More recently, it has been comprehensively refurbished and offers a wealth of character with all the modern services a family needs. From a courtyard garden fronting the property, there is entry into a wonderful kitchen-living-dining space with beamed ceiling and flagstone floor. To one end is a deep fireplace with efficient woodburner within and a seating and dining area around it whilst to the other end is a luxury, oak 'Sigma-3' kitchen with plentiful storage, granite work tops and a range of appliances, which are all to remain and include a 5-burner gas hob, double electric oven, fully integrated washing machine, slimline dishwasher, larder fridge, freezer and second fridge. A door opens to the rear garden while a staircase leads up to the bedrooms; two steps lead down into a separate family lounge. This second reception room is a generous size with windows to three elevations and a feature chimney breast. To the first floor are the three bedrooms and a family bathroom. The large master bedroom looks out over the rear garden and features a modern, en suite shower room and an adjoining walk-in wardrobe. The other two bedrooms are both doubles and both feature fitted wardrobes. Both these have use of the modern family bathroom with its freestanding bath and separate, deep shower cubicle. GARDENS AND GROUNDS From the lane leading through the village, a driveway leads into New Parc Cottage and also gives access to 'The Stables' opposite. It is understood the block-paved driveway is owned by New Parc Cottage. 'The Stables' has a right of access over this and contributes to the maintenance. To the far end of the driveway is the parking area for the Cottage. Screened from the driveway by high hedging and accessed via a pedestrian gate is a very pleasant cobbled courtyard area. From here there is access into the kitchen-living room. To the rear of the property is a sheltered, south-facing garden accessed from the kitchen-living room. It is mainly laid to lawn and screened from the village lane by mature shrubs and hedging plants. A gated, pedestrian entrance opens to this lane. Follow this road for approximately two miles, taking the second turning left sign posted St. Donats Art Centre. Follow this road until reaching a T-junction, turn left again and the turning into New Parc Cottages will lie on your left hand side after about 300 yards. It is these buildings which are often the main contributors to local distinctiveness, but which have to date, remained un-surveyed and afforded little recognition or protection. The original County Treasures project was published by the then South Glamorgan County Council in the late 1970’s. It was conceived as a locally adopted inventory of ‘special features’ in the former County area. However, as a result of local government restructuring, the changes to local authority boundaries, as well as changes in responsibilities and funding mechanisms the survey was never completed, and as a consequence was not comprehensive in its coverage.

Their prominence largely develops from the time of the Rev. Robert Nicholl (1763-1849), of the Ham, Llantwit Major, ordained in 1787, curate of Chevenage, Gloucestershire, 1788-1789, and later rector of Port Eynon, Glamorgan, (1795) and Llanmaes, Glamorgan (1824). Robert received bequests in 1783 and 1786, and an annuity of £105 under the will of his father, Whitlock (d 1788). This enabled him to purchase, in 1791, the estate of the late Thomas Lewis in Llanblethian, Glamorgan, but he remained heavily dependent on donations from relatives until his marriage to Mary Woodward, of Chevenage. In 1795, they moved to Llanmaes House, and he paid more attention to the estate in Llantwit Major. From his father, he had inherited 99 acres, mostly near Dimlands and Frampton, but set about concentrating his estate around Dimlands, and began construction of a mansion there in 1799; up to his death in 1849, he continued to acquire property in the nearby parishes of Llanblethian and Llanmaes and further afield: he acquired land at Brynsach, 1817, by exchange, Westfield, by purchase, and Sheeplays farm, 1835, at an auction of Bute property.

    The Vale of Glamorgan Council/Cyngor Bro Morgannwg Contaminated Land Inspection Strategy February 2005 VALE OF GLAMORGAN COUNCIL CONTAMINATED LAND INSPECTION STRATEGY JANUARY 2005 First Prepared by Michael Jenkins - April 2001 Contaminated Land Officer Reviewed by George Cowie Pollution Control Officer Executive Summary This Contaminated Land Inspection Strategy has been prepared by the Vale of Glamorgan Council to fulfil the legal requirement of Part IIA of the Environmental Protection Act 1990. Pt IIA came into force on the 1st July 2001 and provided a new regulatory standard for the identification and remediation of historically contaminated land. This strategy document updates the previous strategy document, which was first published in April 2002, and details the methodology to be employed by the Vale of Glamorgan Council to implement it's duties under Part IIA of The Environmental Protection Act (EPA), 1990. The document reveals the inspection process and sets time scales for completion that will be used by the Vale of Glamorgan Council. The EPA defines contaminated land as any land where there appears to be a significant risk of significant harm to human health and or controlled waters due to substances in, on or under the land. In determining whether land is contaminated local authorities, including the Vale of Glamorgan, must use the principle of Pollutant Linkage. That is a link must be found between a source of potential contamination and a receptor, such as a watercourse or future or current users of a site. All three parts of the linkage, that is source, pathway and receptor, must be present before any land can be designated as contaminated.

    WELSH ST DONATS COMMUNITY COUNCIL CYNGOR CYMUNED LLANDDWUDD www.welshstdonats.co.uk July 2019 At our last meeting on 4th June, under matters arising, it was agreed to continue monitoring large vehicles going to and from Castell Talyfan. An amendment to Standing Orders was proposed (regarding motions for debate) and a draft will be discussed at the next meeting. After reviewing the Complaints and Concerns Policy, it was noted that it referred to another Policy which was not included. A suitable model policy will be located and discussed at the next meeting. No action was taken following reports by residents of barking dogs at the stables on Sandy Lane as it appears to be only an intermittent problem, however residents are keeping a diary and this will be discussed at our next meeting. COUNTY COUNCILLOR MICHAEL MORGAN: reported on the change in the administration of the Vale Council. Michael is now on the Environment and Regeneration Committee. He confirmed the plan to build a new primary school in Rhoose to replace Llancarfan Primary School had not been scrapped. The Pendoylan/Syacamore Cross lane has been reopened although diversion signs were still in place. HIGHWAYS AND FOOTPATHS: You may have noticed the robust warning posts that have been installed at a passing point on Watery Lane near Loos House to mark a sheer drop alongside the road. The installation follows persistent reporting to Vale Highways emphasising the potential hazard. Reports of commercial vehicles parked at the picnic area will be monitored to see if any further action is needed, such as the introduction of a height barrier.

An agenda will be posted on the website and notice board in the bus shelter at Welsh St Donats. No date has been set yet, but please keep an eye on the website for details and let me know of any issues you would like raised so they can be added to the agenda. An AGM will held later in the year. In the meantime, the Community Council has been operating as it normally does between meetings.
