INFORMATION ON BTO FLATS IN FEBRUARY 2017 EXERCISE

CLEMENTI NORTHARC and CLEMENTI PEAKS

There are two BTO projects in Clementi Town offered for sale. Clementi NorthArc is bounded by Clementi Avenue 6 and Commonwealth Avenue West, while Clementi Peaks is bounded by Clementi Avenue 1 and Avenue 2. The details are set out in Table A(1).

2 Within these developments, the various roof gardens serve as alternative outdoor spaces for residents to enjoy, interact and bond as well as provide visual green relief. The roof gardens are accessible to the residents and also open to the public.

3 Both developments will be served by the Clementi MRT station and numerous public bus services at the Clementi bus interchange in the Clementi Town Centre where there is a wide range of facilities like The Clementi Mall, a market and food centre, a polyclinic as well as many retail shops and eating places. For leisure and recreation, the residents can visit the Clementi Community Centre, Clementi Sports Hall, Clementi Swimming Complex, Clementi Stadium, etc. Parents may bring their children to the Firefly Park@Clementi, an environmental park with fun playground for children. For lush greenery or fresh air, residents can trek or jog along the Ulu Pandan Park connector.

NORTHSHORE COVE and WATERWAY SUNRISE II

4 There are two BTO projects in Town offered for sale. Northshore Cove is located at Punggol Northshore district, along Northshore Drive. Waterway Sunrise II is bounded by Punggol East and Punggol Drive, located along My Waterway@Punggol and near Reservoir. The details are set out in Table A(2).

5 The transportation network serving the town includes Punggol MRT/LRT Station and bus interchange located at the Town Centre, the LRT network and Expressway (TPE). Residents can patronize the newly opened Punggol Town Square, an ideal place for the community to interact and socialise. Residents can do their shopping, dining and other facilities at .

6 Recreational choices are available at My Waterway@Punggol, Connector, and Punggol Point Park. Residents can also visit Punggol 21 Community Club which provides programmes and activities for interaction and bonding with others in the community.

7 Within the developments, there are accessible roof gardens where residents can enjoy open spaces for relaxation, family bonding and social interaction. These roof gardens are also open to the public.

8 Northshore Cove and Waterway Sunrise II are designed with numerous eco- friendly features and also SMART technologies to bring about a more liveable, efficient, sustainable and safe environment.

9 There are two BTO projects in Tampines town offered for sale and they are located along Tampines Avenue 8. The details are set out in Table A(3).

11 Residents of both projects will be served by a wide range of facilities in Tampines Regional Centre, where the Tampines MRT Station and bus interchange are located. There are plenty of shopping, dining and recreational amenities such as Century Square, Tampines 1, Tampines Mall, Tampines Swimming Complex and Tampines Regional Library. Alternatively, residents of both developments can patronize the neighbourhood centre at Tampines Street 81 for their daily necessities from the wide range of goods and services provided by the shops.

12 Residents can also participate in the recreational activities organised by the Tampines West Community Club and Tampines Central Community Complex.

OPTIONAL COMPONENT SCHEME (OCS) a) 2-room Flexi Flats

13 The 2-room Flexi flats will be available in two sizes, 36 and 45 sqm. All buyers of the 2-room Flexi flats will have the option of flooring (Package 1) and sanitary fittings (Package 2) under the OCS. Elderly buyers of 2-room Flexi flats on short leases who wish to have a flat in a move-in condition can also choose an additional package (Package 3), see Table A(8) for details. The cost of the optional components will be added to the selling price of the flat. Grab bars will be automatically provided for short- lease 2-room Flexi flats.

b) 3-room and bigger flats 14 To provide greater flexibility in furniture layout and design, the “open kitchen” concept is provided for some flat types in the Feb 2017 BTO projects. Buyers will be given a choice to opt for a partition wall between the living/dining area and the kitchen, if they do not want the “open kitchen” concept.

15 Buyers of new 3-room and bigger flats can opt for flooring for the living/dining and bedroom, as well as internal doors and sanitary fittings in bathrooms (i.e. wash basin, water tap and shower mixer). The cost of the optional components (see Table A(9) will be added to the selling price of the flat.
