One cannot emphasise how perfect the setting for this property is for those who desire complete tranquillity and rural peace. The approach is extremely pretty, initially along narrow country lanes with a turning in a farmstead leading off onto an unmade but well metalled private track that descends through picturesque mature woodland to just two properties, this cottage and an old mill further down the valley. The surrounding countryside comprises in the main acres of mature National Trust woodland with open farmland on the opposite side of the valley. The elevated position the cottage affords some lovely views to the front over the woodland and surrounding countryside and with no near neighbours you are only surrounded by natures beauty and the sounds of wildlife. Adjacent to the track that leads down to the cottage is a vehicular ramp ascending to the cottage where twin timber gates open onto lawned gardens which encircle the property on three sides. The path leads up to a broad slate paved terrace at the front of the cottage providing the perfect place to sit and enjoy the views. A pitched roof entrance porch with built-in wooden seating on one side, leads to a wooden panelled front door which opens directly into a large sitting/dining room with two beautiful diamond paned windows overlooking the valley. At one end is an open fireplace with built-in woodburning stove and the room has a central hub for an audio system with speaker outlets in this room, the kitchen and bedroom 1. A turning staircase ascends to the first floor where are three generous bedrooms, all with built-in cupboards and a well equipped white bathroom with modern sanitaryware, complimentary tiling and a window overlooking the gardens. The location of this property needs to be seen in order to be fully appreciated and such picturesque properties in such tranquil private settings are so seldom found that it is likely that the availability of St Winnow Mill Cottage will attract considerable interest. HISTORICAL NOTE The previous owners were both archaeologists and had the opportunity to research the history of the local area and their findings were as follows:- St Winnow Mill was first recorded in 1331 although it is likely that it was established long before then. The present ruined building owned by the National Trust contains 17th and 19th century features and St Winnow Mill Cottage was built between 1840 and 1868, in which year is appears on an estate map. The mill ceased working by 1902 when the last miller (George Willcock) stayed on in the cottage to work as a wood ranger for the St Winnow Manor until the advent of the First World War when both he and the cottage were switched to Ethy Manor. George Willcock was still a wood ranger of Ethy Woods during the Second World War and members of his family occupied the cottage until it was bought by the National Trust in 1959. A tenancy was later granted to a Mrs Thorne who stayed in the cottage until more recent times when the cottage was repaired and re-roofed by the National Trust prior to being sold in 1995 with funds from the sale of this and other properties being earmarked for work on St Michael’s Mount. 5 Ref: LCAA5733 LOCATION This delightful period stone cottage enjoys a truly exceptional tranquil private rural setting on the side of a valley surrounded by mature National Trust woodland and open countryside beyond. Various footpaths snake through the valley providing immediate access to some spectacularly beautiful country walks through the surrounding woodland which sits on a fork between the River Fowey and the River Lerryn with a footpath following both rivers. The nearest village of Lerryn is a delightfully picturesque village on the upper tidal reaches of this tributary of the River Fowey. The village offers a local village store and post office, a local inn and primary school. The village has an excellent and lively community. The nearest town is Lostwithiel, which was at one time Cornwall’s capital and features an interesting and impressive local church which stills bears some scars from the Civil War. Lostwithiel has several more supermarkets/stores, a further primary school and a variety of antique shops and an auction room. The town sits astride the upper tidal reaches of the River Fowey allowing access to the river for some pleasure and sailing crafts. The surrounding countryside is arguably some of the most beautiful and unspoilt in Cornwall featuring open farmland with sparse habitation and tracts of mature deciduous woodland. Further down the River Fowey are the villages of Golant where moorings are available in the tidal river and in the deep natural harbour of Fowey are two yacht clubs and a wide assortment of pleasure and sailing craft facilities. Fowey itself is a delightful picturesque town with a wide eclectic mix of individual shops and a ferry that connects the town to the village of Polruan on the opposite bank. The lanes around Lerryn lead across country to the picturesque fishing village of Looe which provides further facilities and fishing trips that can be booked from the harbour. Lostwithiel has a mainline railway station that provides a direct link to London Paddington with approximate travel time of 4½ hours. The A390 road through Lostwithiel proceeds north eastwards towards Plymouth where it becomes the A38 and remains dual carriageway all the way northwards to Exeter where it links with the national motorway network. 6 Ref: LCAA5733 THE ACCOMMODATION COMPRISES (all floor plans and dimensions are approximate) Tall archway with granite step to:- ENTRANCE PORCH.
