Professional Profile PROFESSIONAL PROFILE Geoff Goldstein Career Summary Senior Director Mr. Goldstein is a Senior Director in the New York office of HFF with more than 11 years of experience in commercial real estate in the New York metropolitan area. He is primarily responsible for debt and equity placement transactions, with a particular focus on construction lending. Mr. Goldstein joined the firm in May 2015. Prior to joining HFF, he was a Vice President at Helaba Bank, where he was responsible for originating and underwriting more than $4 billion of commercial real estate loans as part of four-person team. Prior to attending graduate school at Columbia University, Mr. Goldstein began his career teaching middle school social studies with Teach for America in the Washington Heights neighborhood of New York City. He also sits on the board of Arbor Brothers, Inc., a New York City-based philanthropic foundation. Once in pursuit of a career in medicine, Rapaport’s path to her current role was not devoid of twists and turns. “When I was 18, I took an unpaid internship with Earle Altman at Helmsley Spear. After doing what seemed like two weeks of work in just one morning, I was told that if I got my license and closed a deal, they would pay me,” Rapaport recalled. “I got my license and managed to nail a lease on a small property in Queens. That’s when I got the real estate bug.” A University of Pennsylvania graduate, Rapaport said that entering the competitive field was made easier because of the excellent mentorships she has been the beneficiary of. At the forum, she hopes that she’ll be able to positively influence other young real estate professionals, male and female, in a similar manner. “I have been fortunate to work with and learn from some of the industry greats. First there was Earle, and then my mentor Tara Stacom. Each taught me and showed me how exciting and dynamic the real estate industry was and have helped to cultivate my knowledge and experience going forward.” While her past has certainly molded her, Rapaport’s current role has allowed her to truly blossom.

Sixteen years since David W. Levinson and Robert T. Lapidus first set out to take control of the east blockfront between 55th and 56th streets, and nearly three years since their L&L Holding Company broke ground, the Norman Foster-designed skyscraper has begun to emerge from fragments of its antiquated predecessor. Look up: There’s truly a new building coming into focus. When completed late next year, it will make an arresting sight on the Park Avenue corridor mostly lined with obsolescent, office towers that are 50 to 80 years old. The new tower is at the cutting edge of efforts to help the district north of Grand Central Terminal reclaim its former glory and arrest the exodus of tenants to the Far West Side and Downtown. Levinson said, “Finally we have a new building. What we needed to save is subsumed by the new structure.” L&L’s institutional partners are GreenOak Real Estate and Tokyu Land Corporation. L&L has an unspecified equity stake. L&L’s plan for 425 Park Ave. — estimated cost, $1 billion, Bloomberg reported — was complicated by 1961-era East Midtown zoning rules, which weren’t revised until late last year. To replace a building with a new one merely the same size, a developer had to preserve 25 percent of original structural steel.

Citadel will take a total of 200,000 square feet, though it is unclear what it will pay for the non-penthouse portion, Crain’s reported. Rent in a typical Class A Midtown office building averages about $80 per square foot, and only three other buildings have ever rented for more than $200 per foot: 9 West 57th Street, the General Motors Building and 667 Madison Avenue. A comprehensive survey was conducted in collaboration with Gerson Lehrman Group (GRG), intending to better understand how the fi nancial industry is evolving; and what measures are required to solidify New York’s competitive advantage as a global fi nancial center. Collected data represents an overview of the responses from 50-fi rm respondents that included large banks, insurance companies and asset managers, private equity fi rms, hedge funds, and fi nancial technology (FinTech) startups; and represent about 1/3rd of the total industry employment in the city. Additionally, observations were included from 8-real estate fi rms that were surveyed; along with interviews from other related experts in the fi eld. Financial Industry – an economic snapshot • Contributes 20% of the city’s economic output, representing twice that of the next top-grossing industry. • Accounts for nearly 1/3rd of the city’s private sector payroll, despite accounting for only 8%, or about 310,000 of the city’s private sector jobs in 2013; of which 23,000 jobs are high-technology in the areas of software, data processing and network management.

BY: VITALI OGORODNIKOV 4:30 PM ON APRIL 8, 2016 Park Avenue is about to get its rst new ofce tower in decades as the 1957 ofce tower at 425 Park Avenue (catty corner to Rafael Viñoly’s 1,396-foot-tall 432 Park Avenue), once the pinnacle of modernity, is being reinvented for the 21st century via a partial demolition and a dramatic, 893-foot-tall restructuring by developer L&L Holdings and architects at Foster + Partners. The 27,950-square-foot site between East 55th and East 56th streets once supported a 30-story, 388-foot-high, 585,000-square-foot ofce building erected between 1954 and 1957. It was designed by the partnership of Kahn & Jacobs, who produced 61 buildings in New York during their 27-year tenure. At the time, the building’s clean vertical lines were among the rst of their kind on Park Avenue, predating the landmark Seagram Building by a year. 425 Park in 2014. Looking southeast.     Press release 19 October 2012 Foster + Partners re-imagines Grand Central Terminal for 2013 Centenary Norman Foster presented proposals for a masterplan to bring clarity back to Grand Central Terminal at The Municipal Art Society of New York’s annual Summit in New York last night. Grand Central Terminal is one of New York’s greatest landmarks and contains perhaps the city’s finest civic space. However, over time it has become a victim of its own success. A building designed to be used by 75,000 people per day now routinely handles ten times that number with up to a million on peak days. The result is acute overcrowding; connections to the rail and subway lines beneath the concourse are inadequate; and the arrival and departure experience is poor. Added to that, the surrounding streets are choked with traffic and pedestrians are marginalised. The rapid growth of tall buildings in the vicinity has all but consumed the Terminal. Within the station, the proposal creates wider concourses, with new and improved entrances. Externally, streets will be reconfigured as shared vehicle/pedestrian routes, and Vanderbilt Avenue fully pedestrianised. The proposal also creates new civic spaces that will provide Grand Central with an appropriate urban setting for the next 100 years. The 42nd street entrance to the south, where access is severely constrained, will be widened to fill the entire elevation by using existing openings, thus greatly easing accessibility. The access via tunnels on the northern approach from Park Avenue will be rebalanced in favour of pedestrians by creating grander, enlarged underground spaces through the Helmsley building.
