Wilson Lane, BENDIGO CBD | 2 Bendigo Bendigo is located some 150 kilometres to the North West of Melbourne and is Victoria’s 3rd largest City behind Melbourne and Geelong. It is serviced by hourly passenger train to the state’s capital and also a dual lane Freeway. The population of Bendigo is currently estimated at 120,000 with forward estimates showing a population of some 156,000 by 2036, making the region one of the fastest growing areas nationally and a property ‘hot spot’. Of note, pre-covid Qantas were running daily flights to and from Sydney, with plans and costings complete to add further services to places like Adelaide and also Canberra in the not too distant future. Continued talk of a fast rail link to Melbourne will further unlock growth opportunities in the region, particularly for the commuter market. Bendigo also enjoys one of Australia’s most renowned Arts Precincts, which is located close to the headquarters of the ASX top 100 listed Bendigo & Adelaide Bank. Other key drivers of the local economy are the new Hospital precinct, which recently had an almost $1 billion facelift, the La Trobe University Campus, the Fosterville Mine and the new GovHub and Law Courts development. There are currently 3 large scale Hotel developments going through planning at council which is further testament to the growth trajectory of the Bendigo region. Wilson Lane, BENDIGO CBD | 3 Bendigo CBD Bendigo City Centre is the most important retail and commercial centre for northern and central Victoria. It is Greater Bendigo’s primary employment area, providing a full range of higher order commercial, retail, visitor, social, civic, cultural, tourism and entertainment activities. There are estimated to be over 14,000 jobs located in the City Centre, with a forecast for continued growth in the health sector, financial and insurance services, professional services, and education and training. The City Centre generates an economic output of $3.3 billion, close to one quarter of the output for Greater Bendigo. It is expected that the CBD will grow from the current population figure of around 5,900 to 8,700 by 2036. Bendigo is attractive to young adults with 15.8 percent of the population aged between 20 and 29 years. Sustainability measures incorporated into the design include: • High performance openable double glazing, designed to maximise natural light and ventilation through your home whilst also thermally and acoustically insulating you from the outside when you need it; • LED and sensor lighting - to minimise power usage; • Installation of an Embedded Network - linked to a rooftop 40kw solar electricity system, which means that the building can buy green energy at wholesale customer rates, offset the building use by what we generate and charge each occupant for their relative consumption at a reduced relative cost; • Electrical sub board and management - enables electric charge stations for 100% of vehicles on site; Artist’s impression. Wilson Lane, BENDIGO CBD | 7 Design Features Continued... • Centralised hot water - a highly efficient Co2 heat exchanger running on a constant loop not only removes connection fees being duplicated but means water is immediately at temperature and reduces water wastage and heating costs; • No gas - All cook tops are induction and with the centralised hot water plant the building will be carbon neutral in use; • Acoustic and thermal insulation and thermal mass - increased to ensure that occupants are always comfortable, and the conditioned spaced below the apartments help pre condition the homes so that minimal mechanical intervention is needed to keep the homes comfortable; • Organic waste - on site processing into reusable fertiliser; • Waste and recyclables - separation and private collection several times a week; and • Convenient CBD location - reducing resident need to drive. Wilson Lane, BENDIGO CBD | 8 Accessible design During the building design phase, accessibility consultants were engaged to ensure that the building is suitable for people with mobility issues. Whilst challenging to design and more expensive to build, we feel this feature is a unique value proposition as it makes it the only central Bendigo development that supports residents to age in place. Design elements seamlessly integrated include: • set down decks and bathrooms slabs to allow water to drain away without needing to have raised hobs; • wider doorways; • increased circulation space in kitchens and bathrooms that allow for mobility aids; and • ensuring that occupants can move around the entire site without ever encountering a step. Outdoor Park We have incorporated “Harrison Park”, a grassed public open space, where building occupants can take a break, enjoy lunch or a coffee and get some sunshine during the work-day.

    GREATER BENDIGO PLANNING SCHEME 21.08 ENVIRONMENT 26/04/2018 C221 21.08-1 Natural resource management 26/04/2018 C221 Overview Greater Bendigo has many land and water features that must be conserved and enhanced for the benefit of future generations. There is a diverse range of land types, from the granite hills of Metcalfe to the ridges and valleys in the centre of the municipality to the fertile plains in the north and west. The municipality is located within the Murray-Darling Basin, the North Central Catchment Region and the catchments of the Loddon and Campaspe Rivers with the exception of a small area in the east which is within the Goulburn Broken Catchment Region. The ongoing implementation of the regional catchment management strategies for the North Central and Goulburn Broken regions needs to be coordinated with the planning scheme. Lake Eppalock is an important resource, which provides an increasing proportion of Bendigo’s domestic water supply. The sustainable use of land and water is important and the protection of these assets and values is linked to the economic, cultural and environmental aspects of Greater Bendigo and the region. There is also a need to protect both surface and groundwater from high nutrient loads and from the impacts of dry land salinity and erosion. The protection of these resources is dependent on land use and land management practices in both urban and rural areas. The Box Ironbark region is a distinctive natural area of Victoria. Its diverse vegetation covers at least 17 Ecological Vegetation Classes, and also has distinctive fauna including birds, mammals, reptiles and frogs.
