The land is of a southerly aspect rising from 89m above sea level at the lowest point to 107m at the highest point in the north eastern corner of the subjects. The land is accessed via a private track which leads from the B916 public road which links Dunfermline and Dalgety Bay. Further access is via a private tarmac road which leads to the north of the Amazon Warehouse before crossing over the M90.

DIRECTIONS From Edinburgh: take the A90 north before leaving the A90/M90 at “Admiralty Junction 1”. At the roundabout take the 3rd exit signposted for Inverkeithing. Follow this road for approximately ½ a mile staying in the left hand lane before taking the 1st exit at the second roundabout signed for Crossgates/Cowdenbeath/B981. Continue north on this road for 1.5 miles before turning left at the junction signed for Dunfermline/B916. There is a field gate on the right approximately 100m from the junction which leads onto the private farm track. This track leads north providing access along the eastern boundary of the subjects.

From the North: leave the M90 at Junction 3. At the roundabout take the 3rd exit signed Duloch Park. Follow this road past the retail park onto Sandpiper Drive which runs parallel with the M90 for approximately ¾ of a mile. Just before the Amazon Warehouse there is a private tarmac road on the left (shown as points A to B on the sale plan) which leads along the northern boundary of the Amazon Warehouse before crossing over the M90. From the bridge there is a further farm track which leads to the east of the subjects.
