This document describes the proposed application at Lot 3 Brisbane St, Launceston TAS. 7250, and should be cross-referenced with drawings A000 to A105 by S. Group.

Overview: Lot 3 Brisbane Street is situated on an internal lot surrounded by 205 Brisbane St, 193-197 Brisbane St. 191 Brisbane St, 187 Brisbane St and 22 Wellington St.

The existing building of Lot 3 Brisbane St is currently a vacant warehouse of 392m 2 and sits within the 15.0 Urban Mixed-Use Zone of the Launceston Interim Planning Scheme 2015. The property also has no planning scheme overlays and is not heritage listed.

The property is accessed via vehicle over an existing ‘Right of Way’ off Brisbane St between Bathurst St and Wellington St. There is also pedestrian access via a ‘Right of Way’ between 191 & 187 Brisbane St.

The Proposal: The proposed works to Lot 3 Brisbane Street is to demolish the existing internal walls of the vacant warehouse and form three new 2-storey residential dwellings.

Each dwelling will contain 3 bedrooms, 2 bathrooms and open plan kitchen, living and dining areas. Each dwelling will also contain an upper level open air courtyard allowing natural light to the bedrooms on the ground floor via a light well.

Each dwelling contains off-street parking on the ground floor along with secure private storage space. Each dwelling also has private open space off living via the terrace and internal upper level courtyard.

Pedestrian access to each dwelling can be made via the existing ‘Right of Way’ between 191 & 187 Brisbane St.
