The design and specification of the proposed replacement window units to be installed within the enlarged ground floor openings on the front elevation are NOT approved by this permission. Before any alterations commence to alter the ground floor windows, the following details shall have been submitted to and approved in writing by the planning authority; (a) a specification for the design and dimensions of the window units to be installed within these two ground floor openings shall have been submitted to and approved in writing by the planning authority. The specification shall include details of the fenestration pattern, any means of opening, frame and astragal sizes and profiles, including a detailed cross section at a scale of 1:20. The design shall include a mullion between the two window units within each opening and the fenestration pattern shall comprise 1 over 1 sash and case style, unless otherwise agreed by the planning authority. (b) a specification for the design and finish of the margins of the altered window openings on the ground floor of the front elevation. Thereafter, the development shall be implemented in accordance with the approved details. 8 2. The exterior of the ventilation flue annotated on the approved Proposed Elevation Plan shall be finished in a dark grey or black colour, unless otherwise agreed by the planning authority. 3. The section of timber screen fence annotated on the approved Site Plan shall be completed before the first use of the patio area at the rear of the building. 4. Before any works commence on site, details of a Construction Management Plan shall have been submitted to and approved in writing by the planning authority. The Plan shall include; i) Details of the proposed arrangements to manage deliveries and storage of materials during the construction period. ii) Details of the proposed measures to minimise the risk of nuisance to neighbours including from noise, vibration, dust and lighting during the construction period.
