The pub has not been marketed at an accurate price as per the previous Planning Refusal Ref 57945 2. A recent offer was accepted by buyers willing to run it as a pub 3. No attempt has been made to open it as a pub 4. The loss of community, social and economic well-being and quality of life is contrary to Policies CP1 and CP16 of EHDC’s Local Plan Joint Core Strategy and the advice in the NPPF 5. The proposed high density conversion is not in keeping with the Bentworth Conservation Area or the street scene.
