20.17.000 Building Size and Floor Area Regulations
20.17.000 BUILDING SIZE AND FLOOR AREA REGULATIONS 20.17.010 MINIMUM REQUIRED. Any building intended in whole or part for residential purposes shall provide a minimum floor area, and basement or utility area as hereinafter specified by the regulations for the District in which such building is located. A. The minimum floor requirement for residential use shall be based upon the number of bedrooms, as defined by the Building Code, and total rooms, as defined by the Building Code exclusive of bathrooms, and is stated in terms of the total useable residential floor area required per family on a single floor level. B. In any district which requires minimum floor area for purposes and an attached garage requirement (sic), the district may credit a portion of the garage area toward the required minimum floor area. Carports shall not be so credited nor garages built at a basement level. C. In the case of any residential building which has more than a single floor level, the total of all liveable floor area which is not over any other liveable floor area shall be called the First Floor Area, and shall conform to the required minimum total floor area, except that the required First Floor Area may be reduced, to any further minimum as established and in proportion to an increase in total liveable floor area as set forth in the individual district regulations. 1. The individual district regulations may allow that a percentage of any such increase in total liveable floor area may be unfinished floor space capable under the Building Code or this Ordinance below of being finished to liveable floor area, provided such unfinished area is in the second story of a two story home as defined on the fold-out chart, (see 20.33.000.) In addition to requirements of the Building Code, such space shall meet the following requirements. -

Not only is it an indicator of whether a particular home will meet a homebuyer’s space needs, but it also affords a convenient (though not always accurate) method for the buyer to estimate the value of the home and compare it to other properties. Although real estate agents are not required by the Real Estate License Law or Real Estate Commission rules to report the square footage of properties offered for sale (or rent), when they do report square footage, it is essential that the information they give prospective purchasers (or tenants) be accurate. At a minimum, information concerning square footage should include the amount of living area in the dwelling. The following guidelines and accompanying illustrations are designed to assist real estate brokers in measuring, calculating and reporting (both orally and in writing) the living area contained in detached and attached single-family residential buildings. -

The novice painter procrastinates or delgates this responsibility to a paint manufacturer bu tultimately the day arrives when the painter wants to take control of the palette colours. This can happen only when the painter takes the responsi- bility to learn to mix colour. Mixing colour is very exciting. The knowledge of how to control and create colour is the ultimate in creativity. It is not difficult to master, but it will take time, patience, practice, but most of all desire. The intent of this book is to provide a guide to mixing colour. It is my hope that it will be useful regardless of whether the preferred medium is oil, alkyd, acrylic, watercolour, pastel, pencil or coloured ink. Colour theory applies to all media. All that differs is technique. Colour is so closely interwoven with the other four basic elements of art that it would be impossible to discuss colour without examining its rela- tionship to line, form, texture and space. The importance of colour to har- mony and composition are also inseparable, as are chemistry and tem- perature. Please understand that colour reproduction of a paint mixture in printed form is almost always inaccurate. Every effort has been made to provide the highest quality of photography, colour separations and printing. How- ever, it is not possible to duplicate the myriad nuances of paint with only five colours of printer’s ink. Furthermore, oil reflects the light differently than acrylic. Pencil and watercolour have their own individual properties. -
