BACKGROUND OF PROJECT

M/s. Spark Buildcon Private Limited is developing Residential Project namely “Imperial Golf Estate” at Village Mullanpur and Talwandi Khurdi Jagraon, Ludhiana III, Punjab.

The sequence of events involved in the project is as under: 1. Environmental Clearance was granted by SEIAA, Punjab vide Letter No. SEIAA/M.S./2011/31028 dated 28thJuly, 2011 for plot area of 279.98 acres; out of which, 80.3 acres is reserved for golf course, 197.91 acres for residential, 13.91 acres for EWS, etc. and Built-up area of 5,42,774 sq.m. Earlier EC letter is enclosed with the application. 2. Later on, Consent to Establish and its extensions were granted for plot area of 279.98 acres. Copy of Consent to Establish and its extensions obtained from PPCB are enclosed as Annexure-1(a) & 1(b) respectively. 3. Later on, there have been some reductions in built-up area due to removal of other's land. Accordingly, drawing got revised and approved byChief Town Planner Punjab, Chandigarh; copy is enclosed as Annexure-6. Also, land for EWS of 10.34 acres has been transferred to Govt. under Govt. policy. 4. Then, Consent to Establish was also obtained based on revised approved layout of plot area of 279.98 acres; out of which, 79.759 acres is for golf course, 194.9 acres for residential including group housing, and remaining for commercial and institutional area and built-up area got reduced from 5,42,774 sq.m. to 4,01,971.76 sq.m. Copy of Consent to Establish from PPCB is enclosed as Annexure-1(c). 5. Partial Completion certificate has also been obtained from GLADA forPhase-I for 385 plots of 127.31 acres have been obtained. Out of which, Golf course area in phase–I is 41.99 acres. Partial Completion certificate is enclosed as Annexure-1(d).

Also, the development work of remaining 142 plots in Phase-II along with Group Housing, Commercial & Institutional is in process.Thus, there is need of filing application for the extension of the validity of Environmental Clearance.

WATER REQUIREMENT & WASTEWATER GENERATION

Population reduced from 9,609 nos. to 5,827 nos. and thereby reducing total water demand from 1288 KLD to 643 KLD. Comparison of the Water demand and wastewater generation details w.r.t Earlier EC & revised details are shown below in Table 5(a). During operation phase, water supply will be provided from the Tubewells. The total water requirement will be 643 KLD. Fresh water requirement will be 466 KLD. 526 KLD of wastewater generated will be generated from the project which will be treated in STP of 550 KLD capacity based on MBBR Technology (out of which STP of 150 KLD capacity has already been installed).

RAIN WATER RECHARGING

Total 18 no. of Rain Water harvesting pits have been proposed for Recharging the Ground Water. Till date, 2 no. of Rain Water Recharging pits have already been constructed for artificial rain water recharge within the project premises. Further, 16 no. of pits will be constructed afterwards.

VEHICLE PARKING FACILITIES

Parking provision will be provided within their individual plot owners.

POWER REQUIREMENT

Total Power requirement of the project is 12,139 KW which will be provided by Punjab State Power Corporation Limited. Total 9 no. of DG sets have been proposed, out of which 4 nos. DG sets (i.e. 2 no. 82.5 KVA, 1 no. 40 KVA and 1 no. of 35 KVA capacity each) has already been installed for standby use for emergency purposes.Additional, 5 nos. of DG sets (i.e. 2 no. 1500 KVA, 2 no. 1000 KVA and 1 no. 500 KVA capacity each) will be provided for power back up in future.

SOLID WASTE GENERATION
