This rugged 28,000m² building occupies an entire city block. High ceilings and a robust industrial structure give the building an incredible character, something that is enjoyed by the dozens of organisations that occupy the building’s six office floors. The ring-shaped plan allowed long cables to be worked on in a continuous loop around the building. Merikortteli became the first multi-tenant building in Finland, and by the 1950s was the home to Finnish light-bulb manufacturer Airam. During this period Airam developed lighting for the 1952 Olympic Stadium, including that used for the score board. Later, Merikortteli was home to many legendary Finnish organisations, including ABB, Kone and Nokia. Rumour has it that Nokia’s decision to pursue electronics was taken here. Today an eclectic mix of dozens of organisations thrive in Merikortteli, and together form a unique working community. Each storey has excellent access, with six stair and lift cores allowing easy access from the surrounding streets. There is also a goods elevator. The central courtyard is a functional and well-used area, with loading bays and car parking spaces that tenants can lease, as well as bike storage. The courtyard is also used for events. Car parking is also accommodated in the basement level, with 180 spaces in total. The repetitive and robust structure of the building allows for many possible layout solutions to be created easily. The large spaces and heavy industrial frame allow free-planning. It is possible to accommodate discussion spaces, work rooms and other ancillary spaces in the core of the building, leaving the edges free for open-plan work spaces - a solution often used. The enormous windows and grand ceiling height allow natural light right to the centre of the space, and provide exceptional views of the beautiful historic neighbouring buildings and city roof-scapes, the street life of Punavuori, and its changing docks.
