Lees Associates were appointed ahead of notable competition to oversee the complete refurbishment and fit-out of a Grade I listed home overlooking Regent’s Park. Originally designed by Decimus Burton as part of John Nash’s masterplan, the property had undergone substantial changes in the 1980s.

Acting as architect, interior designer and lead consultant, Lees Associates’ prime- residential team sensitively restored what original features remained and returned Regency period details to the principal rooms of the house where these had been lost. A more contemporary feel was introduced to some areas, notably the bathrooms and a state-of-the-art swimming pool and spa. Throughout the design process Lees Associates used their experience to successfully negotiate the necessary planning and listed building consents with Westminster’s conservation officers, English Heritage and The Crown Estate’s surveyors.

Lees Associates were reappointed by an existing client after we successfully completed their listed London home. We oversaw a substantial scope of works to their country home, a Grade II* listed Cotswold manor house dating back to 1555.

The house had evolved markedly over the centuries and it was clear that a rationalisation of the various disparate parts of the house was needed. Lees Associates liaised with the local conservation officer to negotiate planning and listed building consent for substantial changes that included remodelling, refurbishment, extension, conservation and a completely new services installation.

An extension to the south wing (replacing an ugly collection of 1950s buildings) was built to provide a family entrance, in- keeping with the scale and grandeur of the house. The addition of a green oak glazed cloister connects the new double- height family hall to the historic parts of the house, which were delicately and sensitively restored.

A biomass boiler and pellet store was introduced, enabling the house to become carbon neutral by burning woodchips sourced from the annual yield of felled trees on its estate.

Lees Associates acted as architect, lead consultant and contract administrator. The interior decoration was by the client’s appointed specialist, New York’s Muriel Brandolini.

PB PB NEW BUILD HOUSE ST. GEORGE’S HILL, SURREY

Lees Associates’ prime residential experience was harnessed in the design of a new 15,000 sq.ft. residential development on a private estate in Weybridge. The house occupies a plot on the top of the hill on the site of an iron age fort, taking advantage of stunning views south across Surrey. As architect and lead consultant Lees Associates successfully secured scheduled monument consent, planning consent and the consent of the S.G.H.R.A.

PB PB ST GEORGE’S HILL

The scheme is a speculative development being carried out to a very strict budget. It includes substantial basement accommodation that maximises the floor area without exceeding the maximum gross external area which is strictly set by the Residents’ Association.

Arranged around a grand elliptical central staircase, the house adopts a rational classically-inspired plan with Regency proportions and detailing. The top-lit stair is a pioneering post-tensioned solid stone structure, making it remarkably slender and providing an elegant focus to the heart of the house.

We have subsequently been appointed by the client to work on two further similar projects on the estate.

Building on the practice’s reputation as a troubleshooter, Lees Associates were the seventh architect to work on the conversion of this Grade II* listed property from eight separate deteriorating apartments back to its original use as a single family home.

Introduced by the client’s lawyers, Lees Associates secured planning and listed building consent for a host of changes to the original design, liaising closely with the head of The Royal Borough of Kensington and Chelsea’s conservation department, who nominated the project for an award, which the client politely declined for reasons of privacy.

Lees Associates successfully restructured the faltering project and oversaw its successful completion, extending it further with an inside-outside swimming pool, spa and cinema in the basement.

The interior design was undertaken by Lees Associates’ own team, designing a number of custom pieces, including an impressive four metre long dressing table and mirror and an enormous glass table illuminated with embedded LEDs and “Harry Potter” candles floating above.

The complete refurbishment of a Grade II listed private Belgravia home. The scheme involves remodelling of the upper levels; a new basement under the rear of the property, containing spa facilities; and a two-storey rear extension overlooking the private courtyard. The courtyard has a sliding glass roof added, allowing it to be used throughout the year.

Working closely with the client’s interior designer, Averil Blundell, Lees Associates oversaw the complete refurbishment of a Grade II* listed house in South Kensington.

The listed building approval process was challenging and, in order to achieve the client’s requirements for additional internal space, higher ceilings and a new orangery to the rear, Lees Associates successfully appealed an initial refusal. This effectively challenged The Royal Borough of Kensington and Chelsea’s new subterranean development policy.

PB PB PHILLIMORE GARDENS KENSINGTON, LONDON

Lees Associates acted as lead consultant on a major remodelling project on the edge of Holland Park, rebuilding and extending an existing house between partially retained front and rear facades.

Working in close collaboration with interior designers Lambart & Browne, we rationalised the plan including a deeper basement and a single grand staircase wrapping around a glass lift shaft which, which sparkles and shines with the use of hidden LEDs.

As a development, the scheme was delivered on a tight budget and has now joined London’s prime rental market.

