The property is in a particularly accessible position, well situated for access to the Edinburgh City Bypass (A720), the city centre (11 miles) and for routes to the south. The bypass is approximately 6 miles to the north and gives access to the south, east and west of the city, Edinburgh International Airport and the motorway network. The A701 provides a direct link to the M74 to the south. There is an excellent bus service from Penicuik to central Edinburgh. The nearest train station is Eskbank (8 miles) which is on the Scottish Borders Railway route and has a direct service to Edinburgh Waverley. Fallhills Steading is ideally positioned for outside recreation. The Pentland Hills Regional Park is popular for walking, mountain biking and fell running alike, and is home to the Midlothian Ski Sports Centre. To the south, close to Peebles and Innerleithen, there are further mountain biking trails within the 7stanes network. There are a number of local golf courses including Glencorse, Peebles and West Linton, with all the links courses of East Lothian easily accessible via the Edinburgh City Bypass. Description 6 Fallhills Steading is a semi-detached house on two floors. The accommodation is bright and airy and well laid out (see floor plans). The large sitting room has an open fireplace with French doors that open into the Mozolowski and Murray conservatory. The conservatory, which also links to the dining room, has wooden fitted blinds and opens onto the garden. The Clive Christian kitchen has a generous selection of wall, base and glazed units set around a central island, all with granite worktops. Appliances include an integrated dishwasher, washing machine and fridge freezer. By the window, overlooking the garden, is a Belfast sink with granite worktop drainer. On the first floor there are four good sized bedrooms. The master bedroom, with superb views to the Pentlands, has an en suite with double shower and deluge showerhead, WC, and basin. The family bathroom has a freestanding bath and separate shower and on the ground floor there is a cloakroom off the hall. Outside there is a parking area by the garage. Large enough for one car, the garage provides good storage space and also has a door into the garden. There is a shared car parking area for visitors. The front garden has a path leading to the front door bordered with gravel and flower beds. To the rear, the principal garden is fully enclosed and has access from both the house and the lane. It has a large lawn and a patio area with lovely views over the open countryside. Directions From Edinburgh City Bypass follow signs to Penicuik (A701 or A703). At the Gowkley Moss roundabout take the Penicuik (A701) exit and after a short distance take the left hand slip road, signposted to Auchendinny (B7026). Continue through the village of Auchendinny and after about 2 miles, before reaching Howgate, turn left signposted to Gorebridge. After a short distance the tarmac drive to Fallhills Steading appears on the right hand side just after the strip of woodland.     DDCC Meeting Minutes, Monday 3rd June 2019 Present: Jo Gillies, David Newbould, Gillian McLeod, Ailsa Carlisle, Stuart Clark, Constance Newbould, Duncan McAuslan, Ian Barr In attendance: Steve Appolinari, Alison Elfick, Benjamin Cross and Ian Elfick from Friends of Swanston, PC Alan Forbes 1. Welcome and apologies. Helen McKay, Kate Marshall, Ian Milne, Janice Milne 2. Police Report. Police Scotland report in the annex. Pentland Biomass break in with £14k worth of equipment stolen – individuals recognised and they have been charged. Police advice is to keep door locked, even if in the property. Police Scotland have offered a home security and personal safety session for all residents. Individual home security sessions also available if requested. Midlothian Community Action Team have been out monitoring speeds at Tigh Na Geat – results to follow. ACTION: Police Scotland home security session to be confirmed for future meeting. ACTION: Jo to follow up with Ian Lennox MLC re speed trap on Old Pentland Road. 3. Friends of Swanston. Focus on protecting Swanston and the Pentland Hills, particularly green belt and conservation area. Steve (chairperson) gave a presentation on the Hillend Leisure proposed development and led a discussion around potential impacts including, e.g. increase in noise, litter and anti-social behaviour, multiple campsites and glampsites (which have led to significant littering issues, etc, in the Pentland Hills), retail developments (including eateries and shops), and exacerbated traffic on A702 and city bypass including access concerns. There would also be damage to the unique character of Swanston village and its relationship with the surrounding landscape. Rope swings, zipwires and luge in the historic T-wood.
