Ref: LCAA6342 £775,000 Ref: LCAA6342 £775,000 Wandsley, Lerryn, Nr. Lostwithiel, Cornwall FREEHOLD An exquisite and idyllic ‘chocolate box’ cottage in a breathtakingly beautiful location on the banks of the River Lerryn. A very rare chance to acquire this charming, extended and refurbished detached 3 bedroomed cottage which enjoys an enviable setting with grass slipway and direct waterfrontage to the River Lerryn and glorious views from most rooms over the river and surrounding countryside. The cottage is set within lovely gardens and woodland approaching an acre. 2 Ref: LCAA6342 SUMMARY OF ACCOMMODATION Ground Floor: sitting room, dining room, kitchen, rear hall/utility room, bathroom. First Floor: 3 double bedrooms (one en-suite) via two separate staircases. Outside: glorious river fronting garden with a grass slipway into the river, a lovely summerhouse and the ability to moor boats on the riverbank. Attractive gardens behind the cottage ascend a hill providing tiers of well stocked flower and shrub beds, level areas of lawn, a large workshop and storage shed with two further sheds beyond and a wild garden which mainly comprises mature woodland, largely left as a nature reserve. In all, the gardens and woodland are approaching an acre. DESCRIPTION Wandsley represents a very rare opportunity to purchase one of only a few properties that directly front the River Lerryn with boating facilities immediately available at the end of your garden. The extended and refurbished, charming, three bedroomed detached cottage occupies an incredibly beautiful position alongside the river with a grass slipway into the river with the ability to moor boats alongside the riverbank. The garden adjoining the river comprises a large lawned area which also provides an off-road parking area for three cars and a lovely summerhouse overlooking the water. A narrow lane that runs along the river separates the waterfronting garden from the main garden and cottage. This is a no-through lane which serves just a few properties further 3 Ref: LCAA6342 on and eventually culminates in Lerryn Woods. Behind the cottage a large garden ascends through well landscaped and stocked flower and shrub bed borders to level areas of lawn with steps leading up past a large workshop/store and two further large sheds in the gardens above. Beyond the more formal areas is a vegetable garden and to the rear of the gardens a large area of woodland and wild garden, left largely as a nature reserve. In all, the grounds and woodland are approaching an acre. The cottage faces in a southerly direction enjoying the best of the daily sun with direct views across the river to the cottages on the other side and also encompassing the beautiful surrounding unspoilt countryside and woodland. The views are ever changing with the tides and constant boating/river activity with a wide variety of wildlife using the river daily. There are beautiful walks literally on your doorstep through the neighbouring woods which come under the stewardship of the National Trust. The properties along the river come to the market very seldom and therefore it is no exaggeration to say that this may well be a once in a lifetime opportunity. LOCATION Lerryn is a picturesque sleepy village that sits astride the River Lerryn which is a tributary of the River Fowey. Both the River Fowey and River Lerryn provide beautiful unspoilt waterways to explore and enjoy with sailing craft, pleasure craft, kayaks/canoes etc. There is excellent tidal fishing on the river and down stream, once entering the River Fowey there is easy access down past the village of Golant to Fowey itself which has active sailing clubs which has a variety of races throughout the year. Fowey holds an annual regatta which features the Red Arrows aerial display team and comprises a week 4 Ref: LCAA6342 of enjoyment with a wide variety of events. Fowey itself is a picturesque village of mainly older properties featuring a lovely variety of individual shops and there are also all the boat yard/chandlery facilities one could wish for both in Fowey and the village on the opposite side of the river, Polruan. Up river from the confluence of the River Fowey and the River Lerryn is the town of Lostwithiel which can also be approached through a pretty country lane than runs from Lerryn to Lostwithiel. Lostwithiel was at one time the county capital and its ancient church still bears the scares of the Civil War. The quaint streets provide a wide variety of cafés, inns, restaurants, antique shops and two mini supermarkets whilst its mainline station provides a direct link to London Paddington with approximate travel time of 4½ hours. The nearest major towns are Bodmin to the north and St Austell to the west both of which provide secondary schooling, out of town trading estates and supermarkets, leisure facilities and a wider variety of shops. To the east lies the picturesque fishing village of Looe which also provides an excellent mix of shops and boat/fishing trips can be booked from its picturesque harbour. From Lostwithiel the road network provides easy access out to the A30 or follows the A38 towards Liskeard, both of which then remain largely dual carriageway linking to the Devon cities of Plymouth and then Exeter. From Exeter the rest of the national motorway network can be accessed. Other nearby attractions include the Eden Project near St Austell, the Lost Gardens of Heligan and there is an excellent 18-hole golf course at Lanhydrock, near Lostwithiel. 5 Ref: LCAA6342 THE ACCOMMODATION COMPRISES (all floor plans and dimensions are approximate) Small paned part timber panelled front door to:- ENTRANCE PORCH. Callington News August 2017 www.callington-tc.gov.uk Bowling Club raises the bar for the second year running A bit of creative flair and a lot of obvious hard work, with a great sense of fun, combined to make the Bowling Club deserved overall winners of the Best Adult Float award in the Carnival and the Best in Carnival with their themed entry of The Armada. With a float which sported Sir Francis Drake and companions and accompanying walkers providing an excellent portrayal of the entire Spanish fleet, the bowlers proved that enthusiasm and a bit of graft can bring just rewards and help a group of people gel. All the entries put in a bucketful of effort and obviously had a great day out, and it was great to see a good number of specialist classic cars and agricultural vehicles, as well as commercial entries from the area. Why not put Saturday 7th July 2018 into your diaries now and set about gathering friends, neighbours or fellow workers to plan, design and build a float or a walking entry? Or, if you would like to get involved in the preparations during the run-up to the carnival, why not join the Carnival Committee? Otherwise, there is always a need for volunteers to help on the day in a variety of roles. Cleaning Up Callington Callington Community Litter Pick Group carried out their third litter pick at the end of June and collected 20+ bags of rubbish around the town. Thank you to everyone that turned up, it is so good to have the support of local business and the community.

These estuary sites located on the Cornish coast protects a to- tal area of 2 km2 making it one of the smallest MCZs. The larger area protects the upper tidal reaches of the Fowey estuary extend- ing to Lostwithiel and including the River Lerryn, Penpoll Creek and Bodmin Pill. The smaller area protects Pont Pill, a tributary estuary flowing into the Fowey on the Eastern side near Polruan. Upper Fowey and Pont Pill MCZs protect an area that is representative of the estuarine habitats found across the south-west region. The Fowey estuary contains intertidal mud and sediments, as well as saltmarshes and unusual estuarine rocky habitats which create an environment capable of supporting a diverse range of species. A range of habitats and associated species are present within these MCZs including coastal saltmarshes and sa- line reedbeds. Saltmarshes are found in the upper sections of intertidal mudflats, in areas sheltered from wave action and are characterised by a range of specialised salt tolerant species. Saline reedbeds are restricted to the very top of the tidal range, typically in areas where there are freshwater inputs which create more brackish condi- tions. Intertidal mud flats and saltmarshes act as important food and habitat resources for wading birds and wild- fowl.
