The Land The land extends in total to 3.88 acres (1.57 hectares) being gently north facing free draining productive permanent pasture.

Lot 1 A permanent pasture paddock extending to 2.28 acres (0.92 hectares) with the benefit of access via a shared 10’0 wide access to the east of the land to the adjoining road.

The north-west and eastern boundaries are Devon hedge banks with some semi-mature tree growth with the benefit of post and rail guard fencing. N.B. Directions (See Location Plan at the rear of these Particulars) From the A38 Devon Expressway, if heading west towards Plymouth, turn off at Smithaleigh and if heading east towards Exeter, take the Lee Mill turn onto Plymouth Road and after a short distance turn left turning back on yourself into New Park Road and head out following the signs to Smithaleigh. At Smithaleigh take the southerly road past Smithaleigh Caravan and Camping Park on your right after about a quarter of a mile at Choakford Cross fork left and after a further 250 yards fork right.
