Traditional Features “The private close was originally a small farm called Willow Farm. The property was built by a well-known local builder who specialises in buying single plots to build individually designed properties,” the present owners said. They moved to Sunrise approximately thirteen and a half years ago from another property in the village, so they know the area well. When asked what it was that drew them to the property, they answered, “Its location, not overlooked, in a quiet private close of five properties off the main road that runs though the village and with an open aspect of a cows field and playing field on two sides. And it’s deceptively light and spacious inside.”

They continued, “Also the quiet, friendly and helpful neighbours. Our home is so convenient for access to the village shop and post office, playing field and memorial hall. We have lived in the village for over twenty-three years and we shall be sad to leave our many friends and the lovely rural setting.”

This well-presented home has been kept in good order through the years by the owners who have replaced the original doors and windows with double glazed UPVC for ease of maintenance. The property offers three bedrooms, two of which have en suites and a family bathroom, and wonderful living spaces including a sitting room and a garden room which are connected by the large conservatory that the owners added during their time in the property and which overlooks the garden. “Our conservatory has been in regular use for the village stitching group, book group and more recently playing table tennis during Lockdown!” The three interlinked rooms really do create a versatile and spacious living area. “We use the garden room as a multi-purpose area – a library, sewing, piano practice room, and for keep fit.” The garden room has been regularly used for special meals for their family friends.

When asked what they will miss most about their home, they said, “The rural location, our friends in the village. The walks on our doorstep, and our village shop and post office.”

Outside “As the house was a newbuild, when we moved in the garden was a blank canvas and we planted it from scratch,” the owners said. “We’ve added a garden shed and raised beds, a large area of lawn with flower and shrub borders, and an area of fruit bushes, raised vegetable and flower beds.” They have also added a 10’ x 6’ wooden garden shed and raised herb bed close to the kitchen, and a large terraced area at rear of property. “We’re visited by numerous varieties of bird including great spotted woodpecker, blue and great tits, robins, blackbirds to name but a few. More recently we have seen a hedgehog visiting the garden We regularly hear tawny owls after dark.”

Village and Around “Our house is so convenient for access to the village shop and post office, playing field and memorial hall. There are some lovely walks direct from our doorstep in the Wensum Valley, close to Pensthorpe Nature Park,” the owners said. The village of Great Ryburgh has its own fish and chip shop as well as a butchers, and the celebrated coastline is within easy reach, with Wells-next-the-Sea a twenty-minute car journey. Closer to home is Pensthorpe Natural Park, Norfolk’s biggest tourist attraction and home to a variety of wildlife and offers garden trails in a countryside lake and woodland conservation park. The market town of Fakenham is less than ten minutes by car when further amenities are required.
