DESCRIPTION & SITUATION

Berrys have been favoured with instructions from R H Cambidge & Son to market for sale 9.59 acres (3.88 hectares) of land at Argoed known as Top Quabs, located to the west of the village of Kinnerley. The predominant soil type is Con- way, a deep stoneless, fine, silty and clayey soil, suitable for arable or grassland production. The land is gently sloping with good road access.

The land is located approximately 10 miles south of Oswestry and approximately 16 miles north of .

DIRECTIONS

From Oswestry proceed south along the A5 turning right at the Shotatton crossroads towards . On reaching Knockin take the left hand turning towards Kinnerley and then bear right into the village of Kinnerley. Continue through the village and on reaching Kinnerley primary school take a right hand turn along Argoed Road. Continue on this road for approximately 1 mile and the land is located on the left, denoted by a Berrys For Sale board.

VIEWING

The land may be viewed at any reasonable time during daylight hours by prospective purchasers in possession of the sale particulars.

PLANNING

The land is sold subject to any development plans, tree preservation orders, Town and Country Planning Schedule, re- striction or notice which may come into force, subject to any road widening or road improvement schemes, land charges and statutory bylaws, without obligation on the Vendor to specify them.

CROPPING

The land is currently cropped with winter wheat. Previous cropping comprises winter wheat (2010/2011), spring beans (2009/2010) and winter wheat (2008/2009).

RIGHTS OF WAY, EASEMENTS & COVENANTS

The land is accessed directly off the adjoining highway. There are two public footpaths crossing the land. The property is sold subject to any wayleaves, public or private rights of way, easements and covenants and all outgoings whether mentioned in these particulars or not.

The land is subject to wayleaves for overhead electricity apparatus, which passes over the land.

BOUNDARIES, ROADS & FENCES

Field boundaries consist of hedgerows and fences. The Purchaser shall be taken to have full knowledge of the bounda- ries and neither the Vendor nor their Agents will be responsible for defining any ownership of the boundaries.

SINGLE PAYMENT SCHEME ENTITLEMENTS

The land has been registered for Single Farm Payment. The entitlements allocated to the land under the Single Pay- ment Scheme will be included within the sale, subject to transfer rules. ENVIRONMENTAL STEWARDSHIP SCHEME

The land currently forms part of a Countryside Stewardship Scheme which will cease in October 2012. The Purchaser will be required to farm the land in accordance with the terms of this agreement until its expiry.

The land is within the boundary of the Nitrate Vulnerable Zone.

MELVERLEY INTERNAL DRAINAGE BOARD

The land lies within the Melverley Internal Drainage Board with the rates payable for 2011/2012 being £32.89.
