Access Statement for “The Breakers” 27 Lusty Glaze Road, , TR7 3AE,

Introduction

The Breakers is a beautiful holiday home enjoying unobstructed views of Port Beach. The beach, pub and the restaurants of the area are all within a short walking distance. The property has 5 bedrooms and sleeps up to 11 people in the main house plus another 2 in the annexe/games room.

The shops and amenities of Newquay town are within 10 min drive.

Pre-arrival Information

The nearest train station is Newquay 1 mile (3 min drive) south from Lusty Glaze.

Nearest Airport - Newquay Cornwall Airport (NQY) is located 5.3 miles (13 min drive) north from Lusty Glaze. Local bus route 556 runs regular services between Newquay, Watergate Bay, Newquay Airport and . Taxis are available at Newquay train station or can be ordered at the airport on arrival. For pre-booking a taxi we recommend Trenance Cars, tel 01637 262626. Accessible taxis are available on request from A2B taxi, tel 01872 272989.

The nearest mobility shop, Independent Living, can be found in Newquay, address 3 St George’s Road, Newquay TR7 1RE. Tel 01637 498015. They also provide equipment hire.

Arrival, Parking and Key Collection

From the A30 heading south, exit onto the A392 towards Newquay at Highgate Hill. Continue to follow signs for Newquay as far as the roundabout at Quintrell Downs. Here take the third exit (the A3058 signposted Porth) and continue into Newquay along Henver Road until you reach the twin mini-roundabout. Continue straight across both and follow the road into Newquay (Henver Road).

Drive past Chester Road Markets on your left hand side and take the second right onto Lusty Glaze Road, as the road veers off to the left.

Drive along this road (Lusty Glaze Road) for approx. 800 yards then stay right (on main road) until you reach the roundabout. Take the first exit and continue down the road (Arundel Way) until you get to a T junction. Turn left. The entrance to the drive is through the brown gate located on the left hand corner sign posted "private entrance only".

There is parking for 2 cars in the driveway plus more parking for at least 3 cars in the back of the property which can be accessed through a separate entrance.

The front driveway is slightly sloping with an uneven tarmac surface. Block pavement leads to the front door.

Entrance to Property

There is a 16cm/6.3’’ step leading to the entrance, the door is 69cm/27.2’’ wide and has a 23cm/9’’ threshold. The entrance is well lit by spotlights and a wall mounted light by the door.

Hallway & stairs

The front door opens into an entrance porch with vinyl floor and a built in bristle mat. The area is well lit by spotlights. A 71cm/28’’ wide door leads into the hallway.

The hallway has a wooden floor and is well lit by spotlights. 2 steps, each 16cm/6.3’’ lead to the living area on the right and to the staircase.

120cm/3’11’’ wide sliding doors open into the garden.

The stairs leading up to the first floor are carpeted and have a hand rail on the left. There are 11 steps up to the family bathroom (step height 18cm/7’’) and a further 3 steps up to the landing for the bedrooms.

Sitting Room

The sitting room is on the right hand side along the hallway on the ground floor and can be accessed through 110cm/3’7’’ wide sliding doors.

The fittings include two 2-seater sofas and a 3-seater sofa, a coffee table, side tables, a gas fire, shelves and a wall mounted TV. There are wide spaces around the furniture, all of which can be moved.

The sitting room has a wooden floor with a low pile rug. The furnishing and floors have good colour contrast; the room is well lit by windows and spotlights.

A narrow spiral staircase leads up from the living area to the study upstairs (13 steps, 20cm/8’’ each).

3 x 15cm/6’’ steps take you up from the sitting room to the open plan dining area.

Dining Area

The dining area has a 78cm/30.7’’ tall table with 65cm/25.6’’ clear space underneath and 8 chairs without armrests. The widest space around the table is 120cm/3’11’’.

Additional seating is available in the kitchen around an 81cm/32’’ tall breakfast bar with 2 chairs without armrests.

The dining area has a wooden floor and is well lit by dual aspect windows and pendant lights.

An 88cm/34.6’’ wide doorway leads to the kitchen.

Kitchen

The kitchen has contemporary units including 2 ovens, induction hob, microwave oven, fridge freezer, wine fridge and dishwasher.

The double oven is at the height of 73cm/28.7’’ and has a drop down door. The microwave is located on the food preparation area at the height of 92cm/3ft’’.

The basin is at the height of 92cm/3ft’’ and has a dual control mixer tap.

Crockery & glasses are located in the wall units at the height of 140cm/4’7’’ but can be moved down upon request.

The lowest drawer in the American-style fridge is at the height of 25cm/10’’, the highest shelf at 150cm/4’11’’. The freezer is located on the floor level. The fridge has an ice-maker.

There is a 75cm/29.5’’ tall table in the middle of the room as well as a breakfast bar to the side.

The kitchen has a wooden floor and is well lit by dual aspect windows, skylights and spotlights. 79cm/31.1’’ wide door leads to the utility room.

73cm/28.7’’ door opens to the hallway, there are 3 steps down (15cm/6’’ each).

Bedrooms

BEDROOM 1

Bedroom 1 is located on the ground floor on the left from the entrance. The door opening is 69cm/27.1’’ wide with level access.

The bedroom is decorated in neutral colours and has a wooden floor.

The bed is a 180cm/6ft king size. The bed height is 54cm/21.2’’ from the floor to the top of the mattress with 20cm/8’’ clear space underneath. The widest space around the bed is 250cm/8’2’’.

