Mr. Gellatly has over 30 years of architectural experience. Since joining OPX in 1998, he has served as a senior associate in the firm, supervising multi-disciplinary teams on a variety of project types. In this role, he prepares project budgets and schedules; oversees coordination and quality assurance of documents; and, interfaces with clients. In addition to project management, Mr. Gellatly also has experience with design, planning, construction document preparation, construction administration and inspections, review and development of specifications, shop drawing review, cost estimating, and permitting. He also is responsible for the overall management of OPX's information technology and technology integration.

Relevant Experience Adams Morgan Historic Hotel, Washington, DC Education Project Architect in support of an application for the consolidated review and approval of a Planned Bachelor of Architecture Unit Development ("PUD") for a hotel in the Adams Morgan neighborhood of Washington, DC. The Virginia Polytechnic Institute and State centerpiece of the proposed project is the restoration and long-term preservation of the century-old University, 1981 First Church of Christ, Scientist, building. Case No. 11-17 21B Lowe Enterprises selected OPX to provide architec­ ture and interior design services for the renovation of the 1,119-room Hilton Washington Hotel. Situ­ ated on five acres on , the hotel features 110,000 SF of meeting space, including a signature 36,000 SF ballroom.

The renovation included updating guest rooms, reconfiguring the meeting space to accommodate multiple groups and events simultaneously and refreshing the gym and pool areas. The existing 1,200 SF fitness center was reconfigured to include a spa. Food and beverage operations were also en­ hanced, with the addition of a coffee bar and other upgrades.

Case No. 11-17 21B hired OPX to develop a new design standard and rebrand their select­ service hotel brand Fairfield Inn & Suites. The project included designing new guestroom, public space and exterior design for the brand that incorporates functionality, space planning and new decor to maintain an up to date design and support a productive guest experience. This project created a more functional and productive experience for the target guest and strengthened the brand performance while creating excitement and buzz witihin the develop­ ment community to drive growth and distribution.

Inspired by Bill Marriott's father's Fairfield Farm in the Virginia foothills, Fairfield Inn and Suites brand was launched in 1987. By the early 2000s the economy brand was being surpassed by other brand-like hotel chains. Keeping the Fairfield Farm as a design inspira­ tion, OPX provided Fairfield Inn and Suites with a new fresh scheme and experience that offers guest and developers form, function and flexibility while differentiating the brand. The green communal farm table in the updated more practical breakfast area is the key design element in the public space. Keeping the farm in mind, the large table becomes a multi-functional space with built-in outlets that can provide a spot for a family breakfast or a place to work. Staying away from the typical beige, the color scheme is fresh and bright consisting of tanger­ ine, teal blue and accents of lime green.

Case No. 11-17 21B located in the heart of Washington DC's Historic Chinatown, this urban hotel conversion to a Fairfield Inn & Suites required a fully customized design package for the guest rooms and public spaces.

Pulling from the rich history of the area, the design for this 189-room property incorporates ele­ ments of Chinese design and contemporary elements. Rich, vibrant colors are used to reinforce the energy and culturally dynamic environment just outside the hotel's . Working with modest room dimensions, typical case good elements from the fairfield brand were massaged to be more efficient while still meeting the needs of the urban business traveler. The lobby was created to serve a 24/7 clientele. The open plan lends itself to full functionality not only during the active breakfast Project Data period, but also later in the evening. A variety of seating options provide different levels of social interaction for guests as they take advantage of the lobby services. Case No. 11-17 21B Grosvenor Americas hired OPX to evaluate alternatives for the renovation of a 12-story existing hotel on prime real estate that is flanked by a large mixed use development and over 40,000 SF of occupied high end retail space. Charged with helping the owner make a decision on the best renovation plan, OPX utilized scenario planning to develop five distinctive site renovation options and a workable property improvement plan.

After a $35 million renovation, the property was transformed into the Courtyard by Marriott Chevy Chase. OPX served as the architect and interior designer on this 226-key hotel with 14,000 SF of meeting room space. It is one of the first in the country to roll out Courtyard's new innovative Go Board. The project earned LEED for New Construction v 2.2 Gold Certification, the second Courtyard to reach this level.

The sustainable features of the hotel include preserving more than 90% of existing structure, and 50% of existing interior non-structural walls. High-performance building insulation, high­ efficiency lighting strategy combined with energy efficient HVAC systems accounts for total energy cost savings of 18.6%. Guestrooms and public space feature low flow dual flush toilets, low flow shower heads, and faucets, and achieved a 40% reduction in potable water demand for the property. The building also features high-albedo roofing and pavers to mitigate heat island effect and reducing the building's cooling load. All paints. coatings, sealants, adhesives as well as carpet systems are all low VOC. The building's HVAC system is capable of bringing increased amount of fresh air to further improve indoor air quality. Other amenities on site include preferred parking spaces for low emission vehicles, bike racks and rental bicycle for guests and employees, access to Project Data regional transit hub, car sharing program on-site, and educational program for guests and visitors 226 Keys Owner: Grosvenor Americas on green buildings.