PB PB PHILLIMORE GARDENS

PB PB YEOMAN’S ROW KNIGHTSBRIDGE, LONDON

Cost £20 million Lees Associates were appointed to provide a complete redesign of an existing proposal for a development of four substantial super-prime homes including three-storey basements on a site with an extant permission for six similar but smaller properties.

The client’s plans were ambitious and the process resulted in extensive liaison with the Royal Borough of Kensington and Chelsea’s planning and conservation officers.

Located within a unique forest setting in Moscow, the site sits in an area of outstanding natural beauty. Surrounded by Corsican Pines and enveloped by a river, it offered an ideal opportunity to design a sequence of buildings that explore the natural setting to its fullest.

Our scheme responded to the client’s requirement for a natural, modern, organic open space. Lees Associates used the natural slope of the site to merge the main three-storey house into the landscape.

To assist the client with a full understanding of the proposal, a detailed CGI was produced.

PB PB SILVER FOREST

The proposals create a space with a great deal of flexibility, making use of an abundance of natural light.

Lees Associates designed a unique roof structure which allows light to enter at a high level through a multilayered, triple panel glazed structure that responds to both daylight and temperature levels. Large motorised screens assist with environmental comfort. Each glass panel is set at a slightly different angle to reflect light and add to the magical effect of this forest hideaway.

PB PB GAYWOOD FARM WEST SUSSEX

This 500 year old house in the Sussex countryside was suffering from many years of neglect when its new owners bought it.

Like a lot of ancient buildings, the farmhouse had acquired additions and alterations over the centuries which were not necessarily in the building’s best interests. Last renovated in the 1970s, it was in need of a lot of attention to create a contemporary home with a relaxed feel that the new owners desired.

Lees Associates worked carefully to untangle and restore the fabric of the house to the optimum condition whilst at the same time refurbishing and upgrading facilities to be compatible with twenty-first century lifestyles.

This is one of the most prestigious sites in Moscow, just a stone’s throw from the Kremlin. The client’s brief — and its location — demanded a classical exterior, which is reflected in our design, influenced by the local Art Nouveau vernacular.

Lees Associates designed a stunning family home suitable for entertaining at the highest level. This truly grand development links the cultural past to the forward-looking future of the new Moscow cityscape.

The highly detailed CGI movie we produced allowed the client to fully understand the entire design in look and feel. Lees Associates went on to demonstrate the accuracy of this media in other completed projects for the same client.

Works included rebuilding the mews house with a deeper basement and car lift, and connecting it to the main house by raising the garden from basement level to the ground floor and adding a basement swimming pool and gym below. Glazed floors carry light down to the lowest levels and light-tubes wash the walls of the swimming pool with natural light. The rooftop garden connects the guest suite in the mews house with the main house and has become a central focus for the property.

As one of Harrods’ retained architects, Lees Associates have worked extensively on the renowned department store over a period of 10 years.

Most prominently we oversaw and managed the restoration and refurbishment of the principal Brompton Road façade, in the process redesigning the famous canvas canopies that wrap around the store.

Lees Associates worked as executive architect, realising Tokyo-based Klein Dytham’s innovative and dynamic Cobella concept salon in Selfridges’ Oxford Street store.

With the emphasis on relaxation and enhancing the beauty of skin tones, the soft bands of colour and glowing Perspex walls draw customers to the heart of the salon. State of the art technology and futuristic design combine with luxurious treatments to provide an unparalleled hairdressing experience. Small consoles at each hair station allow customers to browse the web or watch television, while high-tech chairs massage away tension.

With a number of stakeholders to keep happy, we successfully managed the design and approvals process, before overseeing successful delivery on site.

Lees Associates oversaw the relocation and re branding of the internationally renowned Chappells music shop from their historic home in Bond Street to new premises in Wardour Street.

We were responsible for the full fit-out of the new store including the refurbishment of the impressive and listed Novello rooms on the first floor complete with minstrel gallery.

Taking inspiration from a sports field, the room finished in high gloss greens, blacks and whites, sets off labels including Alexander McQueen, Dior, YSL, Marc Jacobs, Helmut Lang amongst others.

The Seaty Juice Bars are new additions to the food halls in Selfridges’ Manchester, Birmingham and London stores.

Vibrant and dynamic, the juice bar has a bright, playful look with vivid juice-like colours and bold shapes. Its high impact and eye catching visual appearance also attracts customers to the fresh fruit and healthy snacks on offer.

Lees Associates completed the fit-out for two floors of Selfridges’ new Manchester store incorporating i-books, technology, menswear and young women’s fashion. The project involved the strip out and refurbishment of an existing building divided in two by an atrium space to create a separate tenancy for Selfridges, while the other tenancy remained occupied by Marks & Spencer.

Each floor has its own distinct identity: menswear has a minimal sophisticated industrial look, while the young fashion floor is a cheeky, fun, vibrant “market place”.

