2.5 To the extreme north west, the site abuts an area of ancient woodland, with the boundary following the route of the River Ash.

2.6 The south western boundary of the site continues to follow part of the River Ash corridor, adjacent to a series of overhead electrical pylons.

2.7 To the east and south the site is bound by the Fig 2.3: View A - Existing surface car park Fig 2.4: View B - Existing pylons and views to existing Studios Estate residential development, of predominantly two storey domestic dwellings. Mature trees and vegetation form this eastern boundary, with chain link and timber fencing demarcating the residential gardens.

2.8 The eastern part of the site is bound to the south by the existing studio, and Studios Road.

2.9 The site has two distinct parts and characters.

— The eastern section is relatively flat, and abuts a surface car park which serves the main studio.

— Production offices, located close to the sound stages, accommodate production teams while based at the studios.

3.3 The proposed buildings are of two principal types; sound stages, and a combined office and workshop building. This is in addition to a small utilities building, a dedicated security hut, and a series of electrical substations. The development also includes a designated backlot area for external filming, and surface car parking.

3.4 The consented net increase in gross external area for the outline application is 112,849 sqm.

3.5 The development will have a total gross external area of 16,035 sqm. This total consists of the following:
