Signpost Cottage The original part of Signpost Cottage dates back, we believe, to 1720 and was built in a traditional style of Cotswold stone. A substantial two storey extension has relatively recently been added to the rear of the cottage and this has transformed the living accommodation. The extension is built of rendered elevations under a tiled roof. The accommodation is particularly spacious and extends to just under 2,000 sq.ft. in total. Of particular note is the kitchen/ breakfast room, a fantastic family room, fitted with a custom made range of units, a limestone floor with under floor heating and from which glazed doors open out onto a raised area of decking. The sitting room is another lovely room full of character with a Cotswold stone fireplace, beamed ceiling and a solid oak floor. On the first floor there are three double bedrooms and one single, the main bedroom has an en-suite shower room and there is a separate WC off the landing. The large family bathroom is on the ground floor. Situation Signpost Cottage is situated at the centre of The Camp, a small rural hamlet which lies within the Parish of Miserden. There is a primary school in Miserden, as well as a village store, post office, church and pub, The Carpenters Arms. There is another excellent pub in nearby Bisley, The Stirrup Cup, but the town of Stroud provides everyday facilities in the area, with a wide variety of shops, a popular Farmers Market on Saturdays, excellent schools, recreational facilities and a mainline railway station with trains to London Paddington taking one hour and thirty minutes. The Waitrose in Stroud is about 10 minutes’ drive from the cottage. Gardens and grounds Double timber gates lead off a quiet country lane to a parking area to the rear of the cottage and in front of a single garage. The garage has been subdivided and currently provides a home office/studio, general storage and log store but could be easily converted back into a garage if required. The garden lies to the rear of the cottage and comprises an area of lawn flanked by a variety of trees and enclosed by timber fencing. Immediately abutting the house there is an area of decking on two different levels, with doors leading into the conservatory and kitchen. Services Mains water and electricity are connected. Private drainage. Oil fired central heating. Fixtures and fittings All those items regarded as tenant’s fixtures and fittings, together with the fitted carpets, curtains and light fittings, are specifically excluded from the sale. However, certain items may be available by separate negotiation. Local authority Stroud District Council. Telephone 01453 766 325.. Directions (Postcode GL6 7HN) From Cirencester, take the A417 dual carriageway north towards Cheltenham and Gloucester. Turn left into Birdlip (before the Hot Air Balloon Roundabout) and then left again opposite the George Hotel, signposted Bisley. Continue for about 3 miles and turn left towards Camp and Bisley just after The Fostons Ash Pub. Follow this road into The Camp and Signpost Cottage is at the centre of the hamlet. At the crossroads, turn right and the drive to Signpost Cottage is the first on the right. Important Notice 1. Particulars: These particulars are not an offer or contract, nor part of one.
