This event has been three years in planning and will be the biggest and best self storage event to be held in Europe. The venue is the QEII Centre, in the heart of London, opposite Westminster. We have some of the most sought-after business speakers: including Sir Stuart Rose, former CEO of Marks and Spencer and Baroness Karren Brady, CEO of West Ham United Football Club, regularly seen on The Apprentice in the UK and other business media. There is also a broad range of industry speakers from around the world. We are fortunate to have Aki Kostiander, CIO and Head of Real Assets at United Bankers Asset Management Ltd. Aki brings John Trotman years of experience in asset management, with an emphasis on global real assets FEDESSA President and listed REITs. He is also a member of the Board at the leading Finnish self storage company - Cityvarasto Oyj, so he will be applying his economic knowledge specifically to the self storage market. Registrations are now open and full details on the event can be found in this magazine. The FEDESSA The fire at Shurgard in London has brought self storage to the attention of politicians and regulators, particularly in regards to the issues of customer insurance and sprinkler European Conference systems. The use of sprinkler systems in self storage has been long debated. Issues is coming to London of maintenance, false activation, damage by customers and potential leakage have this year. This event often outweighed the potential benefits of these systems. As was demonstrated in has been three years the Ocado warehouse fire in the UK, even a state of the art sprinkler system will not in planning and will be prevent a warehouse from burning to the ground if the fire department choose to the biggest and best fight the fire externally rather than enter the building. That said, sprinkler systems are self storage event to be improving, with new technology moving towards mist systems and other means that held in Europe. suffocate the fire rather than drown it. Under-insurance is also an issue that the industry has been dealing with for some time. The challenge is to get customers to correctly value their goods and insure them based on their full replacement value. Good staff training will help. If you reward your staff for selling insurance then consider doing so on the level of insurance sold per unit, rather than just how many customers are insured. Despite the broader economic issues around Brexit, trade wars, the waning of high Despite the broader street retail and all the other doom and gloom often reported in the media, the self economic issues storage industry continues to perform well. There is an increasing interest in the sector by institutional investors. However, there are very few large or even medium around Brexit, trade sized self storage portfolios on the market that many of these investors seek. The wars, the waning of level of bidding on those that have been sold in the past few years shows that they high street retail and are in high demand. all the other doom Access to property suitable for self storage is a major barrier to entry, and this is and gloom often limiting the growth of the industry generally. So while this can make it challenging reported in the media, for operators looking to expand their business, it also means that the industry is the self storage somewhat managing its growth with very little oversupply across Europe. The overall industry continues result is positive for existing operators and a healthy position for the industry to be in, to perform well. especially during a period of economic and political uncertainty. Volume 2, 2019 UNLOCKED | 5 CEO Report I am excited to be increasing the staffing level of the SSA UK and FEDESSA. Bringing some new people into the business enables us to improve our level of service to the membership and inject some new ideas and enthusiasm into the organisation. I have increased Paola’s hours so that she can provide more assistance to our growing number of European members. She is helping organise local events for Associations as well as distributing information and resources developed by individual associations across all FEDESSA members. FEDESSA is also taking on management of the Irish Self Storage Association to help them grow their membership in this developing market. Two new staff have been added to the SSA UK team. Helen Bourke is the new Operational Director and Hannah Speed the new Membership Services Officer, while Bryony moves into the Administration Officer role. You can read more about Helen Rennie Schafer and Hannah later in the magazine, they both bring a range of skills to the association, FEDESSA CEO particularly in the events and membership management fields. This is the first change in staff the association has had in almost 5 years, over which time the UK membership has increased by over a third. It will enable the association to take on some of the bigger projects that have been discussed at strategic planning sessions for some time. It also provides a great team heading into our biggest event ever, the FEDESSA The recent self storage conference in London, October 1 and 2. fires in Denmark and This time of year is a busy period for events in Europe. We have just had the Swedish conference in Stockholm which was a huge success. The event moved to a new London continue venue and had some fantastic speakers who really engaged with the audience and to occupy my agenda challenged some of the conventional thinking. There was also the Irish Associations with ongoing interest annual meeting in Dublin where topics including the recent fires and Facebook reviews were covered. On May 9 there is the UK annual report launch, also at a new from politicians venue, the Curzon Theatre in Bloomsbury. Then the Italian conference, now in its third and the media. year, being held in Venice on May 11. The Spanish conference is in Barcelona this year on May 23. Then on June 5 the first ever Benelux conference is being held bringing the Dutch and Belgian operators together. These events are a great way for members to network with other operators as well as hear from business speakers from both within the industry and externally. They are also a chance to meet with some of the many industry suppliers that sponsor and support these events. It is well worth taking a day out of your busy schedule to attend. The recent self storage fires in Denmark and London continue to occupy my agenda with ongoing interest from politicians and the media. There is no doubt that there are lessons to be learnt by the industry as a result of these fires, however it should also be recognised that fires in self storage buildings are very rare. The fire protection systems we have in place are primarily designed to preserve the life of customers Paola’s hours have and staff in the buildings. This is why we have fire rated mezzanine floors, easily accessible fire rated stairwells and early detection systems. Particularly in the London been increased with fire, it was demonstrated that these systems worked well with customers being FEDESSA so that she evacuated successfully despite the store being unmanned at the time. The fact that can provide more customers were underinsured is not a new development. We know that customers sometimes undervalue their goods in storage, sometimes through lack of knowledge assistance to our or understanding and sometimes deliberately for their own personal reasons.
