HEALTHY HAPPY ATTITUDES Harrietstown Housing Authority Volume 18 Issue 8 www.harrietstownha.org August 2018 Sarah’s News The summer heat is not slowing my work. I’m busier than ever. Not all of you know that the Housing Authority is affiliated with a small non-profit organization, the Adirondack Housing Development Corporation (AHDC). Since 2012, AHDC has managed the Helen Hill Apartments on the corner of Front and Helen streets in Saranac Lake. AHDC is paid for its manage- ment of the apartments and, because AHDC contracts with the Housing Authority for the staff to do this work, the Housing Authority also is paid. This revenue enables the Housing Authority to operate closer to its budg- et. AHDC has been working for more than two years to ready itself to acquire the Helen Hill Apartments and obtain funding to make needed upgrades. In May, New York State Homes and Community Renewal awarded AHDC an almost $700,000 loan/award to make many of the needed improve- ments. AHDC and the owner have a signed purchase and sale agreement conditioned on the satisfaction of certain terms – terms that are being addressed over time. If all progresses as hoped, AHDC will own the Helen Hill Apartments this fall and commence upgrades immediately. AHDC will continue to contract with the Housing Authority for staff; and, AHDC will continue to pay the Housing Authority for staff’s work. AHDC’s mission, in part, is to provide decent, affordable housing and re- lated community services and facilities designed to meet the needs and requirements of low income families and individuals. This can occur via the development, acquisition, construction, renovation, operation, maintenance, and improvement of rental housing and home ownership opportunities, and/or the provision of social, recreational, health, and other non-housing facilities and services in connection therewith. Its board is made up of three individuals from the Housing Authority’s Board of Commissioners and four individuals from the greater communi- ty. Allen Dunham is President and I am CEO. I kid you not. Tasks range from changing a lightbulb to clearing snow to prepping a unit for a new tenant. There is ALWAYS something to do. All work orders completed? Prep a vacant unit. No vacant units to prep? Mow the lawn. Grass not too long? Address some trip hazards. It can go on and on and on and on…. Reviewing work order data for 2017, maintenance staff responded to 457 work orders, 297 in the Lake Flower apartment building and 160 at the Algonquin complex. These work orders represent a lot of light bulbs, plumbing issues, electrical glitches, etc. Each one has the potential to be far more serious than realized at the beginning. While the Housing Authority’s grounds are not on a par with New York’s botanical gardens, our staff mow, trim, and sweep. In the winter, snow and ice are cleared. With the unpredictability of storms, work to clear snow can often in- terfere with other maintenance tasks. Looking back on the number of units that were readied for new tenants in 2017, 26 units were made ready for new tenants at Lake Flower and 13 units were made ready for new tenants at Algonquin. That’s a lot of cleaning, repair- ing, replacing, and painting. So, the next time you call in a work order, see the snow fall, or watch a neighbor move out, think about the mainte- nance staff and the work that awaits. RESIDENT NEWS AND ISSUES...By Debbie Zerrahn Hard to believe it is August already. Time to get the school clothes and supplies in order. July was very hot and hu- mid. Cooler weather is coming our way. Start thinking about where to store all the summer toys and lawn furni- ture. Make sure your back yard is neat and clean. Get ready for the ugly white stuff. Still have a month to enjoy the good weather. Get out, take a hike, ride a bike, or go for a swim. Enjoy the great Adiron- dack outdoors. Lake Flower residents, get outside and enjoy the picnic ar- ea. Have a BBQ, or take a walk. Enjoy the warm water. Go fishing. Before long, you will be back inside for a long win- ter.
