THE LOCATION Located in Pembrokeshire, Craig-Y-Borion Farm is situated on the National Trust’s Colby Estate approximately 1.7 miles North of Colby Woodland Garden.

DIRECTIONS The property is located within 1.7 miles of the village of Llanteg and 8 miles from the Town of Narberth. It is easily accessible from the A477, continue for approximately 1.7 miles west of Llanteg and the driveway to the property is located on the left.

What kind of tenant the Trust is seeking for Craig-Y-Borion

The National Trust views this tenancy as a long-term partnership and it is therefore essential that any applicant is committed to the Trust’s aims of delivering conservation and providing public access, involvement and enjoyment.

The applicant must demonstrate that he or she:

 Has the necessary training, knowledge and experience to manage the farm;  Can demonstrate that there is a sound financial base to provide the necessary working capital;  Has the ability and interest to work closely with the National Trust to deliver its aims and objectives.

It is intended that this will be a ‘part time holding’ and the preferred applicant will also need to have a source of off-farm income from the commencement of the tenancy. We would also consider someone with a diversification idea to add value to the existing holding. Craig-Y-Borion Farm comes with its own set of opportunities and challenges. The Trust has set some criteria for the type of farmer we are seeking:

 Someone who wants to be part of the community and can demonstrate active community involvement;

 Someone with an aspiration to run an extensive, based system that will aid the further recovery of the hay meadows, pasture and woodland for wildlife. The tenant must have demonstrable experience of sustainable pasture management;

 Someone who sees opportunities for diversification at the farm that make the most of the footfall in the area and that will complement and not compete with existing businesses;

 Someone who has an enthusiasm and sound understanding for wildlife and conservation;

 Someone who shares the Trust’s objectives and wants to work in partnership with the local staff and community;

 The tenant should be receptive and keen to be involved in ideas/initiatives regarding the development of the Colby Estate for nature conservation and access;

 Someone with a robust, realistic business plan; sound business experience and sufficient off-farm income or capital to support their plans;

 Someone who is a good communicator and can be an ambassador for the National Trust and the local community locally, regionally and nationally.

What kind of farming we are seeking at Craig-Y-Borion Farm

The National Trust is seeking a tenant who is prepared to manage the land extensively, in accordance with our vision for the holding which arises from the National Trust’s current Land, Outdoors and Nature strategy. A range of field plans are attached with these letting particulars, illustrating fields suitable for arable, low and no input permanent pasture. A full field schedule with specific conservation and farm management requirements will be available on the viewing day. The holding should be farmed in an environmentally sensitive way which enhances its existing nature conservation, visitor access and environmental status. The holding is not considered to be suitable as either a dairy, intensive beef or equine unit.

THE PROPERTY - FARMHOUSE

The accommodation at Craig-Y-Borion Farm comprises a recently refurbished four bedroom farmhouse arranged over three stories. FARM BUILDINGS The farm buildings at Craig-Borion are fairly limited comprising the following:

Building 1 – 27.32m x 18.33m – Timber framed pole barn with metal corrugated roof and sides over a part-concreted floor with openings to front and rear (4.48m wide). The building measures approximately 5.07m to ridge and 3.07m to eaves and is connected to mains electricity and water.

Building 2 –12.20m x 40.67m - Open fronted, metal framed dutch barn with lean-to constructed of metal corrugated roof and sides with partly concreted floor. The building measures approximately 6.26m to ridge and 3.76m to eaves (min eaves). Water and electricity are not connected.

Building 3 – 1.28m x 3.26m – Open fronted, timber framed building with concrete floor and metal corrugated roof and sides. The building is separated into three enclosures with timber boards and has electricity connected.

Building 4 – 8.18m x 4.41m – Traditional stone barn with a pitched slate roof, concrete/stone floor with two stable doors and two windows. Electricity is connected to the building.

The attached plan shows the layout of the farm buildings. There are no livestock handling facilities, FYM or slurry storage facilities on the farm.

THE LAND The land extends to 33.21ha (82.06ac) of both permanent pasture and arable land nestled in-between Craig-Y-Borion woodland and Little Craig-Y-Borion woodland. A plan showing the tenancy boundary along with the land use requirements are attached. This plan shows areas which are suitable for arable and areas that are no/low input permanent pasture. At present there are very few water troughs connected to the fields. National Trust have kept an area of approximately 25.23ha (62.34 acres) of land located

to the south of tenancy boundary in-hand as can be seen on the attached land use requirements plan. This land has been kept in hand for conservation and visitor experience purposes and we would expect the incoming tenant to work closely with the National Trust to deliver its objectives.

