INTRODUCTION Edward Buckland Ltd have been instructed by the Trustees of the Caerhays Estate to let by tender Land at Rescassa, Gorran, St Austell, PL26 6LU and Land at Ventonveth, Tregony, Truro, TR2 5SS for four years on a Farm Business Tenancy.

The holding comprises a mixture of arable and pasture.

Tenders close at 12.00 noon on Tuesday 27th August 2019 and must be received in writing by Edward Buckland Ltd at Crusader House, Newham Road, Truro, Cornwall, TR1 2DP. A Tender Form is available with these details.

THE LAND The land totals 184.50 acres (74.67 ha) of which 58.76 acres (23.78 ha) is at Ventonveth and 125.74 acres (50.89 ha) is at Rescassa.

The land is classified as a mixture of Grade 2 and 3 on the Agricultural Land Classification maps.

The land has historically been in an organic system which has ended. The land is in two blocks but will be let as one due to an existing Countryside Stewardship Agreement.

The successful applicant will be permitted (subject to getting the necessary consents) to break the land that has not recently been ploughed and include it within an arable rotation. Consideration will need to be given to the Countryside Stewardship agreement.

The land at Rescassa benefits from a mains water supply to the majority of the land. Natural supply in some fields.

The land at Ventonveth is supplied via a private supply shared with another property. Care needs to be taken to avoid leaks on troughs.

CROPPING The successful applicant will be permitted to grant short term cropping licences for potatoes, brassicas etc which should be factored into the rent if this is going to occur but consideration needs to be give to the Countryside Stewardship agreement.

VIEWING Strictly by arrangement only.

RENTAL TERMS The holding will be let on a Farm Business Tenancy, for an initial term of 4 years. A draft copy of which is available on request. The rent tendered will be a market rent and if reviewed will be assessed on this basis.

REPAIRS The holding will be let on a full repairing basis with all obligations resting with the Tenant.

BASIC PAYMENT SCHEME Basic Payment Scheme Entitlements are not included and will need to be acquired by the incoming Tenant.

ENVIRONMENTAL STEWARDSHIP/COUNTRYSIDE STEWARDSHIP SCHEMES The land is in a 5 year Countryside Stewardship Scheme which commenced 01/01/2017 and will finish 31/12/2021. The incoming Tenant will have to take over the current CS agreement. If they wished to terminate this agreement then this would require the incoming Tenant to pay back £8,895.30 of capital works.

The CS agreement is worth £4,246.69 per annum and a copy of the agreement is available as a pdf or a hardcopy for £5 plus VAT.

OCCUPATION Available for occupation from 29th September 2019 to 29th September 2023.

LEGAL COSTS The ingoing Tenant to pay a contribution of £500 plus VAT associated with the drafting of the Farm Business Tenancy.

TENDER PROCESS Tenders must be submitted, together with the personal particulars forms and should bear the applicants signature, certifying that the information is correct.

Applicants must complete the attached application form in full and provide a business plan for three years. Applicants should also include information as to the amount of capital they will bring to the farm, including any livestock, deadstock, working capital and sources of capital; available for investment.
