2 World Trade Center 2 WORLD TRADE CENTER 2016 AIANY DESIGN AWARDS NEW YORK, NEW YORK 2 WTC is the capstone in the redevelopment of the World Trade Center and the final component of the revitalization of Lower Manhattan. The tower will rise to 1,260 feet, respectfully 2 world trade CeNter framing the 9/11 Memorial Park alongside ONE WTC, 3 WTC and 4 WTC. Located at 200 Greenwich Street and bounded by Church Street to the east, Vesey Street to the north and Fulton Street to the south, 2 World Trade Center marks the final chapter of the World Trade Center site. PROJECT The tower sits at the junction between two different parts of New York City: one 2 World Trade Center is a landmark neighborhood characterized by industrial heritage warehouses with cast iron columns, granite sidewalks, external fire escapes, and repurposed SIZE loading docks; the other is the archetypal Manhattan skyline of generic towers, 2.8 million SF ranging from premodern skyscrapers—like the ancient ancestor Woolworth Building—to International-style modern high rises, such as One Chase Manhattan LOCATION Plaza, One Liberty Plaza, and One World Trade Center. At the intersection of New York, New York these two neighborhoods, 2 World Trade Center attempts to blend these distinct urban conditions together at the nexus of the Ground Zero Memorial. To the north, the tower appears as a vertical village, growing out of the low-rise scale of TriBeCa. To the south, the tower stands soberly above the memorial, in the tradition of glass curtain wall International Style office towers. VEGETATION GRADIENT SKY-HIGH GARDENS With the conceptual starting point of a vegetation gradient according to altitude, each of the six terraces provides a different outdoor experience. The lush, green garden on the 12th floor and lowest terrace forms an immediate connection to the greenery rising from St. Paul’s Chapel just below; plantings are leafy and abundant, like a tropical forest. Moving up to the 23rd - 24th floor terrace, the L 73-1,103’ 6.042 SF garden is planted like an energizing xerophytic open forest of rich yellow-greens and striking purples; the garden’s connection to the double height auditorium and canteen provides an optimal space for shared meals, relaxation, and breakout work. The 36th floor terrace features the more muted palette of a 66TH FLOOR deciduous forest, and the 51st floor terrace is landscaped like a grassland, with beach grass and paved dunescapes. Vegetation becomes lower and lower as the terraces rise, so that the 66th floor terrace features the hearty groundcover of a coniferous forest with an added water feature, and the final terrace on the 80th floor resembles a zen evergreen tundra, where the low vegetation complements hardscaped textures. Improvement of regional transit access to Lower Manhattan was considered essential to the successful revitalization of the area which had suffered extensive economic, transportation, infrastructure and environmental impacts. The office space is spread across 23 new buildings, with much of it — approximately 6.5 million square feet — concentrated in Related Companies and Oxford Properties Group’s Hudson Yards projects, according to a new report by the New York Building Congress. The organization bills the increase as a sign of a healthy office market, the best seen in the borough since the 1980s, said Richard Anderson, the organization’s president. The report only counts one building impacted by the Midtown East rezoning — SL Green Realty’s One Vanderbilt, which is expected to be completed in 2021 and will span 1.6 million square feet. More new office space is expected in the neighborhood in the coming decades. Last month, the Department of City Planning released a long-awaited proposal to rezone Midtown East, which seeks to bulk up the neighborhood’s office stock. The proposal identifies 16 sites where a total of 6.5 million square feet of new office space could be added under the rezoning. The proposal, however, estimates that this construction would be completed by 2036 — and it’s not yet clear how many of the property owners at the 16 sites will be on board with adding office space.