Hedgerows and other boundaries – The responsibility for maintaining the field boundaries lies with the tenant. The land is to be taken over ‘as seen’ with the tenant responsible for full repairs in accordance with the terms of the tenancy agreement.

Hedges may only be trimmed every other year, with one side being cut each year, unless on roadside or track edges when they must be cut annually. Any new fencing will be carried out at the tenant’s expense and will require prior consent from the National Trust. The Rural Surveyors, Lead Ranger and the new tenant will agree on ongoing management/improvement plan for field management, conservation opportunities, boundaries and paths.

Agri-Environment Schemes – The holding is not currently enters into the Welsh Governments’ Glastir Entry or Glastir Advanced schemes. It would be expected that the incoming tenant would make every reasonable effort to enter the holding into these schemes, or their replacements at the earliest available opportunity. The National Trust would intend to work in partnership with the tenant to draw up an application and agree the most beneficial and suitable options for the holding.

Basis Payment Scheme - There are no Basic Payment Scheme entitlements available with the holding. THE TENANCY AGREEMENT Tenancy and Craig-Y-Borion Farm will be let for a period of ten years, under a Farm Term Business Tenancy (FBT), with a break clause at Year 5. The Farm Business Tenancy will be covered by provisions of the Agricultural Tenancies Act 1995. If the relationship between the Landlord and Tenant proves successful, there is likelihood of a further tenancy being offered beyond the initial agreed period. Rent The prospective tenant is asked to tender a rent on a pounds per annum basis plus VAT. The rent is to be payable by Direct Debit quarterly in advance. The rent for the first three years will be based on the tendered rent and the first rental payment will be due on the 1st day of the term. Rent reviews Rent Reviews will be carried out every 3 years in accordance with the Agricultural Tenancies Act 1995. Deposit The tenant will not be required to provide a deposit.

Insurance The National Trust will be responsible for insuring the Trust’s buildings. The Tenant will be responsible for holding all other forms of insurance cover. Repairing The National Trust will be responsible for the main structure of all Responsibilities buildings and will also be responsible for joinery repairs and external (Summary) decoration every five years but will recover half the cost of these items from the tenant. Further details will be provided in the draft tenancy agreement available on the viewing day. The Tenant is to keep any buildings and fixed equipment on the holding in good repair, and will be responsible for all general maintenance. Sub Letting There will be no right to assign, sub-let or part with possession for the whole or any part of the premises. Outgoings The Tenant will be responsible for all outgoings related to the property and their use such as Council Tax, water and utility charges. Water Supplies At present there is a mains water supply to the farmhouse, buildings and very few water toughs connected to the fields. Responsibility for installing and maintaining the water supplies, including underground pipe work and troughs will rest with the tenant. Any upgrading or extension of the existing water supply will need to be approved by the National Trust in advance. The tenant will be expected to ensure that any leaks from the water supply system are dealt with as a matter of urgency. Rights of Way Both bridleway and permissive footpaths cross the land. Applications should be market “Private and Confidential” and sent for the attention of Miss Efa Jones. Tenders must be submitted with the tender form provided on the viewing day. The tender form must bear the applicant's signature, certifying that the information given is correct. Applicants must complete the application form in full and it is recommended that applications include budgets and cash-flows for the first three years.

Prospective tenants should include sufficient information on the proposed farming system, including crop rotation (if applicable), stock numbers and system, as well as their qualifications and farming experience.

Applicants should also include information as to the assets they will be bringing to the farm, including livestock, dead stock, income and sources of capital available for investment.

All tenders should indicate what level of farm assurance is planned for the business, the sources of any other income and details for any plans to

diversify or add value to the produce.

The National Trust will not give any indication of anticipated rent although applicants are advised to ensure that the rent entered on the tender form reflects both the residential and agricultural elements of this letting.

All tenders must be a specific sum; escalating or accumulating tenders will not be considered. VAT will be charged on the tendered rent.

Applicants may use a professional agent to assist in the preparation of the tender, but this should be declared and applicants should be absolutely certain that they agree with, and are totally familiar with what is written.

The successful applicant should expect that the landlord will wish to view actual farm budgets to monitor progress against tender for the first three years of the tenancy.

A further shortlist may then be prepared and a second interview will follow at the applicant's present holding (if appropriate) to view standards of existing stock husbandry and land management. Following the selection of the successful applicant negotiations will take place to agree the final content of the Farm Business Tenancy agreement.
