Development here would integrate well with the existing pattern of development in the village. • The site is within easy walking distance of the services and community facilities of the village which includes a primary school, a public house, a playing field and a regular bus service. • There is no previously used land in the village that would be suitable for a housing development on this scale. Physical constraints • It is unlikely that the land is contaminated. to development Development phases • It will be expected for the development of the site to be phased. The logical and gradual release of land will be a way to mitigate the impact of the development on the local area. The exact details of the phased development will be negotiated with the developer at the planning application stage.
