3 CONSTRUCTION

Design, construct, install and commission all types of mechanical services Our aim is to be a long-term trusted advisor to our clients. You can rely on us to maximise the quality of building works, minimise costs and complete work within required timeframes—with minimal business disruption. We perform fit-out works and refurbishments, carpentry and painting, corporate relocation, and churn management.

ADVANCED TECHNOLOGIES

Helping our customers compress the critical path of their projects with advanced technologies Integrating new and advanced technologies is the cornerstone to our ability to deliver in the competitive business climate. We ensure and guarantee our people have the appropriate digital tools and training they need to help our clients benefit from the competitive advantages these technologies deliver— time saving, improved accuracy, cost reductions, greater productivity and higher quality work. We are one of the few designers who possess laser scanning technology to produce 3D modelling for accurate data capture and measurement of buildings. This helps us to better visualise, plan and prepare for refurbishment projects. Building Information Modelling (BIM) technology is also used across many of our contracts to facilitate cohesive and integrated design, construction, and management of building projects. We additionally invest heavily in prefabrication and DfMA (Design for Manufacture and Assembly) techniques. This technology helps our customers compress the critical path of their projects and the controlled manufacturing environment allows for accelerated construction times, improved productivity, greater quality control, significant abatement of reworks, and a reduction of onsite health and safety risks.

ENERGY EFFICIENCY AND ONSITE POWER

Integrated energy saving solutions delivering long term emission and cost reduction initiatives We design and install a range of onsite energy generation systems—including co-generation, tri-generation, and standby power, plus gas and diesel fuel reciprocating engines—and integrate energy saving solutions that cover every aspect through audits, data analysis, design, supply, installation, commissioning, measurement and verification and ongoing maintenance and testing. We will meet your energy plant requirements and have a proven track record in upgrading existing buildings to achieve target Green Star and NABERS sustainability ratings. We use thermal modelling technology to deliver energy and cost savings for clients that are looking to improve the NABERS star rating of their building. The comprehensive assessment and analyse that we perform to develop energy profiles of existing buildings reveal how small changes can add up to big savings. We also provide innovative financing methods through off balance sheet packaging that is self-funded by the immediate energy savings, and by de- risking asset ownership through the provision of ongoing maintenance and operational performance guarantees for the period of the service agreement.

4 BUILDING TECHNOLOGIES

Monitor, report, control and analyse building facilities Fundamental to the successful operation of every energy efficient building is a robust and technologically advanced building management system (BMS). AE Smith has been delivering smart building solutions for over 20 years as a certified Tridium Systems Integrator and Auto-Matrix Integrator. We have industry-leading expertise to measure, manage and control every aspect of your facility. We also now offer real-time analytics, giving us the ability to apply a variety of analytic algorithms and diagnostics to historical and real-time data. This allows us to track the lifecycle of assets and building systems to identify opportunities to save energy, reduce fault diagnosis time, predict impending equipment failures and tailor mechanical maintenance processes to reduce overall operational expenses for our clients’ facilities.

“Making sense of big-data” “Leveraging IoT (Internet of Things)” From design and commissioning to fine-tuning and the on-going maintenance of all onsite services, we offer an integrated solution with a range of building services including electrical, BMS and electronic security. Our customised automation and control solutions provide: • custom building controls that are best suited to your particular infrastructure and assets • energy metering, reporting and analytics • comprehensive data management and analysis to identify areas to improve building energy efficiencies • tailored software applications such as energy dashboards and web-based platforms to run niche applications and interfaces • remote, device-agnostic monitoring, enabling you to manage your assets from any location over the internet and facilitating our rapid response system • local BMS/building automation by our local teams of experts.

8 CLIENT AND PROJECT REFERENCES

“We were surprised by how much energy could be saved by varying the temperature by only a few degrees. We knew it didn’t make sense to run fridges at maximum cool capacity 24/7, yet we needed to find the right balance and, importantly, automate the process. AE Smith helped us achieve this perfectly.” Mark Davies, Executive General Manager, Flemington Racecourse

“Prefabrication of the mechanical riser has resulted in significant gains to the construction program and certainty in the quality and delivery with the fabrication of the riser commencing prior to the completion of the in situ concrete shaft and simply slotting in place. However most importantly the prefabrication of the riser at ground level has negated the need to construct the riser at heights; a much safer method of construction.” Dim Jancev, Construction Manager, Monash University Green Chemical Futures, Lend Lease

9 “The engineering and mechanical services are quite exacting and critical to the effective operations on these sites and therefore CSIRO is heavily reliant on quality contractors for the maintenance and support of these services…[AE Smith’s] management and operational structure is such that they are able to respond to the most minor of issues or follow through on issues that are complex and challenging.” Rudy Van Kerckhof, Queensland Zone Manager, CSIRO Property Services

“Such level of pro-activity is rarely seen in a service provider these days and [your Technician] displayed the qualities of an individual who had a vested interest in providing a critical and primary role in assisting the business to avert a potential catastrophic scenario!” Wayne Wanstall, Facilities Manager, Queensland Newspapers

“In essence the project itself was not overly technical… But it was labelled with risk, risk, risk – a prominent location, major tenant, busy shopping strip, few windows of opportunity, a highly populated area and a railway line adjacent… The difficulty factor was between 9 and 9.5… 60 to 70 per cent of this project’s success was tied up in the planning, and we valued AE Smith’s ability to work with myself and the CBRE project manager and have it go like clockwork.” Robert Houston, National Portfolio Engineer, Challenger

10 “AE Smith is reliable, trustworthy and timely; they service and maintain our air conditioning systems proactively and have overcome various engineering difficulties that come with a 20-year old campus.” Sue Kinsells, Business Manager, Mater Dei College, Perth

“We would like to express our appreciation of AE Smith and all your staff involved in the refurbishment and extension of the Conrad Jupiters Casino… Although there were many instances of excellence from AE Smith… The expansion of the chilled water plant required a carefully planned and executed shutdown of the entire chilled water system… This whole process represented quite a risk to the property, however it was conducted with the utmost level of professionalism, planning and communication, resulting in a perfect integration.” Richard Carilie, Senior Engineer, Lincolne Scott

11 “Like the [Melbourne] Royal Children’s Hospital, the Queensland Children’s Hospital energy plant features trigeneration. What’s different is that energy efficiency and mechanical services specialists AE Smith had the chance to offer their own ‘turnkey’ trigeneration package, complete with diesel generator backup and power generation controls. Rather than electrical and mechanical services being contracted separately, AE Smith has taken the entire responsibility for detailed design documentation, installation and commissioning.” Australian Plumbing Industry Magazine

“Because AE Smith can provide a turnkey service makes our life easier. The fact that they can provide design and construction services at a competitive price and deliver within a reasonable time gives them a competitive advantage as we don’t have to go down the traditional path of engaging a mechanical/electrical consultant and then go out to tender to various mechanical contractors.” Dome Property Group
