DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS FOR VERANDA PRESERVE THIS DECLARATION of Covenants, Conditions, and Restrictions for Veranda Preserve ("Declaration") is made this _____ day of ______, 2018, by Veranda St. Lucie Land Holdings, LLC, a Delaware limited liability company (“Developer”), for itself and its successors or assigns. W I T N E S S E T H: WHEREAS, Developer is the owner of the real property located in St. Lucie County, Florida more particularly described in Exhibit "A" attached hereto and incorporated herein by reference (“Property”); and WHEREAS, the Property (as hereinafter defined) will be developed into a residential planned development within which Developer intends for Builders (as hereinafter defined) to construct single family homes; and WHEREAS, to preserve the value and desirability of the Property and amenities thereon for the benefit of all owners of the Property, and to establish a method for the administration, maintenance, preservation, use and enjoyment of such Property as are now or may hereafter be subject to this Declaration, Developer deems it desirable to subject the Property to certain protective covenants, conditions and restrictions hereinafter set forth; and WHEREAS, the Developer has caused the incorporation of the Veranda Preserve Homeowners Association, Inc.
