EAST LONDON RESIDENTIAL MARKET COMMENTARY

There has been a consistent failure to deliver the homes needed in London which has resulted in an acute supply-demand imbalance. As such, there remains ample headroom for continued price growth in East London.

STRUCTURAL HOUSING UNDER SUPPLY

Significant demand for homes in eastern postcodes is dramatically changing the landscape of the London property market. The areas which have experienced the biggest rises in value most recently are no longer at the core. The boroughs of Hackney, Tower Hamlets, Lewisham, Newham and Greenwich have seen the biggest rises in house prices as buyers look for value.

Woolwich is an attractive market owner occupiers and investors alike. The relative affordability of prices has been a huge draw to young professionals working in Canary Wharf, The City and the rest of Central London. Buy-to-let investors appreciate significantly more attractive income yields compared with to Central London markets.

Computer Generated Image BUSINESS RE-DEFINING EAST LONDON

London’s dynamic business community is redefining the East. The variety of businesses now based in East London ranges from major banks, professional services firms and media organisations to technology, media, telecommunications and creative industries. As occupiers continue to take space demand for quality residential accommodation in East London is only fuelled further.

The development of Canary Wharf in the early 1990s was the trailblazer for regeneration of East London. This has now matured into the capital’s secondary financial hub and is home to a number of the large multinationals, including KPMG, HSBC, BP, Thomson Reuters and Bank of America.

The 2012 London Olympics and the delivery of Crossrail has proven to be a second catalyst to regenerating east London. There are a number of large developments underway or in the pipeline that are changing the face of east London and firmly cementing the location as one of London’s key business districts.
