Property Summary GENERAL REMARKS AND STIPULATIONS (which where applicable shall be deemed part of the Conditions of Sale) SITUATION The property is very well situated on the southern edge of the popular village of Kingsthorne in South Herefordshire. The Cathedral City of Hereford is about 5 miles distant. The property is also conveniently located within about 9 miles of the town of Ross-on-Wye. The M50 is about 10 miles distant and this ensures excellent road communications throughout the country. DIRECTIONS From Ross-on-Wye take the A49 for about 8 miles and in the village of Much Birch turn right signposted Kingsthorne. Proceed long this road for about one mile and the property is situated on the right hand side of the road before entering the village of Kingsthorne. TENURE The property is presumed to be freehold and not subject to any restrictions of an onerous or unusual nature. SERVICES Mains water and electricity are available for connection. The environmental appraisal of the Pixley and District Group NDP has been undertaken in line with the Environmental Assessment of Plan and Programmes Regulations 2004. Stage A of the SEA process involved Scoping and Stage B provided a review and analysis of the NDP. Stage C involved preparing an Environmental Report and Stage D comprises a formal consultation on both this and the Draft Plan itself. The Pixley and District Group Parish has undertaken to prepare an NDP and this process has been subject to environmental appraisal pursuant to the SEA Directive.
