Seller Insight

This exceptional family home, the original part of which is thought to date back to the early 1700s, enjoys a superb location within the much sought after village of Risley. “My wife and I have always loved Risley,” says Rolf. “It’s a very desirable place to live, not only because of its proximity to both Nottingham and Derby, but also because it’s surrounded by some of the most beautiful countryside. So when a friend of mine told me that he knew of a house in the village that was about to go to auction I was thrilled. I drove past to take a look, immediately fell in love with the place and bought it the following week without setting foot inside.”

“Back then the house was close to derelict; windows were hanging out, foors were collapsing, there was no central heating… the list goes on, however crucially there were no structural problems. We have since stripped the entire house right back and essentially started from scratch, and I’d now describe it as a brand new house in a really beautiful period shell.”

“I’m a joiner by trade so oak is a theme that runs throughout. We’ve put solid oak fooring in almost every room, a stunning staircase with spindles that have been turned to create a pattern that is unique to this house and I’ve also created two beautiful recess cabinets, one of which is a secret door that leads to the swimming pool. We intended this to be our forever home, so the attention to detail is immaculate throughout. It’s an outstanding property.”

“Just like the house, the garden was also in a bit of a state when we bought the property, but we’ve since had it beautifully landscaped,” continues Rolf. “It’s mainly laid to lawn but we’ve also added a very large patio terrace that runs the entire length of the house. However the main feature has to be the rather magnifcent Cedar of Lebanon, which we believe is well over four hundred years old.”

“All of the rooms are impressive but for different reasons so it’s hard to choose a favourite,” says Rolf. “I particularly like the master bedroom suite, which consists of a huge bedroom, a very generous walk-in wardrobe with his-and-hers entrances, and a stunning en-suite. It’s a real haven.”

“I love the fact that we’re surrounded by all of this beautiful rolling countryside but at the same time the location is so incredibly convenient,” says Rolf. “I can cross the road and walk for miles or hop in the car and be , Derby or Nottingham in next to no time. For us it’s been ideal.”

“When we bought the house it had an integral garage that had been tacked onto the side of the building, so we took it down and built an indoor swimming pool,” says Rolf. “It has a gorgeous vaulted ceiling and an orangery at one end that opens onto the patio terrace beyond. It’s a wonderful feature that’s been well used over the years.”

“I renovated this house for my wife and I, and I put my heart and soul into making it the best it could be,” says Rolf. “Everything has been done to the highest standards, it’s relatively low maintenance and has everything you might want or need for modern living. It’s a place to enjoy and relax in, and I hope its new owners will be as happy here as we have been.”

The breakfast kitchen is another lovely room large enough for families to entertain in and this becomes the hub of the home. The original features continue with a lovely brick freplace with an inglenook and original bread oven and has a wood burner all incorporated. The kitchen features granite work surfaces, a double Belfast sink unit, and space designed to ft both American fridge freeer and a range cooker. There are exposed beams and tiled ooring. A real feature room of the home.

The extensive bedroom accommodation is stretched over 2 oors and there are further cast iron radiators throughout these oors. There is a lovely galleried effect from the second oor and the scale of the home can be really appreciated from this landing area. The master bedroom suite is another fabulous room with thought put into the design and ow of the room. There is even an elevator shaft which has been ftted in readiness for a lift which would give direct access to the pool room if future occupiers wanted to incorporate, although this does provide great storage at present. The room itself is again dual aspect with a feature cast iron freplace. All the bedrooms on this oor again feature data and TV points. There is a large walk in wardrobe providing ample hanging space and ouvre doors access a fve piece ensuite bathroom which include a large walk in shower enclosure complete with digital shower and a spacious double ended bath for ultimate relaxation.

The guest room features yet another cast iron radiator and feature freplace and is a lovely double room having further ensuite facility with double walk in shower unit.

edroom 3 to this oor has sash windows to the side elevation and solid oak ooring and is well served by the principle bathroom to the home which has a ftted four-piece suite again with double ended bath, walk in shower enclosure and featuring a beautiful exposed brick freplace. With practicality in mind there is a utility room to this oor also.

The solid oak staircase continues to rise to the second-oor galleried landing which has velux windows ooding the whole staircase again with plenty of natural light and highlighting the beauty of the craftsmanship. edroom to this oor is another great double room and to fnish off the bedrooms we have another dual aspect room with the oak ooring continued. This oor is well served by the fnal bathroom which has a walk in shower with vanity unit, wc, and some lovely exposed beams. All of the rooms are impressive but for different reasons so it’s hard to choose a favourite,” says Rolf. “I particularly like the master bedroom suite, which consists of a huge bedroom, a very generous walk-in wardrobe with his-and-hers entrances, and a stunning en-suite. It’s a real haven.”

I love the fact that we’re surrounded by all of this beautiful rolling countryside but at the same time the location is so incredibly convenient,” says Rolf. “I can cross the road and walk for miles or hop in the car and be Long Eaton, Derby or Nottingham in next to no time. For us it’s been ideal.”
