Include design, materials, condition, alterations, size, setting, and boundaries) A distinctive 1906 three-story multi-family residential apartment building, the Heywood Apartments at 2119 Addison St. is a City of Berkeley Landmark. The structure is about 50 feet in width, and fills the property except for a small parking area at the rear adjacent Terminal Place, and a wide and deep recessed light well along the east property line that is cut into the rectangular building form.

The building parapet is trimmed with a deep with and corona over a large dentil bed . Below the cornice the is exposed brick, trimmed below by the with taenia above a continuous guttae. The cornice wraps around the building the depth of one room on the west side along Terminal Place.

(Continued from previous page) The façade is further articulated with a mostly horizontal profile, with the ground floor separated from the upper two stories by a matching but larger string course consisting of a taenia above a continuous guttae mimicking that at the bottom of the . The brick in the front façade has a more finished look than that on the remaining sides and rear of the building. Raised brick blocks trim the window jambs and rise above stepped brick aprons. The front windows are in sets of two with double-hung wood sash; the upper sash is dog-eared.

At the first level along the street, three sets of tripartite wood windows and an offset entry with segmental arched tops embellish the building at the sidewalk. The three window sets rest on a continuous solid base of marble with gap at the front door entry. The window units have a three-layer vertical composition, with solid panels at the bottom separated by a ledger, main window with side-lites, and a three-part arched clear transom.

The windows are recessed into the walls about a foot, and the brick facings between the windows and above wrap into the windows and provide depth to the façade. The brick facings themselves have a recessed course every sixth brick presenting the illusion of monumental blocks forming the base of the building. The brick courses and the recesses are angled upward, radiating above the windows framing large keystones centered above the headers.

The brick walls along the side and rear of the building have recessed wood windows consisting mostly of doubled sets; single double-hung windows can be found at the outer corners and in the recessed light well on the east elevation of the building.

The lower row flush with the ground is arched with angled brick headers. The alley wall elevation has an emergency fire escape at the second floor and third floors. The rear façade has a set of back entry stairs.

The building appears to be in excellent condition.

The Heywood Apartments building, built for Charles D. Heywood, is a City of Berkeley Landmark designated in 2003. The local significance of the building is based on its architecture and its value as a contributing feature to Downtown Berkeley. It is valued because of its association with James Plachek, the architect responsible for the 1917 remodeling, and is considered a distinguished example of early twentieth-century multi- family residential architecture with classical details, particularly its ornate cornice and lower facade. It is also important due to its association with Charles D. Heywood, a merchant and Berkeley mayor.

The Heywood Apartments building was constructed just after the San Francisco Earthquake of 1906. It is one of a few buildings today that signify the transition of the early Berkeley downtown from a mostly wooden-built commercial setting to the masonry and concrete “fireproof” environment that began to evolve during the early twentieth century. The site had a proximity to the railway terminus on Shattuck Avenue, and provided both commercial and residential support to the university population. (Continued on next page)

The property is within the area first recorded as the Map of the Ranchos of Vicente & Domingo Peralta, Plat 79. Within this area, a 26-lot subdivision called Terminal Tract was first populated with residential structures. The 1894 Sanborn Fire Insurance Maps show that the property was populated with hothouses surrounding a residence at 2129 Addison St. The building located on the subject property covers Lot 2 and portions of Lots 21 and 23 that fronted on Addison Street. To the rear and west of the current parcel is Terminal Place, created from portions of Lots 23 and 24.

During the turn of the century in Berkeley, particularly immediately following the San Francisco Earthquake, the Terminal Tract (the land adjacent to the railroad yards and terminus that came to what are now Berkeley and Shattuck Squares) began to be built out, and wooden residences were replaced with brick and concrete commercial structures. The three- story building, originally with storefronts at the first floor, was built in 1906.

According to the Berkeley Gazette, Charles D. Heywood was convinced that the increasing demand for central office quarters after the 1906 earthquake would be a good investment. With the Studio Building nearing completion to the west, an “unusually artistic” arcade was planned to the rear on a new Terminal Place, although never realized. Soon after construction, Heywood’s building was occupied by Berkeley Press, Berkeley Independent, and later the Lederer Street and Zeus Printers on the ground floor, with 20 apartments above. By 1917, however, the lack of success at drawing commercial tenants to the building resulted in a remodel to convert the building to residential use consisting of 24 apartments.

Charles D. Heywood was the grandson of pioneer Zimri Heywood, who arrived in California in 1849. The Heywood family were involved with early Berkeley political leadership; Charles’s father Samuel was Town Trustee and President; following his term, Samuel’s brother Walter was elected to the same position, and Charles served as mayor of Berkeley in 1913. Following two more terms on the City Council, Charles was appointed Berkeley Postmaster in 1925.

George L. Mohr is the original architect of the building. Mohr worked as a carpenter/builder in Berkeley from 1892 until 1925. He apprenticed with Berkeley architect and contractor A.H. Broad until 1898. Although Mohr is known for his houses, he is responsible for several extant commercial structures located in the, including the Acheson Physicians Building, Bonita Apartments, the William Such Bldg., as well as the Campanile Hotel.

James Plachek designed the renovation in 1917 that included replacement of the commercial uses on the ground floor with additional apartments. James William Plachek was born in 1885, in Illinois, to Czechoslovakian immigrant parents. At the age of 15, he began an apprenticeship as a draftsman under Chicago architect J.E.O. Pridmore, and then went on to study engineering. Following the 1906 San Francisco Earthquake, Placheck, along with several others, was sent to San Francisco by the Mayor of Chicago to study the effects of the devastation. Under this directive, Plachek worked with William Weeks, the State Department of Architecture in Sacramento, and the City Architect’s Office in San Francisco. In 1912, Plachek received his certificate to practice architecture, and he moved to Berkeley to set up his own firm.

Until his death in 1948, Plachek was active in Berkeley civic life, and designed and executed a multitude of Berkeley buildings, including the Heywood Apartments at 2119 Addison St., the UC Theater at 2036 University Ave., the Plachek Building at 2014 Shattuck Ave., the Stark and Central Hotels, and the Berkeley Public Library.

Integrity The Heywood Apartments Building has integrity of location and setting in Downtown Berkeley, integrity of design to its 1917 renovation including its classical-designed façade, original decorative workmanship, as well as visual associations with commercial Berkeley from the early part of the twentieth century. It continues to be readily identifiable as an historic building within the greater Berkeley downtown core. (Continued on next page)

Prior Surveys The property was initially surveyed in 1978 by Betty Marvin as a part of the Berkeley Architectural Heritage Survey, and was given a status code of 3S at that time by the State Historic Preservation Officer (appears eligible for the National Register). In 2003, the property was designated a City of Berkeley Landmark.

Evaluation The building is historically significant due to its association with important patterns of development in the downtown core, its distinctive architecture, and its association with Charles Heywood. The architectural façade is well preserved and has a high degree of integrity to its 1917 design by James Plachek.

The property remains an important contributor to the establishment of a commercial historic district in the greater Shattuck Avenue area. The building continues to represent, at the street, commercial forms and materials that were prominent in the downtown during the period of historical significance for this building, from 1906-1958. The form and detailing of the building maintains an important link to the past of downtown Berkeley.
