF of new space and 58,000 SF of renovation, the North Addition expanded the ER from 15,000 SF to approximately 41,000 SF and is home to the cancer center (including infusion and radiation oncology). The addition was coupled with renovations to an ambulatory surgical and recovery center, cardiology department and ancillary support spaces including a Chapel, locker rooms, conference center, and imaging.

University of Health System, Brehm Center for Type 1 Diabetes Research and Analysis Center Ann Arbor, Michigan

Gilbane provided construction management at-risk services for the new Brehm Center for Type 1 Diabetes Research and Analysis Center project. The eight- story expansion houses clinical and surgery space for the Department of Ophthalmology and Visual Sciences and space for the Brehm Center for Type 1 Diabetes Research and Analysis. The lowest three floors of the building are devoted to eye care clinics and neurology clinics. Space was also provided for diabetic retinopathy, vascular disease research, and for genetic counseling.

University of , Lee Street Medical Center Projects Charlottesville, Virginia

The scope of the building program encompassed demolition, new construction, road rerouting, utility connections, and electrical upgrades. Located within the compact Health System precinct, the operations of the hospital and outpatient care program required extensive coordination with campus and hospital staff to maintain “business as usual” throughout construction. Building components included Emily Couric Clinical Cancer Center; Hospital Bed Expansion (addition of 72 universal beds to the existing bed units); connective elements that tied together the cancer center, hospital bed expansion, and existing parking garages; relocation of existing helipad; switchgear installation and emergency power upgrade; and construction of a new chiller plant.
