Nomura Real Estate to Participate in Serviced

Apartment Project “Staybridge Suites Thonglor” in Bangkok,

Nomura Real Estate Development Co., Ltd. (head office: Shinjuku Ward, Tokyo; President and Representative Director: Seiichi Miyajima; hereinafter “Nomura”) announces that it has decided to participate in a serviced apartment project in Bangkok, Thailand, in partnership with a local Thai developer, Origin Property Public Company Ltd. (hereinafter “Origin”). This will be Nomura’s first serviced apartment project, including projects within and outside of Japan, and the plan is to develop a 31-floor apartment with 303 units under the name “Staybridge Suites Bangkok Thonglor.” Furthermore, this project marks the first step into Asia Pacific for “Staybridge Suites,” the serviced apartment brand of InterContinental Hotels Group (hereinafter “IHG”) to be introduced by the two companies. Nomura has already worked with Origin on joint projects, including three for condominium housing* in Bangkok in August 2017, and plans to continue the favorable partnership as significant development in Bangkok is expected to continue.

The Nomura Real Estate Group has positioned overseas business as a growth field in its medium-term business plan (effective until March 2025). Accordingly, it plans to invest

approximately 300 billion yen in residential projects and commercial projects by the business term ending in March 2025, the majority of which will target Asian countries where real estate demand is growing. Thus far, Nomura has participated in development projects in Bangkok, Thailand; Shenyang, China; Ho Chi Minh City, Vietnam; and Manila, the Philippines. It looks to utilize its wealth of know-how in helping achieve “Connecting today with tomorrow’s possibilities” in Asian nations expected to see continued growth.

■Bangkok’s Serviced Apartment Market Bangkok’s serviced apartment market has maintained a high occupancy rate of over 80% in recent years due to the increase in foreign companies, along with economic growth. In particular, the number of Japanese, who represent the largest percentage of registered expats at approximately 24%, is increasing year by year as Japanese companies primarily engaged in manufacturing expand into the country. Centered around Japanese companies, foreign companies are expected to expand continuously into Thailand due to factors including the Eastern Economic Corridor (EEC), a policy promoted by the Thai government. Therefore, further expansion of the serviced apartment market in Bangkok can be expected.

■Entrust Operation to IHG/First “Staybridge” brand in Asia Pacific In this project, operational procedures are scheduled to be entrusted to IHG. IHG operates approximately 5,220 hotels and serviced apartments with over 770 thousand units in more than 100 countries around the globe and is one of the largest hotel groups worldwide with over 90 million people under its hotel membership programs. There are more than 250 serviced apartments under “Staybridge Suites,” a serviced apartment brand of the group, mainly in the U.S. and Europe. This project marks the brand’s first entry into Asia Pacific.

■Project Outline The project will be located in the area (Watthana District) known for being a residential area for foreigners, even among other areas of the capital Bangkok. In addition to the convenience of being located a 10-minute walk from Thonglor Station on the BTS, it provides excellent access to Suvarnabhumi International Airport and the industrial park area in eastern Bangkok as it is close to expressway. Furthermore, it has come to be one of the

largest residential areas for Japanese people in Southeast Asia as it is concentrated with facilities for living convenience suited to Japanese people such as numerous Japanese restaurants, Japanese food supermarkets, and a general hospital where the Japanese language can be used. The serviced apartment with a scale of 31 floors and 303 units will place its foundation here.

Nomura sets the above three tactics. Nomura will also “expand the investment management and brokerage business to meet the Cross-border investment demands” as part of Nomura`s service/management business, and actively absorb the in-bound and out-bound investment demands through “strengthening the cooperation with Nomura Security Group, whom has strong relations with number of investors”.
