Your attention is drawn to the Important Notice on the last page of the text. The Property Birch House is a classically proportioned Regency house dating back to the early 1800’s. Built largely of sandstone and stucco beneath a hipped roof, Birch House sits on the edge of the village with fine views out to the south east. Approached through impressive gates and up a drive to a large tarmac parking area, the house sits proudly with mature gardens and trees all around. The house is entered through the porch with some fine stained glass windows to a large hall with doors off to the magnificently proportioned reception rooms with their stunning views out over the garden. Original features include fine oak floors, ornate coving and plasterwork, marble fireplace, and tall shuttered sash windows. A staircase with stick banisters and mahogany handrail leads up and round to a large landing with doors off to the bedrooms. A splendid Orangery off the kitchen was added quite recently and the house has always been well-maintained and improved. Adjoining the house is Birch House Cottage which though originally the west wing has been used as separate accommodation and is a good house in itself. This could easily be reincorporated back into the main house. Gardens and grounds Birch House has lovely mature grounds to three sides. From the veranda formal lawns flanked by a variety of mature trees and shrubs including ash, oak, yew, acer, lime and cherry run down to a post and rail boundary fence. Further round to the east the driveway leads down to the impressive wrought iron gates set in dressed stone pillars within the boundary wall, alongside of which is the start of the woodland walk with a host of mature trees, azaleas and rhododendrons. Adjacent to the porch is the main tarmac parking area dominated by a magnificent cedar and alongside is a thick bank of laurel and other mature shrubs. To the rear a stone wall with flanking herbaceous beds leads round past the cottage’s private garden. A flagstone terrace is just outside the Orangery. Situation Birch House is situated on the edge of the small village of Much Birch about 5 miles south of Hereford. Communications are excellent with the A49 providing fast access to the A40 and M50 (junction 4) at Ross-on-Wye. Hereford has a rail station with an intercity service.
