This Design & Access Statement accompanies the planning application for the proposed removal of the Link Bridge at No. 38 Finsbury Square, located within the London Borough of Islington.

Bloomberg LP currently occupies three buildings to the south side of Finsbury Square:- No. 38 Finsbury Square, City Gate House, and No. 50 Finsbury Square.

John Robertson Architects has been appointed to prepare proposals for the separation and reinstatement works. The aim is to remove all links between the buildings, to allow each property to be demised and returned to standalone operation, as per the original design.

The associated scope of works are located within the lightwell between the buildings and does not affect any of the facades that face onto Finsbury Square, Finsbury Pavement, Lackington Street, or Wilson Street.

As part of the separation works, the elevations of the buildings surrounding the lightwell will be sensitively reinstated with the use of materials that match the existing buildings.

The proposals outlined in this planning application for No. 38 Finsbury Square include the following key alterations:-

• Removal of the Link Bridge within the lightwell between No. 38 Finsbury Square and City Gate House (constructed in 2008).

• Reinstatement of the elevation to No. 38 Finsbury Square, including the windows, using matching materials.

• Reinstatement of the roof finishes below the link bridge using matching materials.

Void Fish Tank Building Manager's North Core Room The Link Bridge between No. 38 Finsbury Square and City Gate House was constructed in 2008. The construction of the bridge included the removal of three windows and part of the wall on the west elevation of No. 38 Finsbury Square. City Gate House

We are proposing to separate the two buildings and return them to their respective landlords as two separately demised, standalone buildings.

The proposals for No. 38 Finsbury Square include the following key alterations:-

• Removal of the glass Link Bridge between No. 38 Finsbury Square and City Gate House. The works include removal of the 38 Finsbury internal stair, platform lift, and all associated MEP services. Square

• Reinstatement of the original elevation including three new windows using materials to match the original elevation.