The furniture includes 2 bedside cabinets, a chair without armrests and a built in wardrobe with a clothes rail at the height of 175cm/5’9’’. Furniture can be moved.

The bedroom is well lit by a window, spotlights and bedside lamps.

BEDROOM 2 Bedroom 2 is straight from the entrance on the left hand side after the family bathroom. The door opening to the bedroom is 71cm/28’’ wide.

The bedroom is decorated in neutral colours and has a wooden floor.

The room has 90cm/3ft wide bunk beds and a built in wardrobe with a clothes rail at the height of 180cm/5’11. Other furnishings include a chest of drawers and a bedside cabinet.

The room is well lit by a window, bedside light and spotlights.

BEDROOM 3 Bedroom 3 is at the end of the corridor opposite the entrance.

The door opening is 71cm/28’’ wide.

The bedroom is decorated in neutral colours and has a wooden floor.

There is a zip-link bed which can be made into a 180cm/6ft super king size or 2 x 90cm/3ft beds. The bed height is 60cm/23.6’’ from the floor to the top of the mattress with 24cm/9.5’’ clear space underneath. The widest space around the bed is 100cm/3’3’’.

Furnishings include a futon sofa bed that sleeps 2 guests, 2 bedside tables, a chest of drawers with a TV and a built in wardrobe with a clothes rail at the height of 180cm/5’11’’.

The room is well lit by dual aspect windows, bedside lights and spotlights. BEDROOM 4

Bedroom 4 is located upstairs.

There is a 71cm/28’’ wide door on top of the landing leading to Bedroom 4 and Bedroom 5. Bedroom 4 is on the left hand side.

The door opening to Bedroom 4 is 71cm/28’’ wide.

The bedroom is decorated in neutral colours and has a carpeted floor.

The room has single bunk beds, bookshelves and a built in wardrobe with a clothes rail at the height of 185cm/6ft.

The room is well lit by spotlights and 2 wall mounted lights.

BEDROOM 5

Bedroom 5 is located upstairs on the right.

The door opening is 72cm/28.3’’ wide.

The bedroom is decorated in neutral colours and has a carpeted floor.

The room has a 180cm/6ft wide super king size bed with a height of 60cm/23.6’’ from the floor to the top of the mattress and 15cm/6’’ clear space underneath. Furniture includes 2 bedside tables, a chest of drawers, a chair without armrests and a built in wardrobe with a clothes rail at the height of 185cm/6ft.

The room is well lit by dual aspect windows, spotlights and 2 bedside lights.

A 65cm/25.5’’ wide door opens onto a balcony, the door has a 30cm/12’’ step.

A 71cm/28’’ wide door leads to the en-suite bathroom.

EN-SUITE BATHROOM

The bathroom has a bath, toilet and a shower.

The shower enclosure has a 5cm/2’’ step and measures 85 x 85cm/33.5 x 33.5’’. The enclosure has a vinyl floor. The shower controls are at the height of 120cm/3’11’’.

The bath is 61cm/24’’ high and 64cm/25.2’’ wide.

The toilet seat is 40cm/15.7’’ high. The wash basin has dual control mixer tap and is at the height of 84cm/33’’.

The bathroom has a tiled floor and is decorated in neutral colours and well lit by a window and spotlights.

Family Bathroom 1

The family bathroom is located on the ground floor opposite the entrance, past the staircase.

The door is 71cm/28’’ wide and step free.

The bathroom fittings include a shower, toilet and a bath.

The bath is 60cm/23.6’’ high and 65cm/25.5’’ wide.

The shower enclosure has an 8cm/3’’ step and measures 85 x 85cm/33.5 x 33.5’’. The enclosure has a vinyl floor. The shower controls are at the height of 120cm/3’11’’.

The toilet seat is 41cm/16.1’’ high. His and hers-style basins have dual control mixer taps and are at the height of 85cm/33.5’’.

The bathroom has tiled flooring and is decorated in neutral colours and well lit by a window and spotlights.

Family Bathroom 2

The second bathroom is located upstairs on the right from the landing.

The door is 71cm/28’’ wide and step free.

The bathroom has a shower and a toilet.

The walk in shower is step free and measures 78 x 147cm/30.8’’ x 4’10’’. The enclosure has a vinyl floor. The shower controls are at the height of 120cm/3’11’’.

Games Room/Bedroom 6

The games room is located in the annexe in the garden at the back of the house.

There are 15 paved steps (each 18cm/7’’ tall) leading to the annexe. Entrance is through a 97cm/3’2’’ wide sliding door, the door has a 20cm/8’’ tall step.

The room has a pool table, a bar, a double sofa bed and a wall mounted TV.

The floor is tiled; the room is well lit by dual aspect windows and spotlights.

A 72cm/28.3’’ wide door leads to the bathroom.

The bathroom has a shower and a toilet. The shower enclosure measures 117 x 74cm/3’10’’ x 2’5’’ and has a 15cm/6’’ tall step and a vinyl floor. The shower controls are at the height of 150cm/4’11.

The toilet seat is 41cm/16’’ tall; the wash basin has a single lever mixer tap and is at the height of 83cm/32.7’’.

Utility Room & Storage

The utility room/storage with the washer and dryer is located off the kitchen. The door opening is 79cm/31.1’’ wide.

The utility room has a tiled floor and is well lit by dual aspect windows and spotlights. Both the washer and dryer are front loading and are located on the floor level.

Further storage is available in a storage room in the entrance hall on the right hand side from the main entrance.

Outside Area There’s a paved seating area surrounded by lawn and a tiered garden at the back of the house. The garden has a hot tub.
