Famous for its long esplanade, beaches and attractive public gardens, Sidmouth provides for most every day requirements, including a range of quality shops and amenities, as well as recreational facilities which include a theatre and cinema, swimming pool, sailing club, cricket, tennis and croquet clubs, and a popular golf course. The market town of Honiton lies inland to the north and has further facilities including a main line rail link to London (Waterloo). The University and Cathedral City of Exeter is further towards the west along the A3052 and has an excellent range of shopping facilities within the new Princesshay Development and High Street. There are good communications with a main line rail link to London (Paddington) as well as access to the M5 and Exeter International Airport. The property is well located for walking and riding enthusiasts with a number of foot and bridle paths in the area to take advantage of the surrounding coast and countryside. Description The original part of Sextons Cottage is believed to date back to the 17th Century and, although this has not been confirmed, originally the house formed two cottages looking out on to the small Devon lane. In the early 70s the property was purchased by a local builder for his own home. The property was then substantially extended creating the majority of the current 3,935 sq ft home standing today. The extension seamlessly joins the modern cavity wall construction with the traditional cob and stone of the former cottages, resulting in an impressive character home overlooking the landscaped grounds. The property benefits from leaded light windows most of which are double glazed and some with double glazed secondary glazing. Accommodation A porch leads into an entrance hall with stairs leading to the first floor and access to the principal rooms. The drawing room has exposed beams and a fireplace as does the family room/study with stove. Into the extended part of the house is the dining room and cloakroom. The kitchen/breakfast room is a double aspect room with a range of hand crafted Maple units with brass hinges and worktops, including an island unit. Please note that the main appliances; electric oven, second oven, induction hob and built-in microwave were installed in early August. The large sitting room was converted from the former garage and has an impressive bay window and curved window seat. The floor has been tiled with Bavarian Jurassic Limestone which includes visible fossils. Off this room our clients added a sun room, glazed to the front and part of the roof allowing plenty of light and better heat control. This room with the adjacent wet room has the versatility to be a sixth ground floor bedroom. On the first floor are five double bedrooms, three with en suites (two of these with baths), as well as a recently re-fitted family bathroom. Each of the bathrooms feature individual hand painted tiles. Outside and Grounds Generous timber electric gates provide an imposing entrance leading along the sweeping drive to a gravel parking area to the front of the house and the DOUBLE GARAGE. A SINGLE GARAGE, accessed from the road provides further storage. A paved patio extends around the property, overlooking the private gardens and adjoining the Metcombe Brook, which runs to the rear of the house. The gardens are predominately laid to lawn interspersed by large specimen trees. A timber five-bar gate and post and rail fence separates the garden from a near level paddock that leads on down towards the river meadow. The river meadow runs alongside the River Otter with approximately 554 yards (516 m) of single bank fishing rights. There is a separate access to the fields from the village. He emphasised that local people need to be involved as it is the Community’s Plan. A Working Group has been established and it is looking for more members. Once a Neighbourhood Plan has been approved after a referendum then it must be taken into consideration by the District Council when deciding on planning applications. Developers are constrained by a Neighbourhood Plan. There is a lot to do to achieve a Neighbourhood Plan and the Working Group needs your views and your help.

I feel very strongly that it would not be in the best interests of this village to exclude it from the area of Teignmouth, as this is where most people go for shopping and services. The boundary of the A 380 and the extensive building there recently makes it difficult to get into Kingsteignton, whereas Teignmouth adjoins our village and is very accessible. The boundary between the two is not well marked and we identify with and share facilities and activities very much with Teignmouth and Shaldon. Our recent village festival was well attended by Teignmouth Residents and many people here are involved in organisations there, especially sailing and rowing, local churches and choirs, political groups and the arts. We feel very much a coastal area and our identity is here. We have a very active and strong local identity which includes Teignmouth and is highly valued by the people who live and visit here. REPORT FROM THE DEVON & CORNWALL CONSTABULARY PC Thomas introduced PCSO Steve Trail to the meeting who was now a full time member of the team covering the rural area. PCSO Maria Clapp remains covering Ottery St Mary and Feniton. PC Phil Thomas went on to compare the crime statistics for the previous year and announced that there was a significant decrease in crime in Devon. This included burglaries and public violence. PCSO Maria Clapp gave a detailed resume of her work and events within Ottery St Mary and Feniton. Reference was made to the flooding in October where the community came together to help in the aftermath of the floods.
