Main Investigation Report - Executive Summary The following information provides a summary of the main findings of the investigation (ref: 18631/MIR dated October 2020). No reliance should be placed on this summary alone, the afore mentioned report must be read and understood in its entirety to put the information contained herein into context. Site Details Report Reference: 18631/MIR Job Address: Porthleven Arts Centre Hotel, Porthleven, Cornwall, TR15 9JS OS Grid Reference: SW 62787 25710 Client: The Trevor Osborne Property Group Ground Conditions Geology: Made Ground was overlying bedrock geology of the Mylor Slate Formation. Groundwater: Groundwater was encountered within one exploratory hole (BH05) during drilling at a depth of 4.50m bgl. This matches the approximate depth of sea level below the site at the time the measurement was taken. Changes in groundwater level are likely to occur based on the tide and seasonal effects due to the sites proximity to the harbour, but with a lag and attenuation. Geotechnical Considerations Foundations: A conventional shallow strip foundation solution or isolated pad foundation solution is recommended for the proposed site. The reader is directed to detailed foundation specifications within the report. Excavations: Shallow excavations into the Made Ground are likely to be marginally stable in the short term. Deeper excavations taken into the Mylor Slate Formation are likely to be stable in the short term, depending on the thickness of overlying Made Ground Slope Stability: The kinematic analysis indicated that there was unlikely to be any planar or flexural toppling failures on the site. However, it does indicate the potential for wedge failures and direct toppling due to the intersection of joint sets. The reader is directed to detailed slope stability recommendations within the report. Buried Concrete: Buried concrete should be designed to be suitable for Class DS-1 AC-1. Geoenvironmental Considerations Human Health: Based on the proposed development, the results of the chemical analysis have been compared against generic guidance values for a commercial end use. The risk assessment established that none of the four samples of Made Ground showed contamination exceedances when compared to the commercial end use scenario guidelines, however, asbestos was identified in two of the samples of Made Ground and classified as chrysolite fibres. One of the five samples taken from the Mylor Slate Formation contained an isolated elevated level of lead when compared to the commercial end use scenario guidelines. The reader is directed to recommendations within the report. Groundwater: The groundwater risk assessment established that there are not considered to be any significant risks to controlled waters. However, all construction operations should take the necessary measures to protect the adjacent surface water body during the works. Radon & Ground Full Radon Protective measures are required, no other naturally occurring or Gas: man-made soil-gas sources were identified by the PIR or during the intrusive investigation. Ongoing / Outstanding actions Recommendations: The reader is directed to Sections 4 and 6 within the report to address the risks identified above. Discovery Strategy: An ongoing discovery strategy must be maintained during the development to ensure that any abnormal geotechnical or geoenvironmental conditions are identified to a suitably qualified person to allow them to be properly assessed and dealt with. Soils Limited Porthleven Arts Centre - Main Investigation Report Commission Soils Limited was commissioned by The Trevor Osborne Property Group to undertake an intrusive Investigation on Porthleven Arts Centre. The scope of the investigation was outlined in the Soils Limited quotation reference Q23368 dated 26th August 2020. This document comprises the Main Investigation Report and incorporates the results, discussion and conclusions to this intrusive works. This Main Investigation Report must be read in conjunction with the Preliminary Investigation Report undertaken on the above site by Soils Limited, Report ref: 18631/PIR_R26, dated October 2020. The geotechnical laboratory testing was performed by GEO Site & Testing Services Ltd (GSTL) in accordance with the methods given in BS 1377:1990 Parts 1 to 8 and their UKAS accredited test methods. Soils Limited Porthleven Arts Centre - Main Investigation Report For the preparation of this report, the relevant BS code of practice was adopted for the geotechnical laboratory testing technical specifications, in the absence of the relevant Eurocode specifications (ref: ISO TS 17892). The chemical analyses were undertaken by Derwentside Environmental Testing Services (DETS) in accordance with their UKAS and MCERTS accredited test methods or their documented in-house testing procedures. This investigation did not comprise an environmental audit of the site or its environs. Exploratory hole is a generic term used to describe a method of direct investigation. The term trial pit, borehole or window sample borehole implies the specific technique used to produce an exploratory hole.