The project, undertaken under the careful eyes of English Heritage and The City of Westminster Council, centred upon the restoration of the store’s iconic early 20th century Portland stone facade.

Time had ravaged the listed facade with smog and pollution. Lees Associates addressed corrosion problems within the underlying structure using an updated early 19th century technology: the application of cathodic protection (CP) - now commonly used to protect against the problem known as “Regent Street disease”. The priority throughout the project was to remain true to the spirit of the structure’s original design and materials.

During the works, the facade was enveloped in the world’s largest ever photo, by artist Sam Taylor-Wood.

Lees Associates renewed their design association with David Linley in the creation of David Linley & Co Ltd’s new shop in London’s Pimlico Road.

Originally asked to assist in joining two shops together, Lees Associates suggested a total redevelopment of the site providing 3,500 sq.ft. of retail space, offices and design studio financed by four new apartments

The project was completed in phases over a six month period ensuring that the business could continue operating throughout.

Looking to achieve a new high street Aylesbury presence of an appropriate quality and Belfast degree of branding for an important charity Birmingham with royal patronage, The Royal British Legion invited Lees Associates to design Brighton 16 new ‘Pop In’ centres. The complete refurbishment of one of the last remaining original Georgian townhouses on Berkeley Square, which Lees Associates fitted out as trading floors for a Russian oil firm.

Working with interior designers Keech Green, Lees Associates developed a strategy for the conservation, restoration and refurbishment of the 7,500 sq.ft, Grade II* listed property. We successfully negotiated listed building consent on a range of works, including: a reinstated first floor balcony that had been lost to bomb damage; an extended lift shaft in matching glazed bricks; new rear emergency escape stairs; a new glazed doorway between the principal front and rear rooms; removing the build-up of 150 years of paintwork to reveal the original beauty of various plaster mouldings; and general refurbishment throughout.

The result created a state-of-the-art 21st century office in a gloriously restored Georgian interior.

Lees Associates carried out a feasibility study for the relocation of Conoco Phillips European HQ, culminating in the fit-out of 60,000 sq.ft. high quality office space.

In order to settle on this location Lees Associates undertook a property evaluation of five sites including a ‘move or stay’ option.

Lees Associates provided a full design service including fly-through visualisations, colour boards, material specifications, furniture procurement and production information packages.

Lees Associates were subsequently retained to design Conoco’s Russian HQ in Moscow. We also advised Conoco Phillips on their property holdings in Aberdeen, looking at ways of adding up to 120 additional staff into their existing premises in Rubislaw.

Comprising swimming pool, gymnasium, club room, private dining facilities, beauty suite and cinema, Lees Associates’s work at The Start & Garter built upon its reputation for delivering the best of such facilities in London’s listed buildings.

Lees Associates’ knowledge and experience in adapting historical buildings for new uses was challenged to the extreme with the addition of a swimming pool to the impressive King’s Room, which was originally built as a dining hall with an ornate plaster ceiling.

In 2001 The Savoy Hotel embarked on its largest project in almost a hundred years: an extension which added 44 new suites to its landmark home. The project included the re-modelling of the entire 2nd floor and parts of the existing 3rd, 4th and 5th floors of the south facing riverside block.

The west facade on Carting Lane originally stopped at 3rd floor level; the new scheme designed by Lees Associates extended this up to the 6th floor. We won planning and listed building consent for this bold addition after detailed historical research and a careful approach with the City of Westminster’s planning department.

The building required the development of a complex new method of construction to allow the hotel to remain open throughout the works. The new exterior is clad in hand finished glazed ceramic tiles, which were manufactured to perfectly match the patina and range of hues of the original glazed bricks.

Lees Associates worked with David Linley Nina Campbell to restore this legendary foyer to its 1920’s splendour.

The Savoy is a Grade II listed building and great care and sensitivity were required to incorporate the state of the art technology and air conditioning that are essential to a modern 5-star hotel. The project was completed in 13 weeks and the foyer remained open to the public throughout the construction period.

Finance realised through the privatisation of Bedford Borough Council’s housing stock funded the refurbishment of the late- Victorian Corn Exchange in the centre of Bedford, providing a new regional home for the London Philharmonic Orchestra, and a venue for local activities including beer and trade festivals.

The design produced a sophisticated yet flexible auditorium under a carefully managed budget.

Following an open competition, Lees Associates were invited to design and construct the society’s new restaurant and catering facility at their renowned garden in Wisley.

We were appointed following a series of presentations to a competition panel composed of twenty-five leading industrialists and financiers together with a personal presentation to Her Majesty the Queen Mother, who was then the society’s patron.

The winning scheme maximises the visual experience for the diners by the use of a glass house affording uninterrupted vistas across Wisley’s gardens.
