In addition to these changes, Denis, the owner, is going to paint the outside to resemble the colors of the sea where he was raised. The front window will be changed to be open in the good weather. The customers will appreciate this and it will almost become al fresco dining. The indoors will not be slighted. Denis will lay new flooring and install booths along one wall. Since there is no liquor license, as yet, the BYOB still applies. When shopping for an appropriate drink before dining, look to pick up some Croatian wine or beer. We will do that the next time we go to this fine Mediterranean- style restaurant. Directly across the street is a children's park. A little further down the block is an Italian language and cultural center. The students and teachers have frequented Adria Mare' and have an appreciation for Nadia's cooking. I heard that a recent fire on a balcony might possibly have resulted from a carelessly tossed lit cigarette from a unit above. Are there any rules in our rulebook that cover these situations? Signed, Burnt up Our rules cover these situations quite concisely with this statement, “Absolutely nothing shall be thrown or dropped from balconies.” Furthermore, any owner or leaseholder of a unit whose guest or fellow resident does something that results in damage to another unit or person may be held liable in civil court for damages. With summer in full swing, it is tempting to extend a private party onto the balcony. Unfortunately this often interferes with the privacy and enjoyment of other owners trying to enjoy a quiet evening on their own balconies. We need to remember how close our neighbors are and respect their rights. And we need to especially restrain any ‘rambunctious’ guests and abstain from throwing anything from our balconies, including cigarettes. With the balcony flowerpot season in full swing, it is important to remember also that our rules forbid the flow of excess water from washing the balcony floor or watering flowers. And while we’re at it, how about doing a little spring cleaning out on the balcony. Let’s get rid of all that junk stored out there. Put the bicycle in the bike room where it belongs and plant a few flowers to make our neighbors’ view as good as our own.
