QUICK FACTS

The BTU Ranch is comprised of approximately 13,935 deeded acres all in one block. It is rare for this many deeded acres to be in one block and not ‘checkerboarded’ with state or BLM land. The entirety of the acreage is prime elk habitat.

There are 1,052± acres of dry land farming on the ranch which are leased to a neighbor.

In addition to the deeded ground, the ranch includes approximately 2,050 acres of BLM grazing lease land.

The ranch is contiguous with approximately 3,000 acres of BLM land.

The ranch is located 40± minutes from downtown Steamboat Springs, Colorado, one of the most authentic resort towns in the state with one of the west’s finest ski areas.

Yampa Valley Regional Airport, the commercial airport that services Steamboat Springs, is a short 15± minute drive from the ranch.

There is a resident elk herd of approximately 500 to 1,000 animals on the ranch, with a migratory herd of several thousand that transition through the ranch seasonally. These elk are part of the White River Elk Herd comprised of approximately 37,000 animals, which is recognized as the largest herd of elk in the world.

The BTU Ranch is also well known for its trophy mule deer and pronghorn antelope.

The rolling topography of the ranch is ideal habitat for both wildlife and humans. It is interlaced with single track trails and roads, making it ideal for hiking and mountain biking as well as 4x4 vehicles, ATV’s and snowmobiles.

There are excellent water resources on the ranch, including developed wells, springs, ponds and perennial streams.

The ranch has .2 miles of the East Fork of the Williams Fork River, an excellent fishery for smaller trout that rise eagerly to a dry fly.

Located within 15 minutes of the Yampa River, one of the finest trophy trout rivers in the west.

The ranch is not encumbered with a conservation easement but would be an excellent candidate for the future owner.

Elevation varies from 6,900’ to 7,900’ and receives 16 to 20 inches of precipitation per year.

The ranch would provide excellent summer grazing for approximately 500 head of livestock.

The town boasts good schools, more than 60 bars and restaurants, museums, art galleries, the community hospital, festivals, rodeos, concerts, trail runs, marathons, and wonderful shopping. Glamping after a fun day at the ranch

A SUMMER DAY ON THE BTU RANCH It’s a beautiful July morning at the ranch, and the kids are chatting excitedly about the rodeo they went to last night in Steamboat. You can’t stop thinking about a beautiful bronze you spotted at the art walk. Everyone had fun. Now you feel far removed from the festivities in town as you sit outside with a cup of coffee and enjoy the view of the Flat Tops Wilderness from your Adirondack chair. Today, the adults will go on a six-mile horseback ride that weaves its way through groves of aspen along Temple Creek and returns on a ridge that provides views of the peaks of the Flat Tops and . The kids are headed off on a mountain bike ride that follows a two track to the northern boundary with a return on a single track. It’s a ride they did a month ago, and have been excited to do again. This evening you’ve planned a cookout with locally raised beef and vegetables followed by another relaxing evening around the fire. You’ve been at the ranch for a week and the kids have grown increasingly disinterested in their phones. You feel a closeness with your family that has grown each day as you share adventures and explore the ranch. You have so much to do and talk about.

AN AUTUMN DAY ON THE BTU RANCH

It’s the third weekend in September and you’ve taken Friday off of work and pulled your son and daughter out of school so they can experience their first bow hunt for elk. You picked them up after school on Thursday, and they almost sprinted from the door of the school to the car. The flight to Steamboat was quick and the drive to the ranch from the airport only 15 minutes. Now you’re immersed in over 13,935 acres of pristine wilderness, and it’s all yours.

Last night, the bulls were bugling in every direction. You took a short hike to get a sense of where the elk were bedding down and then fell asleep to the sounds of the distant bugles of rutting elk. This morning you have a plan. You and the kids will hike uphill for 20 minutes in the dark to the ridge and then listen for bugles as the sun comes up.

The kids are excited and nervous, they’re in full camouflage, you’ve painted each other’s faces with camo paint, and it’s time to start walking. When you reach the ridge it’s still dark, elk are bugling all around at varying distances. The elk are in full rut and they are talking. You look at your kids as light gradually illuminates their faces, and they couldn’t be more excited and more focused. They have no idea what they’re about to experience. You can almost feel their hearts beating.

You discuss which bull to go after but it’s tough to tell which is closest. You give a cow call and a big bull let’s out a deafening bugle close by. Your kids turn and smile at you, their eyes wide with a mixture of fear and wonder. Your older child moves off quietly to the left and the other to the right and you slowly drift back about 50 yards and start working the bull with cow calls. He bugles again, and gets closer. He’s coming in.

A WINTER DAY ON THE BTU RANCH

You’ve been skiing fluffy powder the past three days at Steamboat with the whole family. None of you had ever experienced powder like this before and at first everyone struggled in the deep snow. Over the past couple days, you’ve watched your kids slowly start to relax and move with the snow instead of against it. One by one they started linking powder turns until what had been hard work was becoming a fluid dance. Looking up through the trees, you see your family floating effortlessly with huge smiles and woops of excitement. They’ve figured out how to ski powder. Total joy.

After three days of powder skiing you’re all a bit tired so you decide to take a leisurely snowmobile ride around the ranch. You start out early and ride for five hours. The ranch is beautiful in the winter, and covered with elk. The roads on the ranch are perfect for snow machines, but you soon realize this is not a day off, just a workout for a different set of muscles. After a big dinner, everyone relaxes with a hot cocoa and reminisces about the fun and new adventures of the past days. By 9 pm, everyone is blissfully sleeping.
