2 Important Notice!

When bidding on a property you need to be aware that the Government is reducing the amount of Housing Benefit some people of working age can claim, while living in social housing ie an NPT Homes property. The changes mean that since April 2013 Housing Benefit can only be paid for the amount of bedrooms you need, and not for the whole rent.

For those of you who wish to bid on a two or more bedroom property, the new rules will apply from April 2013.

Housing Benefit is payable for one bedroom for each of the following:

Each adult couple Any other person 2 children of the same sex aged 16 or older under the age of 16

2 children regardless of Any other child A carer who lives sex under the age of 10 elsewhere

Bedrooms will also be allowed for: People who are approved foster carers, whether or not a child has been placed with them or they are between placements, so long as they have fostered a child, or become an approved foster carer in the last 12 months. Adult children who are in the Armed Forces (including the Reserve Forces) and are serving away from home, providing they intend to return to the family home.

Guidelines state you may ask the Council to consider allowing a bedroom for a severely disabled child who needs a room of their own. The Council should take into account the severity of a child’s disability (including medical evidence and if an award of Disability Living Allowance has been made) and how regularly another child’s sleep would be disturbed if they shared a room.

3 The rules apply even if you or your partner need to sleep apart because of a medical condition. Benefit will not be paid for a room you’d like to keep for a child but who normally lives elsewhere.

You will not be affected if:

• you wish to bid for a one bedroom property, nor will you be affected if • you or your partner are at the Pension Credit age.

The usual Housing Benefit eligibility rules apply.

If you currently live in a property that is deemed too big for your needs and receive Housing Benefit then now is the time to get help and support. If you have one ‘spare’ bedroom your Housing Benefit will be cut by 14% of the rent you pay every week, or if you have two or more ‘spare’ bedrooms you will lose 25%. You may be given extra points to move if you can’t afford the property you currently live in, from April 2013. If you are worried about being able to afford to pay your rent from April 2013 you should ask for advice now. If you don’t pay your rent you could lose your home.
